There doesn’t seem to be any sort of accountability when it comes to maintaining the units at this complex. Security is an issue as stated before as we were victims of a brake in over summer. My wife and I have put in request numerous times to address leaks and now floods. Most recently there must be a plumbing issue. We were told sorry and they are now three loud gigantic fans/machines attempting to dry the area before anything else is done to address the problem. No notice posted for the equipment, it was just there after work and we are to leave it all be until Friday (it’s Tuesday at the time of writing) There is obviously some faulty plumbing so I’ll leave this from page 48-49 of the Official Publication of the California Department of Real Estate CALIFORNIA DEPARTMENT OF REAL ESTATE Conditions that make a rental unit legally uninhabitable There are many kinds of defects that could make a rental unit unlivable. The implied warranty of habitability, which applies to every single residential tenancy in California, requires landlords to maintain their rental units in a condition fit for the "occupation of human beings." 187 In addition, the rental unit must "substantially comply" with building and housing code standards that materially affect tenants' health and safety. 188 A rental unit may be considered uninhabitable (unlivable) if it contains a lead hazard that endangers the occupants or the public, or is a substandard building because of, for example, a structural hazard, inadequate sanitation, or a nuisance that endangers the health, life, safety, property, or welfare of the occupants or the public. 189 A dwelling may also be considered uninhabitable if it substantially lacks any of the follwing: • Effective waterproofing and weather protection of roof and exterior walls, including unbroken windows and doors. • Plumbing facilities in good working order, including hot and cold running water, connected to a sewage disposal system. When I finally reached management, they basically told us it was unfortunate and to take it up with renters insurance but according to what I read in the DRE, renters insurance is there to cover damages to tenants property and belongings. Upkeep of the housing should fall on the landlord. I wonder if this is violating any sort of agreement. Cockroaches and grouting have also been an issue.

I am a current resident at Avondale and all I can say is this place is awful. I constantly have maintenance issues that never seem to get fixed properly. There is no security. I benign charge $ 75 dollars for water in a basic small one bedroom occupied by one person, and they are having other tenants in two bedroom paying less than me to me that’s racism And being treated unfairly because they feel they can do that.. I wish I could give them a 0 star review.

I am a current resident at Avondale and all I can say is this place is awful. I constantly have maintenance issues that never seem to get fixed properly. There is no security. People blast their music from their cars late at night with no regard to other residents. In your lease you are guaranteed 2 parking spaces but what you’re not told is that 1 of them is assigned and the other is “unassigned” and there aren’t enough spots. People who don’t have permits are parking in other peoples spots and leaving us residents to have to park on the street. I wish I could give them a 0 star review.
Been here for over 2 years. Outside is nice as there are greens and people are friendly. Inside units however are infested with cockroaches. Can't turn on the light at night in the kitchen or bathroom as there are 20 to 30 cockroaches running around from countertops, on the stove, on the walls and even inside the dishwasher. Community office is only reachable through phone/email and will offer roach treatment however it has not helped at all. Cockroaches relocate from one unit to another and return. Talked to neighbors and they have the same issue. Spent so much on products to fight them on my own as well and still can't beat them.
My lease is over in a month and I am ready to go. There's an uncontrollable roach infestation. Security towed our car on new years day with the resident tag visible inside. There was a shooting in the elevator that most likely killed a woman. We woke up to a trail of blood leading to one of the apartments down the hall! idk what's worse, waking up to a crime scene or waking up to a man blocking the staircase while doing meth. no security, no cameras. oh, and people love to be loud and obnoxious in the parking lot. I think every car here has an unnecessary loud exhaust. random people use the pool that don't even live here. its a disaster here. save yourself some stress and money cause it's definitely not worth it.
