White Marsh-Nottingham is a neighborhood along Interstate 95 that stretches just past Perry Hall Boulevard. The area is a mix of residential neighborhoods and commercial developments, with the southern section of town making up the commercial area. White Marsh Mall, shopping plazas, Kaiser Permanente White Marsh Medical Center, apartment complexes, chain eateries, and a variety of other businesses can be found in the southern section of town. A few modern apartments, schools, peaceful avenues, and quaint parks make up the northern parts of town. Property Ratings at Avenue Grand
Avenue Grand has been my favorite apartment complex that I've lived at. As a traveling nurse, it's hard to find a place that I would consider "home". The staff has been so helpful and throws multiple events monthly. Maintenance are responsive and take pride in their work. I hope one day my job will return me to this area, so I can move "home" again.
Horrible management. Your family and friends who visit you will be towed, even if they follow all the required parking rules. My family’s legally parked car was towed and destroyed in an accident on the way to the tow yard. Allison and Muriel were did not respond at all and when Muriel finally responded, she claimed they would modify the parking policy to improve parking for residents. This never happened, it was a lie. They could careless that this happened. Over a month later and my family’s car is at a repair shop in Maryland. My family lives in NY and they still don’t have their car. Management at this apartment complex could careless, even though they contracted the tow company that did this. DO NOT LIVE HERE!
Would NOT recommend leasing here. When I first signed with Avenue Grand it was under different management. We were not notified the community would be switching over to Sage Ventures shortly after, which has been nothing shy of terrible. One of the many issues I had with this apartment community was the fact that the pool was closed 1/3 of the summer. Besides having no lifeguard half the time, the hours of operation were only for a few hours until school ended in June. I do not understand how school hours could relate to the pool being open, I am a paying tenant and expect to have access to all the amenities I pay for. Then there's the parking issue. Parking here sucks. Theres no assigned parking so its first come first serve, however there is a lack of spots near certain buildings. If you get home late like I do, being a healthcare worker, forget about finding a spot anywhere near your apartment. On top of that, Sage Ventures mandated that extra vehicles or friends/family pay to park after 11pm everyday. This was not something I signed up for when I became a tenant here. This new rule Avenue Grand proposed actually led to my U-Haul being towed! Upon moving out of the community, I left my U-Haul parked overnight by the clubhouse, being that it was too large to park in a spot. Maintenance saw me loading he U-Haul as well as management and yet, I woke up at 2am to move to Florida with no truck in the spot I left it in. I had to pay $780 to get my vehicle and ALL my belongings back the morning I was supposed to be driving down to my new home. This is the biggest rip off I've ever experienced! Avenue Grand gave no move-out instructions when I gave my move out date, instead I had a "to do" list of things to check off before moving out... which I was harassed about as well. When I went to the office to ask about ending the lease early the response from the girl at the desk was "you might as well just finish paying until the end of your contract since the cancellation fees come out to be more than your last few months rent." Not only was I not given the proper dollar amount to make the decision myself, I got emails stating that they need the exact date of move out probably so they can collect rent from me while also moving in new tenants. Avenue Grand has a no smoking policy, yet I saw several individuals smoking marijuana openly on the premises: in the parking lot, by the clubhouse... yet there are children that live on this property.

