My experience at Avenue 33 Apartments has been incredibly disappointing, to say the least. My best friend and I had to deal with a major flood in our apartment that caused significant property damage, and the way management handled it was completely unprofessional. As a grown man, I expect to be treated with respect, but instead, I was spoken to like a child by staff who clearly lack basic customer service skills. On top of that, the staff has been uncooperative and even combative about how and when we would be reimbursed for our losses. They seem to think it’s acceptable to dodge responsibility and leave us hanging for their mistakes. If you’re looking for an apartment with respectful, competent management, I’d advise looking elsewhere.
Dear Future Avenue 33 Tenants, “Beware: Roaches, Trash Piles, and a Pool That’s Just for Show - A Nightmare Living Experience” Living here has been nothing short of a nightmare. If you’re considering moving in, please be aware. The roach problem is unbearable. It’s not just a bug here or there; they are everywhere. I’ve tried everything to keep them at bay, but it seems like an infestation that management just won’t address properly. And then there’s the broken gate, which has been down for months, leaving the complex vulnerable and feeling anything but secure. The pool? It’s been closed since the pandemic and hasn’t worked a day since. Recently, management just filled it with water to make it look operational and attract new tenants, but don’t be fooled. It’s still off-limits with a closed sign hanging there as a permanent fixture. The trash situation is disgusting. Piles of garbage are everywhere, overflowing, and attracting even more pests. It feels like the property is falling apart around us. Don’t trust the apartment they show you – it’s a mirage. They’ll show you a pristine model, but the reality is far worse. Ask to see a unit that’s in real-time condition to avoid any surprises. Now, I will say, the manager and new staff are very nice, but no amount of friendliness can make up for the disaster that is this place. It’s frustrating because they seem to care, but clearly, there’s little action being taken. Please do yourself a favor and think twice before moving here.
Avoid Avenue 33 Apartments! Terrible maintenance, roach infestation, broken gate, rude staff. Unfulfilled promises, unsanitary conditions. Run!

I'm just on here reading reviews. People good about leaving bad reviews but almost never leave the good. So, here ya go.... my family and I moved in here a couple of years ago. We have had nothing but good experiences at this property since the new company took over. The office staff is awesome to work with and the maintenance staff is great. They have some new maintenance people on staff, which was needed. Things have improved tremendously since they hired more help. I read someone's review about the gate not working. I witnessed on 2 different occasions where someone ran into the gate because they were being impatient. Yes, it's slow but IT WORKED until then. They had it fixed and it happened again. People put trash on their car hoods to take to the dumpster. It falls off and they leave it. People, like my neighbor, put trash outside their doors and leave it for days. And y'all wonder why you have bugs. I have never saw a bug in my apartment. The office staff has always be nice and respectful to me. Better than the last people that were here. You have to give respect to get respect. Instead of all the negative, people need to realize, we are just as responsible for OUR neighborhood as the staff is. Keep up the great work Avenue 33 staff. Your hard work is not going unnoticed by most of us.

This place is horrible you are not going to love it here unless you want to live in an infected roach apartment. This people are ridiculous have the nerve to raise our rents $500.00 an over when this place is crap. Don't let the pictures deceive you. You will regret living here, I would not recommend this place to a dying dog. They do not fix anything on time and they have the audacity to ask you to invite your family and friends to live here for $200.00 bonus are you crazy! Never in a million years. We are so out of here, Another company bought this place. The rent is extremely high for this dump.

I gave forewarning I was moving out. left the house in excellent condition, yet I was still charged. Now that I'm shopping for a mortgage I see they still have a debt on me due to no fault of my own. I can't get any results because of no one returning any of my calls. Had to move because of people kept trying to break into my apartment, roaches in a newly renovated apt, kids playing football scratching up my car and most importantly, the utility bills were extremely high

