Aventine at Forest Lakes Apartment Homes

Two years of roof leaks, mold and absolutely living in filth from the leaks. I have sent letters to the parent companies have submitted many maintenance claims and still have water pouring into my bedroom. If you can don’t ever move here and tell everyone you know the same!

Maintenance is the worst. They they're very sloppy and leave a mess behind them. I often had to fix their "repairs". Office hours are not as officially scheduled, in fact they are rarely open. The complex is filthy with trash often piling up next to broken compactors. Your neighbors are usually noisy and dirty, leaving trash littered everywhere. The facilities are often closed. When I was there, only one pool was ever open, the fitness center was permanently closed, and the laundry had a plywood window for over a year. They do not clean these apartments. I moved in to find the most disgusting things left by previous tenants in drawers and corners. You can also expect to have your security deposit taken no matter how clean you leave the place.

NO NO NO NO! The model is the only apartment that looks good. But it's just a bandaid on a landfill. THERE IS AN EXTREME INFESTATION OF ROACHES, BUGS, AND MOLD. This place needs to be shut down by the housing authority. How this place is even open is beyond me. I wonder how many tenants have gotten sick or have suffered health problems that they otherwise would have not had due to the gross, vile, disgusting underlying conditions. Inside the roofs are black mold farms. Their needs to be a class action lawsuit against this place. THE TENANTS SHOULD ALL REPORT THIS PLACE TO THE HEALTH DEPARTMENT. Don't give me some pacifier response. FIX THE PROBLEM.

I have a roof that has needed to be fixed since before the pandemic, the walls have water damage in areas it really should because there is no plumbing in the area. They use to raise the rent maybe $40 but the last 2 years have been raising it between $114-$15-. This place is not worth the amount they are charging.

Worst apartments ever, don't live here. Mentenance is very bad, bathroom and kitchen filled with cocorash. Very old buildings.

Honestly this place does not even deserve 1 star. Their description of the property is so far from the truth. Tropical scenery? 1 dumpster is almost always broke the other overflowing into the road. Pools? Closed. Tennis courts? Broken. Gym? Gross. The apartments are outdated, bug infested, and dirty. Would NOT recommend to ANYONE.

I wish I’d listened to the reviews before moving here. They towed my car on New Year’s Eve with no warning or notice because I didn’t get a new parking decal yet. The new parking decal info was in an email that got sent to my junk box and they didn’t leave a notice on the door. This place is run down and horrible and they’re more interested in towing cars than doing maintenance.

Exterior is run down, even disgusting in some areas. Mgmt and maintenance team do not care. Their poor performance reflects upon the entire complex, it’s embarrassing for me to tell someone I lived there. Do yourself a favor….look past this property and look elsewhere, the team that manage this property already have.

Had to take my vehicle in to the mechanic and would have a rental vehicle for 2 weeks. Was told I’d need to park in visitor parking, or the vehicle would be towed. Visitor parking is few and far between, and usually fills up by 4:30pm. Management could solve this problem easily, but gets kickback from larsen towing, and would rather have you foot the bill for their incompetence.

I lived at the complex for a little over 2 years and couldn't wait to leave. The A/C broke down every couple of months because they didn't want to replace it. Upon first moving in the agent couldn't find my apartment key because supposedly the person cleaning it took it home, so I had to wait for 2 hours while they switched the locks. There were dead roaches and bugs in the cabinets and dishwasher, so apparently they didn't clean it. We had pest control out numerous times. Fire ant hills everywhere. The trash compactor broke down a few times and mountains of trash would sit for days on end, numerous times. My car was towed 2 weeks after they notified everyone that a car sticker was necessary and paid $140 to get my car back. They owed us money as a sign of good faith because of the awful move-in experience and kept overcharging us instead because no one could get it right. Cops were there often and someone went around smashing windshields. We gave our 60-day notice, cleaned the apartment better than received and they deducted regular wear and tear cleaning fees, $40 dollars for oven cleaning, $60 carpet cleaning, $50 for a community key that we didn't even receive, considering we didn't even get the original apartment key. $20 for drip pans? We received the security deposit notification 33 days after we moved and 7 months later still haven't received our refund. Please look further for a good home for your family.