My fiancé and I have been residents of Avenue Grand for approximately 18 months. Avenue Grand used to be a nice place until it was bought out by Sage Ventures. It has been a slow but steady decline ever since. I feel obligated to write this review after my most recent experience upon moving out. Our uhaul with everything we own was towed to some ghetto lot on the outskirts of Baltimore. We had to pay 780$ to get the uhaul back and it broke some of are items inside. The managers response was we signed the parking policy, which after further review we never did. Parking policy aside, a uhaul is a paid service and would never be parked outside a complex for an extended period of time. On top of this, it is standard operating procedure for people moving in and out to use this service. For this complex to be towing uhauls is beyond me, the amount of stress and anxiety this caused the day of our move to Florida can’t be articulated through words. I will now bullet point the laundry list of issues that compelled me to write this review. (All issues are after Sage Ventures buy out) 1. Management showed up 40 minutes after small fire occurred in building 8111. 2. Property is supposed to me smoke free but the property, parking lot, and hallways smell of marijuana almost daily. 3. Majority of the front office employees are rude and smug as if residents are inconveniencing them by walking in with issues. 4. When requesting prove of residency for a new apartment in Florida they took four days to answer five quick questions. Additionally, management at our new place in Florida informed me that management from Avenue Grand sent a message saying “will get to it”. 5. The pool was closed approximately 1/3 of the summer if not more because they didn’t have a lifeguard. 6. The apartment building is thin walled and you can hear neighbors well. 7. On a windy day it feels as if you are outside because the walls, windows, sliding glass door are on the cheaper side. 8. Management harassed us through email about a move out date but we still have to pay until the end of are contract. Which implies they want to get someone in as soon as possible while we are still paying for that month.
This property was lovely when I first moved in, but things have gone downhill since the management switched to Sage in October. Concerns about smoking and noise are not taken seriously, instead we just get repeated copies of the exact same emails sent to us. They have elevators, but elevators are frequently turned off without notice for people to move, and if you cannot take the stairs (e.g. you have a stroller or groceries in a wagon) you are trapped. Office staff rarely respond to emails and voicemails to the office have never been returned. The property is beautiful and well maintained, but I do not plan on renewing for a second year given the quality of the new management.
The Avenue Grand is an exceptional apartment development. The staff is very professional and they take pride in every service or interaction they provide, which is evident by the quality received at The Avenue Grand. Kayla, Alex and Step were extremely welcoming upon my move-in and really made me feel at home. Im excited to be a resident and I know that they are there to support my needs should I need something!
New to the city and to Avenue Grand as of March. Lovely community; the grounds are kept neat and clean, the office staff, cleaning people, and the neighbors Ive met so far are all really nice, approachable and friendly. Love the location and the layout of my 1bd, 1.5ba!
I love the Avenue Grand, this is my first time living on my own and it has been an amazing experience. The community is welcoming and the amenities are stunning. My personal favorite is the 24 hour fitness center and the pool. Leasing Management are super nice and are quick to respond to any questions or concerns. I would definitely suggest to everyone!

I’ve lived in 5 different apartments in the past and Avenue Grand is the best apartment I’ve ever lived in! My husband, pup, and I enjoyed our short stay here. They kept the community clean! The cleaning crew always clean the floors, equipments, doors, etc. everyday. They are compliant with the Covid-19 rules, hand sanitizers are located everywhere, and they have equipment wipes at the gym. This apartment is also very dog friendly. They have a designated dog shower room in every building. Doggy stations are located around the community and they have a big dog park! Last year, before the pool closed, they had a doggy pool party event and our pup had an amazing time! My husband and I enjoyed the resident events every week. They have fun virtual games and free stuff! I feel like we have received so many free cupcakes, gift cards, food, and so much more with our short stay here. I have to give a shout out to the staff because they are the one working hard to keep this apartment community amazing. Alex, Kayla, and Steph are the leasing crew and they are the friendliest staff you’ll ever meet. They are always helpful, very responsive with every questions, and loves my pup. Chris and Gabe are the maintenance crew and they responded and fixed the issues we had in our apartment immediately. Not just that, they also kept the community safe by keeping the sidewalks treated and free from snow and ice! We really enjoyed our stay here and we highly recommend this apartment to anyone. - D, Z, & R.
I love this community. It is small, personal, offers their residents so much and the staff is well respected.
I am very happy with my move to Avenue Grand. The staff in the leasing dept are all very kind and courteous. The building is kept clean and the trash and recycling depots are a great amenity. A few noisy bad apples have joined the community unfortunately. Noisy parking lots arguments and the police have visited a few times. Overall this is an excellent place to live.
We love staying here at the Avenue Grand because of its convenience, excellent floor layout, leasing flexibility, awesome staff members and the modern vibe!
The Avenue Grand is very unique, its spacious and beautiful, they spared no expense when building these apartments. Truly Condo living at its finest.

I love living at Avenue Grand. My apartment is the perfect size and layout. The common spaces are always spotlessly clean. I love the courtyard, and my dog is so happy to walk the green space every day. The proximity to shops and dining is another huge selling point!
