There was a lot of negative reviews about these apartments, however I have nothing bad to say about them. I was looking for an apartment during the coronavirus pandemic and every where I went their front office was closed. I was driving around when I seen these apartments and I thought Id have a look, I was glad to see their front office was open, and that there was a friendly staff member ready to give me a tour. The application process went really smooth, Within just a few days I got approved to move in my new apartment. Since iv been a resident here at avia 266 Iv had no problem with anyone/thing. All my appliances work well and I'm beyond happy with my move in experience. It has come to my attention that the apartments are under new ownership. The previous owners owned the property for 5+ years, and the new owners just got it a couple months ago. I just wanna say the new owners are doing a fantastic job!

We lived here for 3 years and had many bad experiences. We had 2 sets of neighbors who would smoke weed constantly, which made our entire apartment smell like it. We had neighbors who blasted music all hours of the day, we’re constantly smoking weed and cigarettes, and management did nothing about it. The lease has a “no marijuana policy” that stated if marijuana is used it is cause for immediate termination. The tenants admitted to management that they smoked, and they continued to smoke daily, and management did nothing about the smoke and stench that seeped into my apartment (while I was pregnant and had a newborn baby). They also did nothing in regards to the beer pong and music blasting every night until 4am. So basically, management only cares about money, not their tenants and the lease agreement. They told us to call the police or security patrol, which we did countless times, and still nothing was done. They were always “talking to their lawyer”. Maintenance is nice and responds quick, however, something literally breaks every month. Everything is so cheaply built. The amenities are subpar at best. The pool gate doesn’t unlock half the time and the gym is tiny. They have parcel pending which is nice, and there is not assigned parking, and there’s always tons of covered parking available which is a plus. All in all, I would run. I have lived in 4 apartments and this was by far the worst. I usually take these reviews with a grain of salt, but trust me, it really is that bad.
Applied about a month ago and had pay their money generating application fee and a $100 hold deposit and here we are a month later and still haven’t received that back cause I was declined. Criminals. Off to court

I just moved out at the end of October 2017 and I could not wait to leave. First off, the property management here is awful. The record keeping is so bad it’s appalling. Second, they are very rude. Good luck getting your security deposit back. Not only did they take mine but they also sent a bill for a bunch of unnecessary “damages and expenses”. Completely predatory. For example, they require you submit a 60 notice to vacate once you receive your renewal letter. If you don’t respond by the 60 day notice, you will get a fine of another month’s rent. They didn’t send me my renewal letter until 2 weeks before my move out and wanted to bill me for not responding in 60 days. Eventually they said we would waive that in good faith, but the lady was super rude about it. After that, they couldn’t find my notice to vacate letter until I provided proof that I submitted it, and then all of a sudden they found it again. And this is the experience you get when they are actually there. I don’t know how many times I went to the leasing office to get help with something and nobody was there, doors locked, and lights off during normal business hours. I would come back several times throughout the day and nobody would be there. The only good part about this place is the maintenance guys. Props to them, they are really quick to respond and always fixed my tickets on the first visit. The other reviews about cockroach infestations are completely true. I found a roach infestation the first night I moved in, and the manager wanted to bill me for an exterminator! Seriously?! Not only that, but there was black mold growing in the AC vents! They turn off the water all the time. I don’t understand why they have so many water issues. I’ve never in my life seen that on this level at another apartment complex. It’s seriously about once a month. The gym is a rundown mess and the equipment is really old. Trust me, you won’t use it. But if you do, they will make you pay a $35 non-refundable deposit to get a key to access the gym. Seriously why isn’t this included? I paid for it thinking I would use the gym, but never went in there again once I saw the condition it was in. The pool is okay. There isn’t assigned parking, so some spots have too many extra parking spaces and other areas don’t have enough. The walls are paper thin. I could literally hear conversations on the other side of the apartment next to me, and you will hear almost every footstep upstairs.

Our AC went out around 2 or 3am on the hottest day of the year (122 degrees) I woke up around 530 when I realized how warm it was. I contacted maintenance around 6, and by 8 my AC was blowing cold again. It took 5 minutes to get a call back, and within 15-20 minutes they were at my door fixing the problem. I've lived in far more expensive communities that had me sweating it out for almost 48 hours. Also, there is parking EVERYWHERE here. Definitely didn't have that luxury at the other places I've lived. Thank you again.

