Property Ratings at Aviara
The apartment is used to be very clean, they used to remove trashes from the apartment door every morning. But it is more than two months now that elevator is really dirty, every day. No more perfume in the hallway. They don't remove the trashes regularly and it happens many times that the trashes remains in the hallway for two nights.
We lived here for 3 months while working locally and we really enjoyed this apartment complex. The apartment itself was well appointed with stainless steel appliances, heat and air conditioning. The grounds are always well maintained, with multiple gas grills and a hot tub. We also enjoyed the secure underground parking, which was well lit (new LED lighting). The management was second to none. The manager of the complex, Daniel was always very pleasant and always had treats for our dog, whom loved visiting Daniel. He was always available to answer any questions we had and was always quick to respond. The maintenance man, Anthony, was also great! If we ever had any issues, no matter how small, Anthony would take care of it immediately, usually within 24 hours. We would highly recommend this apartment complex to anyone.
Pro's: Kitchen (the island is huge, and has excellent appliances) Room Size Location Appearance (location is well maintained) Master Bath (huge with separate room for toilet) Con's: Very little storage space (we have bikes in the corner of our spare BR) Closet space isn't great. Visitor parking is non-existant. There's not a lot around you'd want to walk to, but it's within a quick drive of pretty much everything.
Well what can I say about Aviara? The place is nice, the service provided by maintenance is fantastic and the small details like taking out the trash daily from your own doorstep is a nice touch. A park right in front of it and quick access to stores and restaurants make it even better. There are a few things however: First the parking. Yes, Aviara gives you your own parking spot in the basement, however there is no visitor parking and the street is so crowded that sometimes people have to park a block or two away. Second, I was very disappointing in the condition the apartment had when I first got it. It felt like it was hastily repainted and half repaired, however, I have to point out that they did took responsibility and they did fix everything quickly (a big props to Sam from maintenance on this) and last but not least, management is a huge disappointment. When talking to the current manager it feels like he does not care or he's telling you what you want to hear so you leave him alone. Also the administration office work hours are supposed to be 8 to 5 Tuesday to Saturday. Good luck finding him past 4. Overall though, while what I described previously was annoying, the place itself is fantastic to live. The neighbors are friendly, the maintenance people are awesome and the building is safe. Minor problems aside, I do not regret moving here.
We have been here for more than 1 year. The manager and team are incredibly professional,dedicated to their work. At no time did I ever feel like , I was given a false smile or empty word. They always pay great attention. Areas are well maintained. Every body living here is so friendly. There are many social events,always including excelent food (BBQs, Cakes, Saladas,Frutas, etc) I am very happy here with my family. Overall, it is a nice and safe place to live.
