TLDR, from beginning to end, my time in my unit was an outstandingly positive experience. Before I took possession in November of 2020, I took a virtual tour of the unit as I had actually moved to Colorado. I was able to get all of my questions answered and documentation finalized in less than a couple of days. I had my keys ready to go on November 16th, and they even held on to my XFinity equipment for me, since that had arrived before I did. As I mentioned above, my experiences were always positive. The grass on the incline in front of my apartment was always kept. Liter was always at a bare minimum. I would be surprised if I saw the same piece of litter two days in a row. Pet "deposits" were always swiftly addressed. If you saw untended situations, there was always a notification about it in your email about 2 days later and the problem would stop for a good while. This was likely mostly due to tenant receptiveness, but always good to see that the management company was on top of it. They were always quick to clear and salt our walkways, even when the show was very light. My positive experiences didn't end at the door, either. Maintenance, in my experience, was always stellar. I usually had a fix by the next day, or at least have contact regarding the issue with a resolution plan. The longest issue I had outstanding was probably when my dishwasher broke, which was one week to the date that I reported it, because they had to order a new dish washer. I had a single mouse in my apartment once and they showed up with a couple of commercial rat traps (not the ones you get from the dollar store), and took the extra step to foam fill some places that they thought they may be coming from. Other than that I'll finish off with my experience with the folks in the leasing office. Helpful and empathetic would probably be the best way I can describe them. Even though we had minimal interaction during my stay, and even with the change from Laramar to GreyStar, they were always helpful whenever I needed to reach out. It typically shows when someone is just reciting policy and I can confidently say that the folks that work there are genuinely listening to your concern and trying their best to accommodate you. This is what you can expect living at Avery Park. What we have experienced and observed living here. The Good • 100% amazing maintenance crew! • Office staff is very friendly and can be helpful when available. • Many amenities. • Fireplace • Trash runs daily. • Grounds are cleaned daily. • Relatively safe. • Nice location for restaurants and entertainment. The Bad • Outdated units for the price. • No security on staff to enforce safety, policy, or parking. Note to management: This complex needs security! • Even if you paid for your parking spot with a posted sign, it is not always guaranteed to be open. • Parking lot parties complete with loud stereos while people work on their vehicles and leave the beer bottles behind. • 10-20% of the vehicles in the parking lot are not registered or the tags have been expired for years. This limits parking availability and you will probably get towed from the leasing office parking before a handicap spot or a paid spot. • Boondockers • Porch pirates. • Police visits frequently. • 6+ adults living in one bedroom apartments so hot water can be very limited and the noise is never ending. • Thinnest walls/ceilings/floors around so you will hear everything. And I mean everything. • Pests • One entrance in and out of the complex. If there’s an accident, at the entrance, you can’t enter or exit.
I love avery park apartments and I love our leasing office staff and our maintance staff and I love living at my same apartment right now I'm retired and I'm loving it

I would never recommend anyone to move to Avery park it would be a waste of their money. Been less than 6 months and it has been one thing after another. If paying somewhere to live it should be stress free and able to enjoy coming home. Not coming home to a new problem you gotta fix or put in maintenance request

This is my first week living here and I think Avery Park is a nice complex that is pretty quiet as far as apartments go. It’s tucked in near suburban area and feels very safe, yet is still close to lots of shopping and food options. The staff is kind and helpful and deals with any maintenance or other issues promptly. I have really enjoyed my experience here so far!

Avery Park is the first appartment me and my wife have ever had by ourselves. Our experience has been so great so far that we are already thinking about and planning to extend our lease when our first one is up! From great community ammenities to all kinds of local stores and things to do at a walking distance! Avery Park for me is the best first appartment I could have picked. Our unit is up to date and has a great floor plan too! A true 5/5 from me

Cheap but not worth it. I wouldn't recommend to a friend or family member. Look for a place with thicker walls in a community with less petty crime. My bf had his license plate stolen our first week living here.
There is absolutely no sound proofing or ventilation between floors and between units here. Downstairs neighbors play music at all hours, early in the morning before the management is in the office seems to be their latest trend. Its shakes the bedroom so we can never be in there and when we are we are anxious wondering if they will play it. They also smoke all the time inside so our unit smells like smoke, so much for the non-smoking property and smoking addendum. Only good thing is the maintenance team is so kind and super on top of any requests.

Someone was smoking in my building and was hotboxing my unit so I was inhaling second-hand smoke which made my lungs feel like I smoked a pack of cigarettes. This was happening every other day the first week I moved in. Instead of dealing with the smoker (breaking their own community rules) in a timely manner, they told me I had to move out. If you move here and someone is smoking in your building and it's getting into your unit then you're out of luck, these people wont help you. Reading through their reviews there are a couple of reviews related to tenants not being able to breathe clean air, these are clearly top priority issues that they aren't dealing with properly. Unprofessional and uncaring, the lack of common sense by their community and regional manager is astounding, they wont even do the bare minimum. I got a different place that is newer, nicer, with cheaper rent. The units here are not worth the rent they are charging. I don't usually write bad reviews, waste of my time and energy, but this experience was so bad I felt obligated to warn others, there are a lot of other places with better reviews.