I'm a current resident at Avondale @ warner center. This apartment community has become so worse in recent times in all aspects including maintenance, security, and property management office personals. I had a very bad experience in a couple of instances. 1. Security: Security is the biggest threat in Avondale apartments. A lot of car break-ins happen at this property in recent times. A couple of months back someone broke my car and took all my stuff from the car including the parking badge. Especially if you own Honda cars and trying to move into this apartment community then good luck and may God bless you. When I reported this issue the property manager said it's common here. It was so annoying and they are not bothered about the security anymore. 2. Maintenance is ver very poor: On December 23rd, 2021, there was heavy rain and puddle of water flowing in from the outside patio to my living and bedrooms. I reported this issue and asked them to do a permanent fix to create a way for the rainwater to drain. They just did a temporary fix by removing water using small water evacuation pump motors. On December 29th, 2021 we had another heavy rainfall and this time it was so worse. At 2 am when I woke up and realized that my apartment was flooded with an ankle level of water. If I would have woken up another hour late then definitely there would have been a possible electric shot circuit and more chances of casualties. I reported this issue and I was told that it will take at least a couple of weeks time to fix it. Since I will not be able to stay out for a week with my family, I requested the property management office people to transfer me to another apartment. The gentleman whom I have contacted in the leasing office asked me to come and check on the next day. On the 30th I waited for 5 hours in the leasing office and at the 11th hour, the leasing manager came and gave me a quote for an increase in rent for the transfer. They never valued or were serious about my current emergency situation. They were just looking for making some extra money using the current emergency condition. There is no courtesy or customer satisfaction in this apartment community. One of the worst management you would ever want to work with. I have been in this apartment community for almost 6 years. This apartment community becomes so worse for the past last 2 years. This is my honest feedback. Please stay away from this place.
I've been living here for the past 7 months and everyday since moving in I've been dealing with roaches everyday I've had my apartment treated multiple times but still there is no end to the roaches. Now to top it all off we're having rats in our unit I was finally able to get maintenance to seal the possible openings but the rats still find ways to get it I have a young child and I can't keep having my apartment constantly treated with toxic chemicals and have disease ridden rats everyday this is absolutely horrible.
With only 3 months living here, this is the second time that we have been robbed. It’s scary! No cameras. No security guard. The gates are always open. Every day different people doing some kind of maintenance. You won’t live safe here!
Your community has been great. This neighbourhood has been quiet, yet entertaining in activities and your property has a relaxed family feel. The grounds are well maintained and the staff that I have met have been over the top friendly. there is very poor security and there is alot of thif and they have broken to car and some other people they have stoled some stuff from other people. the broke to other people house. and....
I stayed here in 2017. They have good play area for kids and you can walk inside the apt as they have huge parking lot. But we didn't like kitchen setup and patio. Kitchen design produced lot more cockroaches. So many gaps in the shelves where it can go and live for ever. Hard to control. This is the only apartment where cockroaches gets easily migrating to the Hall way also. My ground floor apt patio was very open next to trees somehow I always see lizards on my patio. Oneday it came inside the apt through the screendoor... even though screen door is closed it still came in. So from then on wards we could never open the patio for anything... so scary... Ground floor is not preferable.. May be 2nd floor and 3rd floor might have been good. We didn't know...
The amenities are good but the apartments are old, they gave me a price and a lady named Elizabeth told us to come the next day because she had a lot of paper work. We went the next day and this same lady said she could not give us the same price and wanted us to pay 200 more. She made us waste our time and didn’t care, I could not imagine living there if they don’t care about people.
Very short, this community is the worst. Don't waist your time and money to even give it a try.
They don’t have minimum courtesy to give a notice about maintainance activities. They have scheduled the roof tops cleaning in the parking lot with out giving notice to remove the cars. Those guys who came for cleaning just blown all the roof top’s junk on to the cars..!!! When I have asked them what is this, they said, I have to talk to building authorities. They should have informed you guys which did not happen..! On top of this, they have not cleaned the roads properly resulting my car tyre getting punctured..!! Day started with complete junk over the car and ended with a puncture..!! ????
The apartment itself is very nice and ample room for a one bedroom. The premises has a tennis court, basketball court, swimming pool, hot pool, and a well equipped gym. We are 2 blocks from one of the larges shopping malls in this area, and there is a plethora of movie theaters, and fine dining, as well as your popular fast food establishments. We have a large balcony that looks out over an expanse of lawn ringed by marvelous shade trees. It's perfect for that evening cup of coffee. The grounds are well kept, and maintenance is above par. The office personnel is efficient and courteous at all times. We have resided here for over three years, and have no intention of moving anytime soon as we have it all here! This is a great apartment complex. It's really big and feels like its own town. Very nice people and there's a lot that comes with living here. Fitness center, basketball, tennis, large pool and 2 jacuzzis. The apartments are good quality and clean on the inside. It is located in a very nice area of Woodland Hills and is for the most part a quiet neighborhood. I definitely recommend living here.
Located at good vicinity with all kinds of shopping malls, groceries and produces from variety of countries, very multi-cultural. Good schools in an around other cities, indoor activity areas like GIGGLES & HUGS for kids. Restaurants of all kind such as Chinese, Japanese, Persian, Indian. Outlets like Apple, Microsoft Coming to the Avondale leasing property by itself, there are certain things which need improvement such add security cameras etc which are not there at current. Rent is bit more and has been rising up steeply.