I implore you to consider every other possibility before signing a lease here. Office staff and maintenance is deplorable. Take to heart the bad reviews, and know it once was a nice place to live before AVIA 266 took over. My lease expires shortly and I will be glad for it. Good luck.
I have lived here for 2 years and a few months ago the name and ownership was changed from GreenLeaf to Avia266. The new management team is less than helpful and does not care about their tenants in the least!! I will not be renewing my lease here and would not recommend anyone move here until they change the management here.
I moved into Avia266 (Greenleaf Apartments on University at that time) November 29, 2014. The move-in process went great. The staff was very nice. Then a few months into our lease, the new property management took over. Up to this point I hadn't had a problem I needed to put in a work order for or anything. In mid-February my toilet wouldn't stop running. I called the front office to let them know. They came the very next day and fixed it. Or so I thought. After I flushed the toilet, the problem started again. They came the next day after I called, again. They "fixed" it. Then the flusher broke and I couldn't use my toilet. It took them 3 days to finally fix it. This time it worked. They were nice throughout the whole thing but the fact that it took that long to fix was disappointing. Then about a month later I woke up in the middle of the night and slipped on a puddle in the hall. I called that morning and they came same day and fixed it. A few months went by and no problems. Then I woke up again to a puddle on the floor but it was all the way into my bathroom has bedroom. It was a Sunday night, so I called Monday morning and said the lady I spoke with said she'd put it in right away. I came home from work and it was still there. It was past office hours at this point. I called the 24/7 line and left a message. I woke up and called and the lady I spoke with said an order was never put in and she would do it right away and follow up with me. It was 4pm and I still hadn't had a call so I followed up and they said they would do it tomorrow and leave the maintenance men a message. Then it was Wednesday morning and I called again. They apologized and said they would get to it that day. I got busy at work and couldn't call all day. I came home and it wasn't done. I called Thursday morning very upset and called and yelled and mentioned that I work for a real estate attorney (this is true) and that if my issue didn't get the correct attention then I would need to get him involved. I was told that it would get done that day. I got busy at work again but when I got home the a/c wasn't leaking anymore. I had used all my towels at this point. Then a few days went by and it was Tueaday of the next week and I come home from work and there's a maintenance guy working on my a/c. So my a/c wasn't fixed after 5 days and then I wasn't told there would be someone in my apartment. The girls at the leasing were nice for the most part but would have attitude at times.
A 5 Minuet walk to the New Cub Stadium and 10 Minuets walk to Tempe Market Place and or Mesa River View where you can enjoy the night life from shopping to dinning, or catch the latest movie! The apartments community is kept cleaned, well maintained from the lushes trees, and plants around the buildings. Has two laundry facilities with plenty of washers and dryers, two heated pools so you can enjoy the out doors all year long while laying out by the sturdy lounge chairs catching some sun, or take a relaxing dip in the Jacuzzi!! Inside your welcome by the large open space where you have plenty of room to give just the right finishing touch to call this place home! With adequate lighting in both the living and Kitchen area prep work is easy to achieve! Bathroom has plenty of space from counters to adding shelves to hang your items!If you may ever need assistance, the staff here are friendly and are welcoming to everyone who walks in their front doors! At this moment they are planning to install washer and dryers inside the units! will make this place a must rent!!
Green Leaf on Univresity Apts. are a quiet and nice place to live. I have been here over a year and have never had any major issues. The office/maintenance staff are prompt if I do have any minor problems. The best thing I like about this place is NO BUGS! I see them spraying almost every week to prevent this. The landscape is kept nice and I am glad they are pet friendly (I have 2 old tom cats). It is also centrally located to where I can get on the freeway to North, South, East and West locations (freeway is close by). I have no complaints and happy that I live here!
It's quiet and my neighbors are great to live by. The staff is always so nice. It's so close to places that I enjoy living near. My apartment is cozy and really well kept. I swim a lot and can play tennis too here. My family and friends really like where I live too. When I need something taken care of, the staff gets it done quickly and with care.
