You will have very limited parking spaces. No facilities like playground or anything. Too many rules
Parking spaces limited. Not even one working space for each car in the apartment. Limited pool hours. They charge a hefty amount when moved out for small things, not only with me i have seen others writing same reviews. I was charged $1.8k after staying almost 4 years, which no other apartment in our county does. There were few marks on walls because of photo frames on walls and they charged 800$ for just paint for those walls. Even if i painted all the house it wont charge me that much amount. Very strict and very costly apartments in my county. Overall it was not pleasant experience and i dont recommend these apartments.
I really love living here. It has a great location, I always felt safe here, it's absolutely beautiful and well maintained, especially in the icy winter. I want to say how amazing the staff has been. Sydney has helped me so much with move out process, and concerns I had with accidental damage, it makes me so sad that I'm leaving here. Everyone I have talked to in the office has been nothing but kind. The apartment it's self was great, roomy, and was able to be turned into a home. I love the modern look, and the layout of them. Even though we lived here through covid, and were not able to use the amenities much, , we still appreciate that Aventura still put on fun activities such as food trucks, scavenger hunts, etc. The community here is great, the staff here is amazing, the apartments themselves are luxury.

I have absolutely adored my time at Aventura. Yes parking is tough, but the complex is small. It is clean. Maintenance is quick and professional. Neighbors are great. Never worried about random people on property. Never once had a bug while living on the first floor. I mean they have created the blueprint for how to run a complex. If i wasnt trying to leave STL, I would stay here until i was ready to buy a home. These 1.5 years have been great.

There are so many rules living here. It feels like living in a college residence hall where the leasing office is always micromanaging and the units are highly priced. Parking is terrible, but that should have been discussed when building the apartments. The walls are also very thin. I very much so advise looking elsewhere before moving here.

We have hired a parking patrol company, adopt a guest parking pass program, and increased our guest parking area which has made a huge impact in our overall parking experience. Our goal is to have residents park near their apartment homes and not have neighbors with 5 guests utilizing resident parking areas taking away from resident spaces. Apartment is great but you can hear EVERYTHING the neighbors next & above you do. Parking is gosh awful. If you come home anytime after 6, get ready to walk a mile from your parking spot to your apartment. They have security and towing, but never see them physically walking around looking at all the visitor cars parked in paying members spots. there’s visitor parking for a reason, but people park wherever they want. We pay a lot of money for an apartment, which is what we knew when signing the lease.. but parking doesn’t really seem to change no matter how many times people complain.
I love the apartment itself, but if you get home after 7pm you are not finding parking near your apartment. I am constantly stuck having to park on the opposite side of the complex just to find a parking spot. There should also be an option to if you want to pay for valet trash or not. $25 a month when the dumpster is less than 20 yards away from my apartment.

Residents are charged for trash & recycling removal off property regardless if we offered the convenience of valet trash or not. There are many residents who enjoy the extra service of valet trash pick up at your door 4 days a week. We have hired a parking patrol company to assist with parking violators throughout the community. The layouts to these apartments are beautiful and the management is super nice. The amenities are pretty good and they do a decent job keeping the grounds neat. I chose the bottom floor for the flooring which looks better than the carpeting in my opinion, however, it’s not worth paying $100 extra every month to hear your upstairs neighbors’ every footstep. The floors and walls are so thin to the point that I can hear them talking, playing music, and living their best life above my head all hours of the day and night. I’ve had artwork fall off my walls due to their footsteps shaking my walls. As everyone has mentioned, the parking sucks. I’m lucky enough to get home early from work and I do my best not to leave after 8/9pm because there won’t be any parking left. If you enjoy your peace and quiet, DO NOT pay extra to live on the bottom floor. It’s not worth it.
The valet trash service...is well, trash. It's not something you can opt out of, comes with a page full of instructions and rules at move in, and if you deviate the slightest your trash isn't picked up and you don't even know why! So your option is to pay the monthly fee for a "service" you can't even use or wonder (1) did I use the "right" type and size of trash bag, (2) did I leave it out at the right time, (3) on the right day...etc. Tip to management: make this service optional to those residents who want it OR pick a trash company with less rules.

We also provide 7 conveniently located dumpster throughout the community that residents may use at any time. Valet trash is a proven eco-friendly environmental option and gives our community an opportunity for a greener lifestyle which is something that is very important to us. Completely agree with the other review about the parking situation. The one night you have to stay late at work, throw your running shoes in the car so you can get your 5K training in from your parking spot to your unit. All of the units aren't even completed and occupied yet so I can't even imagine how much worse it will get. The units are very nice because they are brand new. However, you definitely pay for the new apartment smell in rent. Having received my first month's bill recently, I noticed lots of extra goodies they were so kind to add to my base rent. From $20 a month mandatory "valet trash service" to $25 setup fees, these extra lines on my bill added up very quickly. Very nice apartments but you will definitely pay for it.
Apartments are brand new. So, of course they’re beautiful inside. But drive by after the leasing office closes once the residents are home from work. Parking is already FULL and all of their residents haven’t even moved in yet! You have to use the one handicapped spot to just turn around. Car ports are sold out at this point. And they built them TIGHT. Good luck getting out of those spots without scratching the car next to you. The entire complex isn’t even completed yet and you can tell they’re beyond short on space. Good luck finding parking remotely close to your unit unless you’re there at the right time and don’t leave once you park.

Unfortunately, we are still currently undergoing construction, thus not all of the parking spaces & carports have been turned over, to management from the construction company, for official use by our residents. We do understand this is frustrating and we anxiously await the release of more parking spaces and carports. More carports will be available soon! In light of the current constraints, we will be exercising Strict Enforcement of our current parking policy and addressing vehicles not registered to park in our community. Unfortunately this may include towing at the violators expense and/or more strict policy amendments in the future. I went in to look on a Saturday and the manager was very nice. There was nothing to see but the clubhouse and workout room but she was really helpful. I stopped by 3 other complexes also and no one was eager to help or even smiled so it was nice to get a warm welcome. I'll definitely be back when my lease is up. Kara S.
