Property Ratings at Avita Alamo Heights
IF YOU ARE ALLERGIC TO CATS, STAY AWAY. The cat situation at Lantower has become too much to ignore. Since I first moved in in July, I've been seeing millions of cats all around, but lately the cat population has gotten out of control and I've spotted a couple of kittens. Not only have I seen them from afar, but I've caught them snooping around my garbage (in the second floor) at least once a week and they've even been hanging around in groups in my balcony. I am extremely alllergic to cats and I was never made aware of the large number of cats there are around the apartment complex. I am worried for my health and I'm sure there are other people who feel the same regarding the large cat population. I've reached out to management about the issue asking if they're taking any steps to control this plague and I am yet to get a response.
I moved here 2 months ago. They have yet to provide me with a functional gate opener. At first it was "an issue with the computer" and then "an issue with the vendor" before they finally decided that it was an issue with the fob hardware itself. Took them a month to get a new fob. Received it yesterday. And guess what? IT STILL DOESN'T WORK! AC unit in my apartment has not been cooling effectively since I moved in. Submitted 2 maintenance requests. Rather than actually trying to repair the unit, they "re-oriented the baffles" after request #1 and then "adjusted the vents" in my unit. Neither of these remedied the issue. Last night the AC unit stopped working for several hours around 7pm. Called emergency maintenance. Couldn't do anything "because it was already dark". They are hopefully having someone come out today but was sweltering for much of the evening. Several pieces of gym equipment are nonfunctional. Property itself is disgusting. They have "valet trash" because there are no trash chutes or readily accessible dumpsters. There's no trash pickup on weekends. Sat and Sun there are bags of garbage in the hallways. Hallways themselves are covered with old dried trash juice. The pool is the only nice part of the landscaping. Everything else is covered in cigarette butts and dried dog turds. The "management team" spend more time trying to maintain a good social media rating than actually trying to maintain the property. Do not waste your time or money here. Your quality of life will only get worse for it.
I've lived on property for a while now and love it. Everything I need is close by, HEB, the airport, 281 and downtown. The staff is amazing and friendly, you will always see the manager always coming out to greet you no matter how busy she is. The maintenance guys are nice and come out quick when i have a work order. I have renewed my lease for another year and happy to stay. Overall, this place is great and thanks to Amy and her wonderful staff!

We moved into this complex in April and, at that time, had no issues. In the last several weeks, however, we have started to experience issues with our A/C unit, resulting in an uncomfortably warm unit and exorbitant CPS bills. The maintenance staff is very nice and helpful, but no real solution has yet been put forth. Today, we are experiencing a severe leak in one of the bedrooms; of course, the office's automated system provides an emergency maintenance number that is out of service, and there is no emergency maintenance number to be found on the property's website. Additionally, the gates have been broken at least 80% of the time I've lived here, and the parking garage is increasingly strewn with trash. Apparently, there is little regard for the residents' comfort and personal property at 327 Sunset.
I came to San Antonio a year ago and had no clue where to live. Needed an apartment for about a year for my job assignment, and chose 327 Sunset. Great location and easy access to major highways. But the real treat is in the amenities and staff at 327. Great workout room for exercising, pool area is modern and very nice, it's quiet and peaceful, and the staff is just flat out friendly and helpful. They really want to get to know all the residents, and they work very hard to maintain the property to top standards and ensure a great place to live. I just moved away from San Antonio and was actually sad to leave 327 as I found it to be perfect for my needs. I could not have been happier anywhere else, and highly recommend 327. Amy and the staff in the office are all top talent and I never dreaded going into the office. Fun place and lots of free scheduled activities for residents to take advantage of if desired. Check them out!
I've really enjoyed my first year at 327 Sunset. Modern apartments and the amenities are the best around. Response times from the management and maintenance staff are immediate. Definitely recommend 327 Sunset.

