Property Ratings at Avista of Edmond
I’ve been here 4 months now, things are great except management is NEVER on property. No one in the office. I think they have sprayed for bugs twice in the 4 months. My neighbors are my biggest problem here. I will complain that walls are very thin and smells travel up through my bathroom drains. They have been pretty good with keeping the grass mowed down. The pool wasn’t open in July or August. I put in a service request for my door lock when I moved in and it was fixed within a few days but the service request for a new lightbulb outside has yet to be tended to, 4 months later. I like the location and have overall enjoyed living here. Haven’t had any major problems other than my door lock, but it was fixed quickly.
I moved into a studio here over a year ago and am about to move out. Here’s some pros and cons: Pros: Maintenance fixed a couple issues I had pretty quickly. Pest control comes by monthly without having to pay a fee. Good location. Updated appliances and large windows. The new manager has been nice. Cons: High price for a studio. I’m moving into a much nicer complex close by with more amenities (plus a bedroom) for $10 less a month. Very thin walls and floors. I live upstairs and always tiptoe to not disturb my neighbors. If you have any sort of weight in your step, move downstairs. Dog poop everywhere. This isn’t terrible, just don’t walk in the grass. Rent increased $100+ in a year. Very inflexible payment and lease. I replaced my card and forgot to update it for rent. Was only 2 days late and received a couple fees (understandable) and a note telling me to pay within 3 days or move. No alarm systems allowed. Not even a wireless one. You get one lock, so an alarm system would be pretty nice. If you move here, PLEASE be aware you have to give them a 2 month notice before leaving or you have to pay to make up for the two months. They will remind you about your lease ending after it’s a month too late, so watch out for that. Overall, I enjoyed living here.
Called about leasing an apartment with them. Showed up, sign was up saying they were open but no one was there. Called them and talked to a lady who exclaimed she “wasn’t there and had nothing available and not coming back to the complex” there were two signs advertising for availability. Another couple showed up saying they had an appointment scheduled as well. 04/29/19

The staff, maintenance and location of avista are all amazing! The grounds are extremely well kept and the management and maintenance staff are great at helping any and all situations! I highly recommend this place.
I adore my spacious one bedroom. I have zero complaints. It's comfortable. The neighbors are friendly. It's quiet. It's a great place for families to the elderly. Property Management doesn't waste time if you put in a request for something either. I wish I would have moved in years ago!!!
I am a current resident and love my small apt. It’s affordable and accessible to everywhere I need to go. My concerns or within the lease agreement: 1) Pick up your digs poop-but If you don’t- that’s ok- this isn’t enforced 2) Quite hours after 10:00pm- but if you aren’t-that’s ok- this isn’t enforced 3) No smoking- but if you do- that’s ok ( I can smell through the walls and you can throw your cig butts anywhere you want)- that isn’t enforced either 4) Need to move before lease is up? That is NOT ok. Even if you are moving because others don’t follow lease as listed above. 5) 2 days late on rent? Oh, no! The will leave nasty notes Everyday, even though you’ve explained the date you will pay, never past the 5th THE POROBLEM HERE IS WITH THE LEASE. You AND the Property sign the lease, but YOU are the only one accountable. I’d really love to stay but don’t see it getting any better. Oh yea, one other suggestion to Management, pet deposits-could you not just use that to pay for a poop scoop service if tenants are not doing what they agreed to in lease?
I have lived at Avista for two years now. Two weeks ago, I went in to the office to find information of moving out. This is when I was informed that I had to put in a 60 day notice instead of the normal 30 day one. When I was confused, the woman working responded with, "Well it says it on your lease that you signed." I have lived here for two years! There is no way I am going to remember that this apartment is unlike any apartment complex and doesn't have a 30 day notice but a 60 day one! A reminder or email would have been nice. I got the notice signed as soon as possible and returned it. I was informed that the 60 days would start when I returned it and that we would get a prorated amount for the extra weeks we had to add on. When I gave them the paper, they told me a different answer and said that my lease was up in April and that May is a "month-to-month" charge. So I will be charged another months rent, even though I wont be living there. The staff is never on the same page and the office is constantly closed. I also was just informed that I will not be receiving my deposit back and that its non-refundable. When I move out, I have a list of things that need to be done. (Which is fine) but if they aren't completed I will be charged additional fees. So I gave them a $200 deposit AND I will be charged if something isn't clean. What is the point of the deposit then? I have lost so much money to this apartment complex already. We have called maintenance multiple times to fix our freezer that his broken since we moved in and a couple months ago our fridge went out. Maintenance came in and "fixed it". After it was fixed, I went and rebought $200 worth of groceries to replace the spoiled ones. The next day, I went to school and work then came home to find that my fridge broke AGAIN and all my food had spoiled. I lost $350 in total because maintenance never fixed something that should have been fixed before we moved in.
I used to love living here. I loved here for a year and a half when it was Bryant Place without a problem. Old management was awesome to with and got things done in a timely manner. But everything changed with it became Avista. We were supposed to be kept at the same contract until our lease expired. Then certain things started to happen. For one, it would take forever to get any repairs done. I would have to put in requests quite a few times. Then when maintenance finally got around to doing it, they would only do HALF the job and then tell the manager that you said to come back in a few days. I got a really bad letter one day because there was water damage in the apartment and the maintenance guy said he would be back two days later. Management wanted him back the next day and he told them I wouldnt allow him to. Then do not EVER drop off your rent in the rent box. I usually do this as my funds come in late a night. I did this well within the time limits for rent being in on time. Then the manager marked the rent as two days late claiming I brought the rent into her two days late and that I was basically lying to her. So since I didnt have any proof, I had to pay a fee and have it on my record. So if you move in here, make sure you either pay it by ECHECK online or have them them time and date a receipt. They are always not being safe in their renovations. A neighbor next door got a flat tire because there was nails all over the parking lot and when he approached management, they acted like it was not a big deal. There has also been very harmful chemicals lying around for masonry. We have kids and pets here. That is not cool. The concept of luxury apartment is cool, but I have felt they have been pushing the old tenants out if you cant afford the 200 hike in rent. With all these incidences, they have demonstrated to me that they do not care about their tenants.
