The amenities both in unit & in community are great! I’m a bit disappointed in the maintenance. The apartment wasn’t in the greatest condition, and on my first maintenance request, it was immediately assigned & closed out without any work done on the issue. My neighbors are loud, because the walls are very thin.

I love it here! The staff is friendly and helpful. Any issues they come within the next day. Everyone is respectful and I love that they keep up with the pool!

It is an amazing community and nearby many convenient locations like schools and grocery stores and fast food places. Amazing and helpful staff as well. I would give a 5 star but didn’t due to laundry room near leasing office needing a few repairs but other than that NO COMPLAINTS! Been here for almost 2 years

The Avila is a very welcoming community. I absolutely love my new home. I could not have made a better choice on places to live. The apartment is very clean and cozy.

Not a very good experience , I was placed in a one bedroom apartment when I’d signed a lease for a 2br with upgrades…. Months later I was placed in a 2br but not with upgrades . I also had to be the exterminator getting rid of 2 rats that were in the apartment on arrival but still had to pay for the exterminator fee…. I am very disappointed

Very good environment! Is quiet and welcoming, the recreation areas are beautiful and accessible for everyone. The apartments are very comfortable and beautiful!

While living here I have had no great experiences with the staff. They are quick when there is something wrong in the apartment. And they always work with you when pay day falls on a different date as rent is due. And they don’t pester you if you stay in contact with them. And the property is well kept and super dog friendly.

I moved here earlier in the year with my sister. We came from a complex that was difficult to work with. Moving to Avila has been the best decision we have made. Management is so easy to work with and they do a wonderful job at fostering a sense of community here. There are always fun events happening here! Management has also done wonderful things to help encourage a great environment for its residents! I highly recommend checking them out!

In the application process, they were quick to get back to me and answered any an all questions. Moving in was smooth and easy. It's a nice campus, too.

My boyfriend and I have recently moved here, it was a wait but totally worth it, we have been living here since October and it’s been great. Neighbors are very friendly and we have no complaints. Very pet friendly and the office is so nice and helpful. We had a water leak and the very next day they came to fix it.

I just moved in a little over a month ago and have already had 2 major issues with the leasing agents. First, after I was shown an apartment to move into, they wrote down a price and told me it was available immediately and I could take a day to decide. . The next day when I told them I would take it, they tried to up the price an extra 50 buck :/ 2. The lock on my door was damaged. I called them in a Friday and spoke to an agent who said they’d have it fixed the same day. Nevertheless, I had to go all weekend without being able to lick my door when I leave my home. They were fully aware and didn’t do anything until Monday when I personally went to speak someone.. the lady I spoke with SAM was horrible she had an attitude and didn’t take ownership about anything. Definitely won’t be resigning here and can’t wait until my lease is up!

I have been living in Avila for two years. I love it. They have 24-hour on-site maintenance personnel, surveillance camera, and night patrol. I feel very safe. The rent price is very reasonable. The property manager Betsy and assistant property manager Ricie are very upbeat, energetic, and enthusiastic. Maintenance team are very responsive to your needs. I also lived and toured other apartments in Waco. I guarantee that you cannot find a better price with same quality.

I have lived at Avila for a year now and love it here. My apartment is nice, maintenance is on top of things, my dog loves the dog park, and the new management is great.

I officially signed my lease and received my keys to my new apartment today!!!..When i say my new place is EVERYTHING, it is just that!....Noah made my application and approval process so smooth and professional and he definitely is awesome @what he does....Being able to sign your lease online is the greatest...I am so looking forward to my new place.....Thanks again guys!??

I’ve lived at Avila for 11 months. During that 11 months the water has been shut off numerous times due to busted pipes, large cracks have started to appear in my walls, the floor in the dining room is sinking in and has separated from the baseboards. Chris the manager explained to me “that’s what happens with old buildings”. Aside from those issues my car has been damaged in the parking lot not once not twice but THREE times. When I filed the police report management told the officer that there are cameras on the property but they don’t cover the parking lot. The officer went on to tell me that the cameras are focused only on the buildings that Avila would have concern about. Such as the leasing office and the party room. My lease is up September 13th and I plan on moving out of this nightmare complex but have been informed that even though my lease is up I have to give a 60 day written notice. Wonder how many more times my car will mysteriously get damage in the next 60 days.

This is by far the best apartment complex I have ever lived in. The staff was so friendly and helpful, and easily accessible whenever you need something or have a question. Everything was remodeled and I am obsessed. The neighbors are super friendly and very quiet. Highly recommended!

I moved into my apartment about 4 months ago. I live alone and it is the perfect size for just me. The office workers have been helpful when I needed them and I like being close to the restaurants. Cool place

These apartments are great with new fixtures and updated appliances. Pricing is good too. I highly recommend.

Refreshed apartment complex and I am more than blown away. I grew up in Waco and passed these all the time. The new and continuing improvements to this complex are definitely why I moved here. The outside of this complex just pops with modern colors and design. When choosing an apartment or home sometimes you think well the outside is okay but the inside is better. Not for Avila, the outside is beautiful, the landscaping, the fire pit, the gazebos at the pool, the clubhouse. All are very appealing to the eye. I did not do the upgraded version of these apartments however I am not displeased. The layout of my 1 bedroom HOME is perfect for me. The bedroom is big enough for my king size bed, 2 night stands, a stand up dresser, and a long dresser with mirror. The staff at Avila are also very helpful. Both Chris the manager and Krista my leasing agent were very attentive to my needs when I first moved in and continue to be. Always prompt at answering work orders and fixing things just as soon as I asked. Then making sure to follow up with me after a work order was completed. For the price, the location, ammenities, and the wonderful staff I would say I am more than pleased. I am happy to call Avila HOME!!