I wish if can attach photos showing hows this complex Is dirty, very unfriendly management who never respond properly. Roaches every where, snakes and wild animals as well as there’s plenty of trash. In general it’s an old complex so AC issues are expected all time with late respond from the maintenance. Simply you will hate your life over here. Just go around by your self and you will discover everything. Don’t be fooled by their cart tour and the demo apartment that they gonna show you. Insist to watch the apartment you gonna lease

Go in person before even considering. Wrap around the complexes. The outsides are covered in lime, no maintenance done to landscaping. Garbage areas are always unkept and front office personnel are unethical and very disorganized. They show you a remodeled version during viewing and then the unit you actually obtain is absolutely disgusting. Bug problems as well. Maintenance friendly, probably bc they are aware of what’s really going on.

This place is disguisting dont let them fool you with their model apartments none of the rooms even have lights. They have bugs and they dont spray my dog got fleas because of it. There is gators in the back. They dont have good garbage compactors and there is garbage everywhere. The office does not have anything together. I cant wait for my lease to be over.

If I could give negative stars I would. The apartments are roach infest, have rats and mold. The women in the office are rude, condescending, and flat out mean! I truly hope this review saves another family the 1.5 of hell we went through!

Don’t waste your time and money! I live there for 6 months and I break contract calling corporate almost every day and tell the the facts, sending videos from this apartments!No problems been sold there! Bugs, rets and air conditioner so old, bad small in the apartment! Smell like smoking motel room! My last point that make me break contract ( it’s not easy) is when someone from second floor flood my apartment and no action was made from the office! Particularly assistant Manager

Friendly staff answered all my questions. Beautiful apartments will definitely be applying today!!!

Don't move for this place, full of the roaches, they don't give back your money, they Lier all the time, full Over the trash, beware !

The maintenance takes months to be completed. They will tell you they only need to inspect 1 room in the apartment and then barge they’re way through your whole apartment claiming they changed their mind over night compared to the notice they provided. There are apartments the have had leaks and dry wall issues not taken care of in 6 months. They will not do anything to fix your a/c unit when you have proof that our electric bill has increased more than you paid the year before. The office never answers the phone when you call and they never call you back. You are forced to take time out of your day and drive to the office to speak to anyone. They truly do not care about their residents needs or concerns after you sign the lease.

By all means, if you wish to live in a "gated" complex with no working gates, and fences that have fallen down, overflowing trash, horrible maintenance, even worse office staff. This complex is for you! If you enjoy spending over $200 each and every month on your power bill due to faulty AC units and horribly thin windows with 0 insulation, Move in specials are here!! Do you like strangers who don't live in your complex, or know anybody who does, to swim right along side your family and not care about safety??? Come on down to Aventine at Forest Lakes, a complex more interested in move in specials, balloons and signs, and false claims of the property? Please see the awesome staff to see if you qualify to have wasps, ants and cockroaches be your neighbor!!!!! 1 more thing!!!! We live in the apartment and it's the worst place to live at! The property manager is very mean and threating. Your electric bill will be high because of the unit is so old that the A/C can't keep up. There are TON residents that are stuck with the lease and things aren't being fixed!

They claim to be a gated community, however in the full year that I lived there, the gates were NEVER locked. They finally got the gates going OUT of the complex to work towards the end of my lease, however at no point did the entry gates work. Management did not respond to any maintenance requests we made (of which there were several: broken dishwasher and about 6 attempts to get them to repair water damage from a tropical storm in August. We moved out the following July and they still had not repaired it)

HEED MY WARNING TO ANYONE WANTING TO MOVE HERE. It's not if but when there are going to have issues here. Had no problems the first couple months of being here. Actually rather like my apartment. Heard absolute horror stories from most of the people I work with that have lived here. Bugs that won't go away, air conditioners that won't be fixed, problem after problem. Now I've become apart of the casualty group. Almost 50 days without an air conditioner, was given a window unit that now has created mold all over my window seal. They gave me a portable in my bedroom so at least I can sort of sleep but it will barely cool that room. All I'm told is, thank you for your patience but it will be next week. Now I'm 50 plus days and it's 85 in my place constantly. The grout is disgusting and coming up from not being sealed properly. I won't even mention the disgusting property issues in detail I've seen over the last year. The gates don't work and haven't for over a year, the compactors don't work so trash is always on the ground so raccoons and cats are ripping it up , the fences are constantly falling, bug issues in most apartments, and unfortunately I could keep going but it would be all night. Save yourself the frustrations and disappointment. Keep looking and stay far far away from here or you too will be living with "oh I'm sorry, were working on it"!!!!!!??

