Emeryville is a small community right in the heart of the Bay Area, part of greater Oakland’s north side and sitting right at the foot of the Bay Bridge into San Francisco. Property Ratings at Avenue 64
Was a loyal resident for 3 years. At the end of the 3rd year they gave me a deadline to respond whether I'll renew the lease or not. I responded by the deadline but was later charged over $1200. They cited some rule in the lease agreement as if I am supposed to remember after 3 years of being there. So much for loyalty. Instead of being to communicate with me about it they just send a bill and ignore emails.
This property management has horrible security. Residents' parcels were stolen every week but no action for it
DO NOT LIVE HERE, the office doesn't care about you at all. Emails ignored for months, calls are not returned. When we first moved here 4 years ago, there was an amazing office team. Caring, thoughtful, and attentive. Perfect location. We loved living here. In the recent 3 years the team has gone through several turnovers and any issues we had became ignored. Missing mail/packages, cars broken into inside the 'private' garage, and vandalism on the property. There are so many items that the office has dropped the ball on for all residents. When you are missing a package, they have no intention on assisting you find it. You just get a shoulder shrug and told they'll look into it. You never hear back... Several cars in the garage that have been broken into in the past. No attempts to resolve the issue. They say there is a guard driving around but obviously not enough to deter the theft. Cameras? Nope, they have no intention of putting additional cameras that actually look in the garage. The clubhouse is trashed constantly, there are cameras so I have no idea what they are doing with this footage, if the cameras even work. The pool table and couch in the clubhouse are battered. Seems that if they can prop up the couch with a block of wood, it's safe enough... They also raised our rent by a ridiculous 10%. We've lived here 4 years and put up with them only due to the fact that the physical location is great for my partner and I. So. If you still are looking at these apartments, it IS a great location but my advice is that if you come here, expect to be ignored, pushed-around, and lied to. Last note: I want to make sure to give a shout-out to the maintenance crew as they have always done right by us.

23 reviews 1.0 star rating 8/12/2017 Living at Avenue 64 is worse than we ever could have imagined. It makes you question the positive reviews and what the property management offered in exchange. As others have listed, it's hard finding a place to live in the Easy Bay. With that being said, please skip past Avenue 64 and save the trouble, headache and hard earned dollars. 1. The management is a absolute joke. They lie, packages go missing, never communicate and allow crime to continue as a nonchalant part of life in California. 2. Crime. Crime. Crime. Have reported homeless people breaking into garbage and its swiftly ignored. Cars are broken into daily, just check all the Ave 64 reviews across different platforms and there must have been 100 car break-ins/ smashed windows in past year (but they'll tell you they have courteousy patrols...hahahaha yea they come every couple hours and don't do a thing!) 3. Packages constantly stolen. Don't bother contacting leasing, they either will never respond or just lie- it's easier than being responsible. 4. Facilities. Trash everywhere, always dirty, allow residents to break "Rules" daily and honestly, no one cares. Once you sign a lease they don't care whatsoever and that's why it's a game of signing long-term leases. Please for your own sake, don't visit, don't view, don't sign anything with Avenue 64. I would never recommend this property to an enemy, let alone a stranger or friend.
BE WARNED ABOUT THIS PROPERTY. We lived here from Early 2016 to About Feb 2017. The company that runs this location and sister Emmy (in-front) do not really care about their residents. Once you sign the lease they will completely disregard any residents property concerns. Since day 1 we had been requesting maintenance issues/problems both inside and outside the apartment. I would say that its all an appearance from the outside with some remodeled interiors and exterior but do very little to maintain it. Elevators always smell unpleasant, the so-called "magnetic glass security doors" from the "enclosed" car garage are always damaged and easily accessible . That said there was a huge rise in THEFT, BREAK-ins, property DAMAGE during our 1 yr lease. We kept reporting it to the property staff but very little action was done. They will claim they have a PM security guard but ... no just no. We got our bikes stolen and our Truck window broken into. Actually there were multiple incidents were resident had to call 911 to file a report because of the same issues. Security in this place is nothing but a JOkE. They will show a fake company appearance with the "we are terrible sorry and will look into it" but again (no action) and a few days later .... damage garage door, car break-ins, No security cameras, etc the sense of security when arriving back from a long day at work is just not there. Always waking up the next morning hoping it wasn't your car. Monthly RENT went up 10%.!!!!!!!!! (Legally as high as they can up it a year) so they did ... Nop they do not care about your story.... they are owned by a company that have numerous properties. So if the market is up then get ready to move by next year or take the hit (Which would have been about \- $300 more a month). DO NOT MOVE HERE. You will regret it after signing the lease.
I have lived here with my husband for a few years with an overall positive living experience. This community is in a great location with nice amenities. Staff is great and maintenance is reliable! Pet friendly as well which is always a plus for everyone out there with a furry friend. I would recommend this community to anyone looking for apartment living in the Bay Area. Plenty to do within walking distance of the community so you can minimize driving everywhere. Overall a great choice!