Me and my husband have been here about 4 months and I must say I am blown away by this place. The staff first off is incredibly friendly! I usually deal with Krista or Chris, both incredible customer service, not to mention charm! We absolutely love our apartment and the updates the property has been doing. Maintenance is always on point with a prompt response to anything. Everything is so modern and clean! Lots of amenities including two nice pools and a great outdoor play area with games. They even have a cute little dog park! We've felt nothing but safe here and it is a prime location being close to everything. You guys keep up the great work!! I'm sure we have several years left to enjoy this wonderful property.

I lived at this property for a couple of months and I felt like they treated me and my family horrible. So we are all human, and not ever check falls on the first, so went my wife went to tell them about the issue it was ok. Tell me why a week later, the constable come and knock on our door to hand is papers saying we owe an amount to the apartment for 75$ and more. Not only that the changes racked an extra 300 dollars because of court fee and constable fees. We stay right next to the office, they could put a note on our door about the amount instead of going that far with the court. They weren't try to work with us at all and the Maneger was being an understanding person and told us he has to take orders from corporate. My boss at my job has a corporate he jas to answer too but he understands people circumstances that life throw at a person. This maneger had nothing of that. Let a long the respect to let us know himself. I would not recommend this apartment to no one. ENTER AT YOUR OWN RISK........

Avila has been a great place to live for the past 2 months or so. Here lately the community has been doing a great job on updates to the grounds and making it a great place to live. Everyone in the office is so nice when I have contacted them and any maintenance issues have been addressed immediately!! Thank you Avila for being an amazing place to live!!

Its been great to see all the new changes at Avila. Managers are very responsive and we love all the new updates. Our dog loves the dog park!

I've lived here for a few months and I've seen so many improvements in that short amount of time. It's refreshing to be somewhere where they not only care about maintaining their property but also continue to make it better. I love that everything is brand new in my apartment and my dogs & I both love that there is a real dog park here which makes things so much easier.

I absolutely HATE this place!!! They do not make sure the people living here are happy and taken care of and they do not take care of complaints!! They are very rude people and do not care about the people that live here!!! I will not recommend this place to anyone!!! I've had way too many issues from my apartment itself to the people upstairs. I have called the cops for noise complaints multiple times and the managers do absolutely nothing!!!

We lived at these apartments for a few years, and between us and some friends we lived in 5 units. The first unit we personally lived in was great, upstairs 1 bedroom. But the stairs are incredibly unsafe in winter due to icing over. Our second apartment (2 bedroom) flooded terribly from an upstairs tenant's toilet overflow, and nothing was done to fix it - they didn't even replace the carpet... just put a single industrial fan in. So mold became an issue. Then our air conditioner broke and flooded our apartment a second time. We were told to keep the air conditioner off in the middle of summer, which is NOT feasible and we were offered no alternative to keep cool. The apartments easily reached 90 degrees in no time! Not to mention the cops get called at least twice a week for domestics or people who don't even live at the complex gathering outside and using the patio. This is not even mentioning the problems our friends are having who still live there (broken AC, more flooding, windows busted by someone trying to break in). I might have suggested this place before they rebranded, but not anymore. They care more about a facelift than fixing issues the tenants are having.

I am only not rating this place a one because of the friendly staff: I have been living in Avila or Sanger Oaks for a year now and I am happy to say that I am leaving. During my stay here the bathroom roof has been leaking on and off and the only excuse they can give me is its from someone leaving there water running above us; it has yet to be fixed. Not to mention they cut the water off constantly from 9am-6pm for "repairs" are u kidding me. Plus the water heater makes a extremely loud noise if the hot water is on for to long without the cold water being on. They are trying to fix the place up but to be honest a little landscaping and a paint job doesn't hide the interor problems. I would only recommend that u move here if you don't value your belongings and if your don't plan on being at home during the day.

I have lived at Sanger Oaks (Avila) for over six months and for the last four months we have been dealing with a very strong pet odor from the neighbor who lets their dog use their entire apartment for a bathroom. The smell is coming thru the wall into our apartment. I have notified maintenance and management numerous times and have been told that they would take care of it and that the neighbor would be moving out at the beginning of May which was a lie. Management obviously does not care if they make their tenants live in an unhealthy environment as they will not do anything to fix the situation.

We have officially lived here for a year! And I am extremely picky with apartments having lived in different cities. My neighbors are great! I wanted a place that wasn't too quiet to the point of boredom, and this is what I got! Great place if your a student and need to save money. Floor plan for price is very reasonable. I asked for a upgraded apartment and I loved it. Wendy in the office is extremely helpful with questions or concerns. She is always there and doesn't make things difficult and works with you. Maintenance guys are great and very friendly! Pets have grass to play in and it is in the center of everything! Shopping food etc...if your looking for somewhere To live this is a great place!

I've recently moved here and I think the Management staff has gone above and beyond their duties to make me feel comfortable and at home. I appreciate their hardwork and dedication to their tenants. Thank you Sanger Oaks management staff.

The location is perfect! Literally 5 minutes from EVERYWHERE. Schools, shopping, hospital....you name it. TWO pools, Pet friendly, GOOD neighbors, GOOD floorplans, and GREAT management. Guranteed satisfaction!!!!

Perfect location, right in the middle of Waco so nothing is too far. Friendly vibes everywhere. Children laughing and fuzzy friends running around.