I'm warning you now. I will not be renewing my lease and contemplating breaking my lease it is that bad. I come home every day and my unit smells like smoke, weed, and cigars. I don't smoke. The people in my building sit out on the steps and smoke. I have to walk through it to get to my apartment. The dog park is falling apart. It needs more mulch, there are roots showing everywhere. When it rains, the entire park turns to mud and basically unusable for a few days. No body picks up after their pets either and there is poop EVERYWHERE. People are loud, I can hear my neighbors music, and have been woken up in the middle of the night. They are wired for Xfinity internet, and my apartment needs to be rewired. All of the wiring inside the walls is bad and needs to be replaced. Trying to coordinate my schedule with xfinity's schedule, with management's schedule is a PAIN! I haven't had properly working internet in 2 months. (Part of that is xfinity's stupidness, but it shouldn't be on me to fix this). They never answer their phones, and don't return messages for days, if they even do. Trash is EVERYWHERE. They have a trash compactor at the front, that no one knows how to use, so there is always trash sitting next to it. They also have an open top dumpster in the back, that doesn't get picked up often enough and is constantly overflowing with trash. Don't live here. The rent is way to high to live in a dump.

Avenue 33 has been bought by another company, It been awful to live here now. Its, very loud and noisy people fighting in the parking lot, arguing in the middle of the night which wakes me up especially in the weekend. There has been two shootings in the last few months one was one building down to mine the other not sure. I can't wait until my contract is over I am getting the hell out of this place, I have be come very afraid. Professional working people used to live here, it not like that anymore they are just trying to fill up the apartments no matter what kind of people they allow to live here. people smoke weed in the open when you go outside that's all you smell. Their prices went up very high. I used to love it here now I am just scared for my life

I moved in December 2017. The leasing and maintenance staff are amazing but it doesn’t change the fact there are several issues with this complex. There is DEFINITELY a roach problem on this property. Even after being added to a reoccurring list for pest control service, I’m still dealing with them. I’ve never dealt with this before in any complex I’ve lived in. The gate is always broken so remains open majority of the time. The dog park is pointless, the kids in the complex hang in there plus there is not fencing in several areas. The fitness center is really nice, however it would be nice if the business center was open 24 hours as well. It’s only open during the leasing office hours. Lastly, the pool hours are extremely juvenile. The pool is only open until 8pm. I have only been able to enjoy it once, because by the time you get off work & through traffic it’s practically 8pm. There are no grilling areas or a clubhouse to use at this complex either

I recently moved to Avenue 33 in April and I wanted to write a review for the application process alone. From the time I walked in the rent office doors I was welcomed with awesome customer service. Which is very important knowing that I was considering entering a contract for a year and would have a continued professional relationship with them. This was refreshing and one of the ver reasons I chose to live here. The rent office is beautiful just as the property is. My application process was fast and I was able to move in with no wait. I must give a special mention for Alexis who stayed on top of my application and kept me a brief the entire process. She stayed after hours and went above and beyond to make sure I had all the information I needed to make an informed decision. She wasted no time accepting my application for approval and giving it to the necessary parties to allow such a fast turn around. Since we moved in we have noticed the property being maintained consistently. The courtesy officer is always making rounds as well as maintenance fixed my issue swiftly. The only thing I did notice I don't like is the gate is never closed. I need the gate to close for privacy and safety reasons.

I just moved into Avenues 33 a month ago. I have no complaints at all. It’s a quiet community from my experience thus far which is great. The upgrades within the units are very nice. I had two service requests since moving in and both issues(minor) were taken care of the next day. That’s a relief given my last apartment it took days to weeks to get anything fixed. Karen was the leasing consultant that helped me through the entire process. She is very kind and knowledgeable of the community as well as the surrounding area. She is also very responsive with any questions or concerns you may have! With Karen’s help the process of getting my apartment was a breeze! The front gate I will admit doesn’t work but people continuously try to drive through the gate as it opens which causes it to malfunction. If only one car would pass through as designed the gate would work more often. I recommend these to anyone looking to get away from the city.

I moved in on March 1st, I was between this place and another place. I have not lived in an apartment for 10 years and I really was scared to do so. But, I really like it here my apartment is beautiful and it was really clean when I moved in. It’s just like the picture above. I live in the back but it no problem my neighbors are really polite, nice, and quiet even on the weekends which I thought it was going to be noisy but is quiet. The staff, Ms. Karen and the other young lady are really polite and sweet. I did take advice from other reviews by installing an alarm system but so far everything is going well. I don't have a bug problem at all I did put some boric acid down just in case but so far so good. (Another advice I took) I had some minor issues but they were address right away maintenance came out the same day. I feel safe living here and I have seen a few times were security drives around at evening time. The gym equipment is nice too also like the pictures. The dog park is nice the back fence needs to be fix (I am sure they are working on it) but other than that I have been having a great experience.

