Property Ratings at Avonlea Highlands
By far the most expensive spot in Cartersville. The apartments are clean and that's about it. The pool is just OK, the workout machines are always broken, the security gate is stuck open half the time, and the admins can't figure out how to time rent and utilities in the online portal. Also, on the way out they made up an additional $600 in charges. All things considered, I'd probably live somewhere else.

I have now been verbally accosted by my downstairs neighbor bc he said he can hear me walking around. For the price, this place is not built correctly and u will hear everything at all hours.
I moved here almost 3 years ago, not knowing a soul in Cartersville, I just needed a safe place for my son and me. We were just starting fresh, here in Ga., Thank God I rented at Avonlea. The staff is so good and they helped me to create a new home far from home. The facilities are clean, the areas are always beautiful and the apartments are in great shape and with a lot of space, the community, in general, is very tasteful and "chic". I never had a problem, it is a very quiet place, and the maintenance is very responsive. The schools are top notch and the location is more than perfect. I moved out just this week because I got another job and the driving is too much (took me 2 months to find a place near Atl. with the same attributes as Avonlea Highlands). The apartments and the service worth every penny. I recommend this place any day.
While living here is beautiful, believe me you'll pay!! Each month the added fees of water, sewer, garbage will add $150-$200 to your rent. Then when you move out, they back bill you AGAIN for 3 months that you've already paid for. I left my apartment spotless and even hired a professional to clean after I had scrubbed it. I asked should I worry about carpet, they tell me "no" they'll replace it anyway. It sure wasn't replaced when we moved in, because we battled fleas and riaches while there. THEN, they lie and say they didn't say that and charge me $400 for small easily cleaned stains that I could have shampooed myself had they told me not to worry about it verbatim!!!! Crooks and thieves who will do anything to keep your money! Be sure to save LOTS of it for move-out because they'll do a white glove inspection then stab you in the back at every turn!!!!
I just have to say that we have really enjoyed our stay at Avonlea Highlands for the last couple of months! The move in was so easy and everything went so smooth! The 2 Bdr. apartment is VERY roomy and well built so as not to hear your neighbors. The apartment was spotless when we moved in and we have had no issues with anything breaking or not working. The ladies in the office are top notch and very helpful with anything you may need. We have enjoyed getting to know them and our neighbors at the get-togethers like the recent corn hole/ice cream social. The pool and tennis courts are fun too! The grounds are beautiful and well maintained....what more could a resident ask for? The location is so convenient to I-75 for commuting to work and there are plenty of restaurants and stores to choose from just down the street. Most importantly, we feel safe and feel at home here. This is such a rare thing in apartments! I credit Cathy (best Mgr. ever!) for all her hard work in making Avonlea a happy, safe and beautiful place to live! Thanks Cathy! And I thank your staff too! We lived there for 3.5 years. The grounds are well kept andclose to downtown. The price is an Atlanta downtown price but in Cartersville. The unwritten thing is that they bill you for grounds care, clubhouse expenses, and trash service. They also charge water and sewage. This charges combined add from $125-225 per month. Once and while they would charge us $95 for just water! There is no check and balance on this either. Whatever they "claim" you owe, you have to pay. They also started charging a deposit fee to use the tennis court! Craziness! Pet deposit is a scam but it is written out. If you have asthma or bronchiole problems stear clear or plan on staying sick while you are there. The windows sweat daily causing mold. You must clean daily to prevent but who wants to. Either way they charge you for window damage due to mold and carpet replacement. So plan on saving about $1000 for move out fees. Lots of other rental options that are cheaper around town. Office staff is very helpful but WILL stab you in the back and charge you for the knife. So be aware!
The apartment is the best apartments I have ever lived in. The management is pretty good. The maintenance department is the best I have ever had. Great things about it: Fair price Clean Secure Activities are fun and help out the local community while doing things together Maintenance is great Felt most secure at this apartment than any other ones I have lived at. very nice people in the community. Feels like a neighborhood. Within 1/4 mile to I 75. You can walk to nice restaurants and major shopping departments.
Let me preface by saying you should think about the reviews before signing. My husband and I lived in this complex for 2 years and moved mainly because rent became much too high for us and were stuck with a decent bill. I read many reviews before we decided to move in and many of those stated the management will suck every penny they can...I thought for a bit and decided to take it with a grain of salt beacuse you never know the specific situation, I was wrong. The complex itself is nice and fairly clean and well maintained however because of this the staff would make a big deal about strange things, i.e. signs to keep your dogs off the grass. Where is my dog going to use the restroom? Several little things like this over the time we were there and it was annoying but not unbearable. To any pet lovers, be extremely careful. They will rush you through the lease signing but pay attention because we made the mistake...any pet deposit you pay for your pet(s) does not go toward any damages when you move. Let me repeat, pet deposits DO NOT go toward any damages when you move. We paid a total of $600 for 2 pets and not a penny went toward the move out. The manager stated it is simply for the "privilege" of having a pet. We love our animals but that stinks because we still had to cover the cost of having the carpet replaced (I believe this is required of them by law anyway). We took care of our apartment while we lived there but of course there is always wear and tear, just be very careful. All in all not a bad place to live just make sure you have plenty of money.