Apparently, Roscoe Properties has acquired 327 Sunset from a previous company not too long ago. Roscoe Properties is ALWAYS available for you when the incompetent leasing office people can't solve any problems or requests. However, if you have considered 327 Sunset as your future home, think it twice: 1. Beautiful property but extremely dirty (see photos). Many times, after a long day of work I had to pick up trash from my hallway because the leasing office people never cared. 2. I asked for a sample of the living room paint to retouch my wall before leaving: one rep say they didn't have paint, the other one said it will come in two weeks. The assistant manager said they don't give paint samples bc of policies. The maintenance guy said they always do, but you need to bring your own container. Another rep said "I will call you today or tomorrow to provide you with some paint". Long story short, they charged me $150 dollars for the wall retouch. This is a clear and perfect illustration on how they operate internally. A disaster! 3. I was in my apartment and suddenly the light glass globe (entrance door, inside) fell from the ceiling and shattered in the floor. I thank God it didn't fall on my head. See video. I took over 5 weeks to replace it after calling and personally requesting a new glass globe. 4. Seems they don't do background checks to new residents, most people living there are nasty and dangerous. In one occasion, I had someone outside my door screaming "don't kill me". The other guy had a bat in his hand. 10 mins later the police is outside my door. In a different occasion, my neighbor said the police knocked on his door to tell him to hide because of possible gun shots. They were going to break in the apartment next door. During my stay, 3 cars were vandalized, and my door mat was stolen. Management NEVER sent a memo or email about any of the crime issues inside the complex. 5. Trash valet, they show up whenever they feel like showing up. They are supposed to pick up trash between 6pm and 9pm Sunday-Thursday. If your trash container is outside your door before or after the designated hours then you get penalized $50 per incident. Most of the time, valet trash shows up around 11:00 - 11:30pm making too much noise and interrupting your sleep. Cassie was the only sweet and smart property manager but seems she was transferred to a different location.
Save yourself the stress and avoid this place completely. 327 Sunset is the most tragic example of management and customer service skills in San Antonio and the place is drastically overpriced. The apartments are beautiful, but superficially so. The quality is terrible and the service is worse. I've only lived there 6 months, and have had to place 17 (yes, 17) work orders for maintenance and service-related issues. Issues have been consistent and ill-handled. Fire alarms went off in the middle of the night for 2-3 hours at a time, I plugged in my dryer the first day there and it shorted out the apartment (that alone should have been a sign), we've had wasps come out of the air vents in the apartment and even after telling the staff how allergic I am I still got this response, "We apologize for the inconvenience. Our pest control will be out sometime this week or next week." The builders ran our cable connection in the living room into the floor and after 3 months of consistently attempting to get a resolution, we ended up cutting open part of the wall and fixing it ourselves. Not to mention the fact that our A/C has gone out for days at a time and the only answer I got after calling the emergency maintenance line TWICE, putting in a work order myself, and asking for a window unit to get us by was the staff telling me "We're sorry, the A/C company cannot come out until Monday." That would have been great to know when I called the first time to report the issue and-you guessed it-NEVER GOT THE WINDOW UNIT. Same situation earlier this year when we had 100 degree weather. Baseboards underneath the kitchen cabinets can fall off at any time, had a leak in our restroom above the tub that permanently stained it....you know, the usual. Ah, I forgot to mention, it doesn't seem to matter what the issue is or how urgent, every work request I have put in has taken 3-4 days (if not longer) to complete. Mix all this fun in with the nonchalant and complacent attitude of the office and you've got yourself someone who will never refer someone to these facilities, nor renew their lease.
Well for starters when I first saw the apartment, I was blown away. I have the 1 bedroom layout with the large kitchen island (with overhang for a bar/table sort of setup). With my furniture setup we don't have a separate dining area though there is space for one, but the island with bar stools works perfectly anyways. Garbage pickup is daily Sunday-Thursday RIGHT AT THE DOOR. Comes with premium appliances, stove/oven, huge microwaves, fridge/freezer, washer/dryer, dishwasher. Has a very nice balcony. AND it's a gated community. Building isn't done yet but for the $1300 a month I pay for this LUXURY apartment I could care less right now.
Just moved in and am already in love. Never had a kitchen so large and with such nice appliances. The staff is awesome and very helpful. If your looking for a "home" this is the place to be.