Do not move here. This place was great until the manager changed about6 months ago. My upstairs neighbors had a fire and all of the smoke from their fireplace came into our apartment. We had to evacuate and weren't able to come back in for days. Everything we own reeks of smoke. Management told me "the upstairs fireplace is working properly" and refuses to do anything about it. I wish I could upload a photo of the smoke damage on the ceiling. Also, less alarmingly but still not great, the lease says this is a smoke free property, but that is NOT true. If your neighbors smoke in their unit, it will definitely come into yours and management definitely won't care. When I talked to them about it coming into mine, they told me if I wanted clean air to breathe I should buy a house. I have been more than reasonable and patient and I don't have clean air to breath (or heat, because I have to keep all of the vents covered at all times.) Seriously. Don't move here.

Stay away from this apartment! We live downstairs and we can hear every little noise our upstairs neighbor makes. If you happen to have insomniac loud neighbors like we have, you’re screwed! We reported it but nothing happened. Still have noise issues. Everything gets broken every now and then. This is a very old apartment, on top of that the materials they used to renovate are cheap so they get broken easily. Plus dog poops everywhere!!!!! Oh, and thieves. On our first week, our jogging stroller got stolen. Weird people takes things from the patio. Our package and our neighbor’s package got stolen too. Just sad.

I used to live in this complex for almost full 5 years. At first it was descent, nice space for a single guy. Location is great. But, over the years, rent kept going up every time we had renewal. During my stay, rent went up 50%. No work has been done to upgrade that apartment. Maintenance workers were very nice and fixed problems relatively quickly after I called in. But, a/c filters were changed probably 2-3 times during my stay. At the time of latest renewal, I complained that rent keeps going up and apartment condition gets worse. They offered very smart idea for me to move to renovated apartment, but for the new (much higher) rent. At the end, after I broke the lease and paid them 150% of the rent, I did not get any thank you for paying the rent on time for 5 years. They took the money, probably remodeled the apartment and offered it to new tenant at higher cost. Do you think that they have a little bit of humanity in them? No! They charged me $100 for carpet replacement, $100 for wall painting and $80 for heavy cleaning. I've learned that in other states, renter does not have to pay for any cleaning if stayed more than 3 years. Some require the landlord to paint apartment for free every 3 years. If you ever stay here, kiss goodbye your deposit. I am not giving them 1 star since that was my home for good part of my life. I am just sad that they don't know how to treat old tenants. When you talk to them face to face, they look at your eyes, but all they really see are two money bags.

RENTER BEWARE This will be the worst mistake you will ever make, if you rent from this company. Every month since I've been here I have had problems. From management losing my checks for rent. Then being scumbags and trying to charge me late fees. I had a leak in my apartment for a week, no joke. It destroyed my apartment as well as my neighbors apartment under me. If they sent a Licensed Plumber when it happened they would of saved thousands of dollars in damage. My A.C. broke down before summer. I finally had one of there Unlicensed Maintenance Worker over to fix it 5 weeks later. My water heater has had problems for 3 months, I've asked numerous times. They still have no fixed anything. I know 4 family's in this community. They all have had problems with management, and they will not renew there lease. I think you can tell by this letter, that I'm not going to renew. Be smart keep looking for something better. No one deserves to pay someone to get tortured.
I spent two years living in this rat hole of an apartment. After spending the entire time fighting with management because they change office staff every three months, I eventually had to move out because management only cares about one thing, the RENT CHECK! I was asked by management to give them 2 (two) months to improve things, and was even called by the regional manager. The regional manager never called me back. After giving Jennifer two months to "improve" things, nothing changed. She never contacted me or made ANY efforts to change things. NOT ONE TIME DID SHE CALL ME OR STOP BY MY PLACE TO CHECK UP!!!!! Then I go in to talk to her and guess what, she is gone! Does not work in that location anymore as she has moved. Management pretends to care but in reality they do not. The reason is because management changes every few months so they do not have to care. They are free to make empty promises and tell you whatever you want to hear. They care only about the RENT CHECKS! Con Am, the company that owns the place only cares about one thing, MONEY. That is all. They are as shady and greedy as a company can get. Parking is a nightmare if you don't pay for a spot and the entry is absolutely the most dangerous intersection I have ever seen. The walls and floors are so thin you can hear everything your neighbor does and every step they take. They also like to move three (3) people into the one bedroom above you. If the noise bothers you they will offer to let you pay another deposit and higher rent to have a 2nd floor apartment. Thats great if you can afford the option. Don't bother complaining because management doesn't care. When you take a shower, pray that your neighbor does not flush the toilet, start the washer, or pretty much use any type of water while you are showering. Not unless you like going from normal to scalding to freezing to scalding. The management staff is mostly rude, and I have even been accused of committing criminal activity on one occasion. They will literally treat you like a criminal. Stay away. Run. Do not move here you will regret it. I wish I had looked more. It is like living in a cheap motel. DO NOT COMPLAIN ABOUT NOISE FROM YOUR NEIGHBORS! They will do NOTHING except come down on YOU for complaining! Greedy and shady as they come. Management is as shady, condescending, nasty and just disrespectful as they can get! Save your time, money and anxiety and live in a HOTEL before renting from these pigs!
I am very happy with our apartment. It is very spacious and love my kitchen. Great office staff and in the best school district. You will be proud to call this place home.