This place is a roach motel, I lived there for six months and the rental office is the nicest thing on the property!!! The maintenance men are slow and no exist, all buildings are infested with roaches with they chose to do nothing about, and the privacy gates haven't worked in years, but they send emails out making you buy a gate key for no reason!!! I am a military person and I thought this would be great for my family I was wrong, I ended up taking a assignment in another states just to love out of this place. Now that I have been gone for over a month I still have not received my deposit back and its been over 39 days!!! If you have kids please dont move here roaches were crawling all over our one year old clothes!!!!! also they renamed the apartments from the abbeys just check the reviews there as well!!!!!

Having lived at Aventine At Forest Lakes for the past 2 years I can say that this is a great place to live with beautiful grounds and friendly quiet neighbors. Located in Oldsmar right off Tampa Road gives easy access to anything and everything that you might need. Especially convenient is the bus line runs right outside the community and can get you anywhere you need to go with ease. The office staff is extremely friendly and helpful and cares about the people living at Aventine. I would definitely recommend Aventine At Forest Lakes if you are looking for a great centrally located apartment community.

Do not waste your time or money with this complex! They nickel and dime you for everything when you move out. I have yet to receive my deposit back and we moved out in January, it is now one day shy of being July! If my rent was late or I owed them money, you better believe they would be all over me.

I have lived in the Emerald Bay community in Oldsmar, FL since December 2014. I have a daughter who is 1.5 years old, so it's extremely important to me to feel safe in my home. It's a circle of townhomes positioned around a beautiful pond with a gazebo. Everyone in the community is friendly, and it really feels safe. There's a pool, and I frequently take my daughter on walks around the block, which she absolutely LOVES. My townhouse is 3br/2.5ba, and it's over 1300sqft. I love it. There are tall ceilings on the first floor, and LOTS of extra storage. The community is quiet; there are lots of families living there.

We needed to find a new home closer to my employer. After a long and exhausted search for a new apartment,my last and best stop was here at Aventine at Forrest Lakes. The staff Ashley and Heather were just spectacular. Heather took the time to help me and my husband at every turn from explaining the apartment options, working with our budget and timetable for moving, showing the models (more than once) and helping with all the paperwork. Above all, I cannot say enough about the care, the friendliness, the kindness, the patience, the customer service, and the simple and much appreciated Professionalism displayed. They are head and shoulders above any other apartment home complex I have ever visited or lived in. We are very pleased with our decision to choose Aventine. I have paid more in rent and I have paid less but, the staff simply put all the others to shame. I highly recommend Aventine at Forrest Lakes Valerie Claiborne Oldsmar, FL

Management doesn't return calls. Been here a while and I feel like they just don't care about us long termers and want us out. Takes maintenance an extreme amount of time to get anything fixed. More people moving out than moving in the past few months.

Is a great place to live, a lot of nearby attractions. The only problem is maintenence. Any time there is a maintenance request, it takes no less than 3 days to have someone come out to look / fix it.

Tooo many trees and only two trash stations for the whole complex. Maintenance is great and they are constantly improving the complex. Very pet friendly(not personally appealing but to each his own). For the price it's hard to find a better deal.

I Love the Location of the Apartment, It's Ideal on the Ground Floor, Nice Large Screened In Porch with Large storage closet. Beautiful Grounds and Landscaping, 3 Pools, and Easy Access to Several Restaurants and stores. Large, Spacious 3 Bedroom, 2 Full Bath. Three Wonderful Parks within Walking Distance from Apartment.
