Divided by the Farmington River, Avon/Burlington is a densely wooded area about 18 miles west of the state’s capital. West of the river consists of mostly natural areas, but east of the river is where many of the residential neighborhoods and modern amenities are located Rentals in Avon/Burlington consist of many modern apartments. Massive parks like Nassahegon State Forest and Found Lake Park, as well as riverfront trails and the Nepaug Reservoir, provide residents with plenty of outdoor recreation. Restaurants and businesses can be found in town off Main Street, by driving a bit north to the plazas off Highway 202, or by driving the short distance west into Hartford.

Property Ratings at Avon Colonial Manor
You can hear everything your neighbors do. I have a couple above me with pets. Even being small pets you can hear them walking around. They tend to have their tv loud and play music super loud all night. I called the property managers and told them how it’s effecting my sleep even with a fan on. They called the couple above me and told them the people below complained and to keep it down. Shortly after the upstairs neighbors came pounding on my door and cursing for ‘snitching’ on them. Now they stomp on the floor at all hours of the day and night out of spite. They park super close to my truck now too so I can’t get in or out without coming close to hitting their car. I’m locked into my contract and can’t get out because of poor management not knowing how to handle a small conflict. The second my lease is up I’m out of here. Worst place I’ve ever lived
I lived at Colonial Manor for a few years in a one bedroom, first on a first floor and then on a second floor. No matter where you live, you can hear everything from the people above you or below you. The first floor is the worst because you can even hear a cat walking around above you. Your sleep schedule is dependant on when the people above you want to sleep. Besides the paperthin walls, there is bad mold in all units. I would have to wash the bathroom ceiling every other week. The kitchen is so tiny you cant cook or store anything, you need to have a grill if you want to make a dinner. The electric heat for some reason its very very expensive, ive rented full houses with electric heat where the electricity was cheaper than a 600 sqft apt. Prepandemic they would have nice recliner chairs and other amendities around the pool but they used it as an example to get rid of all of that. The only positive of living at Colonial Manor, and reason im not giving it 1 star, is they have a great maintmance guy who is always very friendly and super responsive. When i moved into my second unit on site, it had so many problems but they were all fixed right away.

We are happy to hear that you had a great experience with your maintenance superintendent. We trust you addressed your concerns about the noise level in your unit with the office while you were living there. We highly value when tenants alert us of any issues or concerns about their living spaces and general environment here, as we are typically unaware an issue exists until a tenant brings it to our attention. Whether a noise complaint or a maintenance issue, we encourage tenants to notify us so that we can address the situation promptly, professionally, and courteously. Likewise, tenants are required per their Lease Agreements to notify us of any maintenance issues in their unit so that they can be addressed promptly; based on your review, it sounds like the mold in your unit was not reported If we had been made aware of the existence of mold in your unit, we would have treated it so that it does not become a persistent problem; if the mold is left untreated, it can easily grow into an ongoing problem. Unfortunately, if tenants do not notify us of a mold issue, we are unable to treat it until the unit is empty and the former tenant has moved out. Per the CDC guidelines for common outdoor spaces, we had to remove the reclining chairs and other convenience amenities by the pool. We wish we could have maintained the pool area as we had before the COVID pandemic; however, we were required to ensure our common area spaces were safe for all tenants to enjoy alongside many new restrictions in place. I recently moved in and so far I'm very pleased with my experience at Avon Colonial Manor. First off, the location can't be beat - right on route 44 within a mile from everything you need. However, they're not right on the busy street - they're far back enough so that you don't hear any noise. The grounds of the complex are nice and there's plenty of grassy space to walk your dog (yes, they allow dogs!). Maintenance is very responsive and Jaime at the property management company is a joy to work with. The units come with a deck (second floor) or patio (first floor). I have a one bedroom and the unit is beautiful - when I moved in it had new carpeting, new floors in the kitchen and bathroom, and new appliances, including a built-in microwave. The kitchen is a bit on the small side but I don't consider that a big deal. The noise level in the building is acceptable and nothing outside the normal experience of living at an apartment complex. Closet space is great - there's 4 closets in the whole unit including a spacious walk-in with shelves. Rents are reasonable. I would highly recommend Avon Colonial Manor.
Lovely property, with a nice pool. The apartments are old and have extensive mold issues. The kitchen is extremely small and does not have the basic modern amenities such as dishwashers or microwaves.
