Property Ratings at Avonlea Riverside
I just moved in about 2.5 weeks ago and I am so happy I did. I was nervous because I was moving under quick circumstances and was unable to see the property in person but not only did everything work out great, Conner was excellent in my move in process. He worked with me day one and did a video tour of my apt and was extremely quick to communicate about information needed and the application process. The property is great and the units are recently redone and they look fabulous. For the location and the apartments I’m very happy with my choice!
I am a resident of this community for the last two months. This is a hidden gem of an apartment community in an amazing location. The premises are well kept, neat and clean. It's very peaceful here and there is amazing nature and walking trails leading to the Chattahoochee River National recreation Area starting right from the backside of the apartment complex. Step out of your apartment and within 10 minutes walk you will be transported to 'National Park' like surroundings by the creeks leading to the Chattahoochee river. For my requirements, this community checks all the boxes - Nature, Location, Convenience, Peace and Quiet, Maintenance, Office Staff, Safety and the biggest of them all - amazing Affordability for what you get. The leasing office staff are cooperative should you have any concerns. The manager Marilyn is extremely particular about her job of ensuring that everything is functioning properly and that the residents are complying to all rules and regulations for the greater benefit of the community. On the day of our move in she personally went through each and every page of the lease agreement IN DETAIL and AT LENGTH with us (not skimming over or skipping points for a cursory walk-through) to ensure we understand all the terms and conditions of the agreement. A few days are moving in, I had an issue with USPS delivery (mails not being delivered to my mailbox) and Marilyn personally spoke to the mailman to get it resolved. The biggest draw for me about this apartments was the affordability and value for money. The prices (of non renovated/non upgraded units) were well below those of nearby communities. This is an old community and the buildings are going through renovation in phases across the community. Requirements vary from person to person - for me - I did not want to pay a hefty premium for 'upgraded units' - and so I am extremely happy with what I got - I got upgraded appliances (good for energy efficiency and electric bills) but old fittings, cabinets and counter tops in the kitchen and bathrooms (not a problem for me at all). The rooms were extremely cleanly designed to be spacious and receiving lots of natural light - this is my other biggest requirement and this helped me decide to rent here. I have had zero problems with bugs - but I can only speak for my apartment. Overall - till now, my stay has been very satisfactory.
The manager is so rude. The apartments are old and small and certainly not worth the rent they are currently charging. The only good thing is the maintenance team. There are bugs everywhere and there is no gate ! Save yourself from living here.
Beautiful homes. I came in today (2/23/19) looking to move by the end of March / Beginning of April. I was greeted by Brandon who was very helpful, knowledgeable about property and friendly. (I recommend asking for him when touring/scouting out the property.) He showed me all the amenities, both one and two bedrooms, the remolded buildings and went over the pricing sheets so there would not be any surprises about deposit, renter insurance, ect. I am excited to be in such a beautiful property with staff like Brandon.. I'd recommend this property to anyone including friends and family!!
I mostly enjoyed my stay there. Maintenance was prompt, the neighbors nice. But a few things you should be aware of. Read the lease carefully, especially the part where they can enter your home at any time and that no matter what they do to you, you cannot hold them responsible. Also notice that even if they don't have the apartment ready when you show up with your moving van, you cannot break the lease unless it's many days late. Expect bugs in a complex this age. Their pest control was inconsistent at best, and never stayed with a program long enough to keep them at bay. I hope they are doing better now because the neighbors are usually very nice and the units modest but well repaired. The kitchen fan exits the breezeway, so be aware there may be cooking smells as you come home. You would and should expect a notice when they do routine maintenance to secure you personal items, but they were excessively inconsistent. It's understandable they want to protect their property, but it's our home too. I watched manager walk into a residents apartment without notice. Scary.
I lived here for almost 2 years and could not wait to move. It seems like every month I had to place a call about "Water Bugs"....... Roaches where I am from. They will come and spray but are not fixing the root of the problem. Over the years I have seen many neighbors complain about bed bugs so I constantly checked and sprayed. I have lived at older properties before, but this is a very neglegant ran property whom only care about the the money coming in and not the sanitation or happiness of their tenants.
I moved into Riverside based on a referral and awesome the location, I thought the community was too good to be true and soon I found it was was exactly that. Within 3 days of occupancy I had encountered several problems with the apartment, submitting service request for each to be completed very poorly. While silverfish, spiders and even ants are normal, roaches are a big NO NO however I was told to expect the pest by the maintenance crew. When speaking with Management about the issue I was told that my apartment would be treated however pest activity would exist through out the treatments. The identical story when it came to mold, I was told the pest bait used in the cabinets created the mold and it was natural. Natural disaster if I must say so! The roaches roam freely in the unit and are not affected by the roach motels or weekly pest treatments, the mold is growing because of the improper cleaning process. Maintenance uses bleach and does not call an outside service to manage the issue. Once you submit a service order you are instructed that you will be charged for future damages/clean up related to mold. Yes, despite knowledge of mold growth you will be charged for the ongoing issue. DO NOT move into complex, there are several other reputable communities with great location and comparable prices. I would not recommend Riverside House Apartments to anyone!
I've lived here just over 2 years now, it has been very pleasant. My dog and I take advantage of the trail on the property that leads to the Chattahoochee system. It is very quiet, everyone is very considerate. There are a lot of families and small children, the kids are all quiet early. Management has been attentive to my needs, I had a water leak that they took care of nicely and have always been very polite. I am moving out of state or I would gladly stay here longer!!
Lived here for approx four years, happy to be out of there.Management DO NOT CARE about their residents, its all about collecting money. The only good thing is the maintenance -they fix problems pretty quickly. This apartment complex has major roach infestation and other bugs (bed bugs) as they keep visiting with dog to check this out! No privacy here! Roaches of all sizes are inside of the walls of this apartment complex (they are quick to say the residents are at fault), but the truth is roaches exist in all units and appear no matter with pest control cannot resolve the problem. In four years the problem remains. Hard to sit down or prepare a meal without one, two appearing over the stove or in your pot of food!! Its disgusting! And we were very very clean and our home too careful how we packed away our food. Apartments and Appliances are old and all outdated! Major issues with central air conditioning blowing dust everywhere! Filters had to be changed monthly when we requested. Conservice the utility company operating for Quintus Corporation robs residents charging units $90 for gas, water, sewage, and garbage! They should be looked into how they are operating! Also the deposit they receive on move -in is guaranteed you will not get back on move-out even you have no charges!!! Many units have more than one Indian family living within a 1 bedroom and with no meters per apt utility usage residents must pay for extra illegal people living in other units The community is predominately Indian who allow their unsupervised children to play all over the place and are a hazard for all drivers. The swimming pool, tennis courts, and laundromat is used by people outside of the residents and there is no one monitoring the comings and goings of people after office hours ie. a safety issue for residents! Also not a gated community so anyone can enter and do! Parking is not allotted or marked per uni!t. Many units have people with 2-4 cars and take up many spaces, making it difficult to find a safe parking spot close to ones unit especially if coming in from work late at night! We left Riverside House due to roach infestation( health hazard), noisy neighbors, and rent increase even everything in the unit remained the same as when we moved in four years previously! We regret to say we would NOT recommend this apartment complex to anyone.
I have lived at Riverside House Apartments for almost 2 years. I would recommend for anyone to live here for several reasons, to mention a few, it is affordable, it is situated /- 15 mins from downtown Atlanta, it is accessible to major highways (I285 & I75) & walking/bike trails along the Chattahoochee River, it is well maintained and the management staff really pay attention to the needs & requests of residents. So far, I have enjoyed being a resident of Riverside House Apartments.
