Property Ratings at Aventine at Aliso Viejo
In the last 4+ years I have been here, The Aventine has always been maintained beautifully from the landscaping to the maintenance staff and overall feeling that you're being taken care of. The same staff have all been around since I've been here. They are willing to help you with whatever you need. It has a real sense of 'community and home'.
Property Manager at Aventine at Aliso Viejo, Responded To This Review
Thank you so much for your kind words and for being a valued member of our community for over 4 years. We are thrilled to hear that you have had such a positive experience with our maintenance staff and that you feel a sense of community and home here at Aventine.
The apartments are beautiful with custom paint (no white walls!) and crown molding, tall ceilings, large bathrooms, updated appliances, and beautiful flooring! The property is well taken care of with great amenities and is very quiet. The staff is so friendly! Megan has been so helpful with the moving process and has handled any questions or concerns very quickly. If you are thinking of moving here you won't regret it
Highly recommend this apartment! The Aventine was perfect for my boyfriend and I. We lived here for about 2 years in a 1 bedroom 1 bath. Our unit had just been updated with new floors and new air conditioning when we moved in. This was the best priced apartment we could find in the area with air conditioning, in unit washer/dryer, and great parking. Honestly the parking is what sold me on this complex. I've dealt with terrible parking at other apartment complexes but The Aventine has plenty on-site parking and it's great. The Aventine is also in a beautiful area. There is a fantastic wilderness park just minutes away which we enjoyed going to all the time. It's conveniently located near stores and restaurants. The staff was always pleasant to work with and very kind. We didn't have any major issues. Anytime we needed something minor fixed in the apartment, maintenance was able to fix it in a timely manner. They don't have recycling which is a bummer, but that's really my only complaint. We thoroughly enjoyed living here and would definitely consider moving back here if we ever move back to the area.
I lived here for 6 months and I’m only leaving because I was relocated for work. Great staff, apartments, and overall experience.
My husband and I moved here from Portland, OR for school and his job. It's our last day at The Aventine today, and after 2 years it has been just what we needed when we needed it. The Aventine is situated next to a school, and in between two shopping centers in a suburban neighborhood. It is far enough away from all those things to be an inconvenient walk, but a short drive. It IS on a big hill, so walking anywhere means a hike on the way back. The area is very modern and nice, with anything you need within a couple of miles. The management staff remembered our names despite very infrequent stops to see them. Super nice ladies, and always attentive. The maintenance guys have these golf carts which are annoying but that's just me, they're always effective and all of them are very friendly. They replaced our dishwasher and anything else when we asked. Some small issues, but nothing that ruined our experience: The apartment IS older, 20 years or so, and so the paint inside the apartments is thick. The cabinets are dated, and some of our doors had different colored knobs. Despite this, the A/C worked year round, never broke, and they updated the thermostat! Very cool. The biggest issue for me? The shower. The tub is ancient, and the finish is totally blown, so it catches every single hair and bit of dust imaginable. To add to this problem, the shower is *the lowest flow* I have ever seen. You literally need to stand directly under it to get clean. So the water doesn't rinse away any of the hair or dust in the rest of the tub, be prepared to clean that thing every other day if you want it to stay clean. I mentioned a school, and when it's busy down there, a stream of constant cars comes up the road around the corner, and it never stops until all the parents have dropped off their kids. There's only one way in or out of The Aventine, so sometimes the wait to leave in the morning is pretty long since no one can pull out of the complex. We got mail for like, 8 different people for two years. There are recycle bins near the mail, which made that issue less of a problem. Also, a cop sits out on Pacific at the intersection near the Aventine. Don't cross the crossing guard or turn on a red. He'll get you. No recycling. Sad. Overall it's a nice place at a good price. I recommend you move here if you like it. Out rent never went up as long as we renewed our lease, and despite its flaws, I always appreciated how lucky we were to find a place as great as the Aventine.
