Divided by the Farmington River, Avon/Burlington is a densely wooded area about 18 miles west of the state’s capital. West of the river consists of mostly natural areas, but east of the river is where many of the residential neighborhoods and modern amenities are located Rentals in Avon/Burlington consist of many modern apartments. Massive parks like Nassahegon State Forest and Found Lake Park, as well as riverfront trails and the Nepaug Reservoir, provide residents with plenty of outdoor recreation. Read the reviews on their listing. Horrible place to live. They don't do any maintenance on weekends, even in an emergency, like the flooding and backed toilets like we had, twice. They kept our security deposit and even when they said we should contact them to discuss our grievances, which we did, they never returned our call or emails. Empire Realty USA is the worst and most unprofessional place I have ever dealt with. Stay away.

Where do I even begin? This apartment is a complete nightmare, and my experience with them was nothing short of a disaster. Let's start with the basics: the electricity was turned off at the main breaker upon move in. But wait, it gets worse. The ceiling was leaking through the light fixture, creating a hazardous situation that put my safety at risk every time it rained. And when I say the floors were filthy, I mean they were downright disgusting. It was clear that no effort had been made to clean or prepare for a new tenant. As if that wasn't bad enough, the so-called 'updates' to the apartment were nothing more than cheap paint jobs that peeled and chipped within days. It was like putting lipstick on a pig, don’t be fooled. But the real kicker? The heat was inoperable. That's right, no heat in January. Combine that with the water damage and potential mold in the building, and you have a recipe for a health and safety nightmare. Do yourself a favor and steer clear of this apartment. It's not worth the headache, the hassle, or the risk to your well-being. Trust me, you'll thank me later.

Fed up with this place , literally raining from roof in both bathrooms , leakage from sink and basin , broken balcony net , they just comes takes look and then never shows up . Torture for tenants
Apartments are spacious and in a good school district is a plus for parents who have their kids going to elementary to high school. You are blessed if you get a good apartment but once you need any maintenance within your unit it would be a nightmare to get it fixed. Recently hot water was stopped suddenly and it took more than 3 weeks for management to fix it. All the issues are temporary fix but no long term solution to it.
I’ve lived here at Avon place since March. There are no maintenance people to fix things. My garbage disposal has been broken for months and my washer only runs boiling hot water. I’ve been told I’m getting a new washer but I never do. There is garbage always around the dumpsters, no one answers the phone in the office. Common areas are dirty and in need of cleaning…. Some tenants have had mold and sewer issues! Don’t move here!
We moved into Avon Place 1/2023. I was attracted to the roomy apartments with patios/porches, pool, playground, and surrounding woods with trails. There are many families and nearly everyone has been welcoming and friendly. However, 1. We discovered after moving in that the dishwasher was non functioning. I was told that "they" aren't' buying dishwashers now and was added to a list of others awaiting new dishwashers 2. At least 3 exterior doors to our building do not close properly or lock 3. Roughly 1/3 of gym equipment is non functioning 4. Dumpsters are often overflowing and trash blown into surrounding lawns and woods 5. Elevator frequently not functioning. We've been told "it's temperamental" and not to use it too much. 6. Six weeks ago we experienced a raw sewage flood. It overflowed toilets, showers/tubs and flowed throughout most of the apartment. It took management 21 hours to turn off the water and send a plumber. During this time my neighbors, whose apartment was also affected, were collecting buckets of sewage and dumping it outside. Befuddled by managements inaction, I contacted the health and police departments for help, and I think they contacted management. I had to fight for a sewage remediation team to come in. I heard the maintenance man tell the remediation team to limit costs as they were paying cash (rather than doing an insurance claim.)They removed flooring and flood cut walls. I was told that the apartment would also be disinfected/cleaned. After two weeks the apartment was neither cleaned nor repaired so I cleaned it myself so that we could return here. I spoke every day to the property manager or maintenance man, inquiring about the work to be done. I emailed the regional manager multiple times, but never received a reply. The repair work is not yet completed. The quality of the work done is so poor. My neighbors have had the same experience. Please consider this complex carefully.
Property manager tells you what you want to hear but then after that is never heard from again. Terrible place to live. Feels like you are living in the trashiest part of Hartford instead of Avon.
Disgusting. They turn the hot water off every week without notice for weeks at a time. Surprised the health department has not shut them down yet
Ever since the change in management this place has just been going even more downhill (and it was already doing the bare minimum). Now nothing is being maintained and they’re still taking peoples money for “maintenance” and “amenities” fees. The clubhouse always has trash outside (the same empty boxes have been there for months). I have never been able to use the printer because it always says out of toner or ink. The game room is closed because it’s literally falling apart. Half the equipment in the gym isn’t fully functional and looks like it was picked up off of a curb. Most of the streetlights are out and have never been fixed, and don’t even get me started on the minefield of potholes on the road into the place. I would save yourself the trouble and look somewhere else.
Let us apply for the apartment and pay the almost 1000 dollar fees/deposit. Let us know after everything was completed via email that the both the listing and application itself had the wrong rent listed and the price was higher than it was listed for. Ended up cancelling the application and they kept the 450 dollars in fees and only refunded the 500 dollar deposit. Just be careful

Avon Place is a great place to live. The apartments are roomy; the one bedroom that I live in has one and a half baths, a good size kitchen, a big bedroom, a large, airy living room and dining room as well as an in- unit laundry. Big windows, nice plank flooring and good closet space are pluses. This apartment is much roomier than some of the newer complexes I looked at in Simsbury and Granby, which had small, narrow living rooms and small bedrooms for more money. It’s quiet, too; the way the apartments are laid out, I don’t hear my neighbors. The complex is surrounded by the woods, and I feel safe here. The few times I’ve asked Maintenance for something, they’ve been prompt and polite. I’m glad I live here.

I went in the day after Thanksgiving. I was given a wonderful welcome from Emily. She not only took the time to answer all my questions. She also was very welcoming and took her time to show me around and answer all my questions. I am really torn between renting and buying. If I do decide to rent, I will absolutely rent here! Great Experience! Thank you