I am a witness of the extraordinary service provided at Avenue 33 from the beginning process until this day. I was assisted by Karen during the application process and she was very professional, friendly, diligent and delivered what she promised; nothing but excellent service. Anytime I have had to call the office for anything, I have been treated with respect and dignity in addition to getting my situation resolved. I wish I had read the other reviews earlier. OMG!!! NOTHING WORKS HERE!! I concur with the other post. Roaches, gnats, and don't forget the spiders. I have so many spider bites. And yes the water stays cloudy. Plus the pressure of the water is low. I too bought a filter. I just pray that it's okay for me to drink. CHEAP, CHEAP, CHEAP!! Yes, they put on a good front and at first glance, you can be fooled but please don't be. The toilet seats are made of cheap plastic. The toilet inserts are very cheap. The water pressure in the toilets is very low. I had to go and purchase my own and replace theirs. The cheap vinyl (hardwood) floors are buckling. The fake marble counter tops are peeling and please let's not forget that cheap so called stainless steel appliances. I have had problems with flooding on more than one occasion. I could go on but its pointless for me, I just hope who ever is reading this take heed and spare yourself some frustration.

I've only been here for a week, and there is a huge roach infestation. I keep my house clean, I make sure that the dishes are washed but there is only so much you can control when moving into a property as large as this one with only one garbage compactor for the whole complex. When I first moved in I smelled the bug spray and I found a few dead bugs. I'm going to opt for the early lease termination ASAP

I am so happy that my lease will be up soon. Living at Avenue 33 has been the worst living experience of my life. It started from the time that I moved in last summer and I have been having problems ever since. Everything from the a/c not working for weeks to roach infestations to the whole bottom of the bathtubs in my apartment coming up. It is apparent that even though the company has worked to make these apartments “look” new and updated that they are very old. A/C units in the buildings are constantly going out. The “new” “hardwood” flooring is buckling, cabinets are peeling. The maintenance crew is very sketchy and usually seems all too excited about being able to come into your apartment and look around. The roaches are unbearable and embarrassing and there are constant break-ins and robberies on the property….. even in broad daylight. Many of which show “no forced entry”. Go figure. These apartments LOOK nice. But beware, they are literally falling apart and just not safe.

They paint a really pretty picture for you to get you to move in I have has SO many issues since Ive lived here. Aside from the roach infestation AND the gnat problem as someone else mentioned my water was VERY cloudy and milky looking for the longest time. I put in a maintenance request for it to be completed. I expressed in my request that I was not able to cook etc due to the water and no one came until almost a week later. They did absolutely NOTHING. They left a note on my counter stating that my water is "fine". I was livid! I emailed them explaining my concern and also sent photos in the email because, before I moved in and I was emailing them I was getting responses back within 20 minutes every single day that I emailed them. Well, guess what 20 minutes passed, 20 hours passed, 20 days past! NOTHING! I ended up getting a water filter, but just recently it stopped looking cloudy on its own I guess. They don't care! I also put in a work order for my toilet which had started to make a VERY loud noise that last about 15 secs when flushed. It wasn't like that the first few months that I moved in, but started to happen all of a sudden. When someone finally came out to look at it, you know what the note said that they left? "Your toilet is fine"............. So it just started sounding like the devil is birthing twins all of a sudden for no reason. I emailed about that response as well, NO REPLY. Guys don't be hyped by the pictures because the property does not look like the pics.... Those are pics of what it will looK like in the NEAR FUTURE. they charge $25 per person for water in each unit which is ridiculous. There is no patrol in fact a lady was just robbed at gun point early one am and she had her infant. My neighbor tires and rims were stolen off her car...she woke up to her charger on bricks. They just want your money but doesn't want to pay to have our complex patrolled. Oh yea and we also don't have that fancy fitness center I just saw in the pics. These apts are not worth it! I had a gnat infestation As well from my garbage disposal so now I never use it and keep it plugged up due to the gnats