The Apartment Complex: I lived at the apartment a year and only left because my job had ended and I needed to move back to Detroit. Located in a quiet residential area less than a mile from a quaint and well appointed shopping complex (Ralph’s, Trader Joe’s, Farmers Direct, cleaners, many restaurants, movie theater, brew pub, and much more) the complex is beautifully maintained, trash is emptied multiple times per week, the pool area is pristine and there is a car wash bay to hand wash your car. My apartment came with a garage. I have a performance sedan and never had to worry about a thing whether it was in the garage or not. Very secure. The Apartment: It had everything I was looking for policy wise and inside, as far as appliances and amenities. Loved the balcony for multiple reasons. They even upgraded my HVAC controller to a Nest unit that I could control remotely. Everything worked about 99% of the time. If you want granite and stainless steel, they are upgrading as apartments turn over. Mine was given a significant face lift before I moved in (and before they started doing granite and stainless, making it seem less dated.) They put in new carpets, new kitchen appliances and a tile kitchen floor. The Service: The maintenance crew was there promptly once any issue was reported. They always let me know when maintenance was there. Since I had a security system in the apartment, the video of their visit shows that they ONLY go to where the problem is and do not touch nor look at anything else. These guys are great. The office staff is good to work with and they are very reasonable. I absolutely love Sharon and Melissa. Some have complained about the staff, but they have ALWAYS been reasonable and friendly to work with. I think most complaints are due to the fact their systems are antiquated, not automated, and not very electronic. The staff has very little leeway to deviate. It’s not their fault, it’s corporate operations who is responsible. One area for improvement is their systems are antiquated. they don’t have a direct deposit or auto pay function. Overall, I Highly recommend The Aventine at Aliso Viejo!!!! I always felt I was living somewhere special and it was home. David Z.
Management is great. But the problem is new people coming in. The younger crowed thinks the pool is a vegas resort with music and drinking. They also smoked and loud. Kids use to use the pool a lot but this summer mostly young adults who wants to party. They have taken the pool over with so many guests. Until recently the parking was a problem with tons of people sleeping over the weekend. Now kids can't play ball or rides their bikes here anymore.
This is a beautiful complex with lush landscaping and beautiful views of the Saddleback mountains. We moved in April and it met all of our requirements, 2 bed 2 bath, w/d and garage. The landscape is very well manacured. The unit had new tile installed throughout (except the bedrooms) and crown moulding which gave it a very finished look. The pool is very inviting with different levels for chaise lounges and plenty of tables for gatherings. If you get a 3rd floor unit facing the mountains it is ideal. The management staff is very friendly and always eager to help with any problem. Maintenance is always curtious and fixes whatever problem you have in a very expediant manner. We have thoroughly enjoyed the peaceful setting up in the hills and look forward to more peaceful and serene time in this complex. The only negative comment would be the barking dogs across the street in the single family homes which the complex has no control over. Its not constant but it is something to acknowledge. Linda R, Orange County, CA
I have a one bedroom apartment and I believe its over prized because it does not have many amenities that other complexes do.
I have been living here for 4 years and I just love it here. It is a little community here. The units are big and being so close to award winning schools is the cherry on top! Not to mention the beauty of this neighborhood.
The one bedroom apartment that I am currently renting is great for many reasons, First, the size is almost 900 SF which considered very big for 1 bedroom apartment. Secondly, the only Apartment community that provide washer and dryer inside the apartment in my area. Third, I love the management company who are really taking very good care about the property and the renters, all common areas are well maintained and staff incredibly helpful and they are always available 24 hr. lastly, on top of all above benefits I am really enjoying very good price for such size and area even when it came to renewal the increasing on rent was very reasonable because they actually encourage people to renew their contracts instead of leaving. They prefer to have good relationship with tenant instead of pushing them away in order to rent for higher prices. I really recommend the Aventine Apartments for anyone looking in Aliso Viejo, CA.
Been pretty happy here, haven't had any issues with neighbours, management or the apartment. Very nice and relaxing place to live in! Apartment appliances however are not as up-to-date, 4/5 *'s.
