Get as far as you can from here, amenities seem nice at first but all leasing people here are a nightmare. Just look at all the other reviews here on fb anywhere . If your looking they will only probably tour you the nicer areas where the rest is so unattended . Trash is overfilled every single day , you'll literally have to take the trash home back with you when you try to take to dispose of it. & to top it off as recently start towing their own residents! It's not like they provide decent parking but towing after 2 hr limit without sending a email to residents or any advisory . Sure they can shut off the water as many times as they wish , every month at least 5-6 times because they always have "pluming issues " and send a email about that. Like that's not a inconvenience to live with .But that's all okay?

Don’t be fooled by anything, this place is crap and never have answers for anything. Your water is guaranteed to be shut off 1-2 times a week and you’ll be lucky if you get a heads up. Not worth it at all and easily the worst place I have ever rented at. I would give zero stars if possible.

I’m giving a negative rating due to a number of experiences I had during my residency at Axiom Tustin. I lived here for under a year but had a number of bad experiences in that short time. Safety: Approximately one month after moving in I experienced a break in. The police didn’t seem surprised and mentioned that this kind of thing has happened often in the area. On one afternoon the SWAT team was trying to arrest someone in an apartment across from mine and I had to be escorted out by a SWAT officer and couldn’t return to my apartment for a few hours. There are people (residents) who hang out in common areas and are visibly doing drugs. My sister was visiting and was up at 4am to get to the airport; while she was waiting for her Uber, someone came up to her asking for drugs. Management: The leasing office doesn’t care about you. They only care about your money. There was an incident where I had enrolled in Auto-Pay but I wasn’t sure when the payment was supposed to go through so I paid manually to ensure my rent would arrive on time. By doing that, I had accidentally paid twice. I contacted the bank and the management office to get one of the payments reversed but neither said they could help. I ended up paying late fees and returned check fees. Because of that, I was required to pay using Cashier's Checks for a number of months. After that period was over, we got no notification or alert that our Auto-Pay had been reactivated, so the whole thing happened again. Move out: The move out was a disaster. I contacted the office before moving out asking if there was a process to go through other than handing over the keys. There’s a whole mess of details, but in the end, they ended up keeping our entire deposit (pet deposit included) and we had to pay them an additional $300. Overall it wasn’t a great experience due to day to day things. People leave their dogs poop on the grass, you can hear people shouting in their apartments, there is no guest parking, and maintenance requests aren’t always fulfilled. Also, if you have a dog, you can expect one of the maintenance guys to welcome himself to your apartment to pet your dog. The management office is very hard to get a hold of. It wasn’t always bad and the apartment itself was decent but a big part for my negativity was that I didn’t feel safe and felt like they were taking advantage of me for my money.

Loved this place the past two years but with the new management company it’s impossible to maintain your peace of mind. If it isn’t constant construction, it’s them bothering you for any and everything. Non-stop papers in your door warning you of more construction or that they are going to enter your apartment. They think slapping cosmetic fixes on everything will make their apartments “luxury”, you’ve been warned... there are MUCH better places to live within walking distance of here that are much cheaper.

The apartments are ok, but the management of the leasing office is terrible. The office staff is very welcoming at first, but they do not answer phone calls half the time and they do not respond to emails. There is no follow through and they bribe you with specials they try to avoid paying out. I put a hold on a unit in July and had issues every step of the way. I finally moved in to find live and dead roaches in the apartment and the fobs for the amenities did not work . Don’t waste your time and look elsewhere. There is a reason why they have so many units available.

I have to admit that this is a relatively safe place to live in Orange County. New management since January 2018. Staff members are generally helpful and maintenance people are also trying their best. However, I need to let you know that they have poor management that doesn't put enouth effort/resources to maintain apartment quality. Key fact: Lots of roaches! I can even distinguish different species since I've seen way too many. On our first night, I found at least a dozen small/med-sized roaches. The next day, our family was promised to move into another unit due to the incident - only to find out that other units also showed evidence of roach activity. What more do I need to say.. Long story short, if you want a mediocre living standard, come sign a contract as long as you are okay with living with the roaches. However, if you have a family, children, infants, spouse, etc. I highly recommend that you avoid this place. Just patiently waiting for the contract term to be over...

This place was the worst place I’ve lived. Axiom got bought out by Avenue 5 a few months before we moved. Presumably because there were so many things wrong with the management of the properties. We though they would be better management than when Axiom employees were there. They made us late on our rent the first two months we were there because the Resident Portal app didn’t work properly. They only accepted cashiers checks- we had cockroaches, spiders, all the patios and beams were infested with termites, our apartment wasn’t renovated properly, it smelled perpetually of paint-it was all a mess. But they didn’t do any better. There were still cockroaches everywhere, my apartment still smelt like toxic paint when we moved out, they never responded to maintinence requests, lightbulbs, broken drawers that barely opened because the paint they used was like glue. Our blinds were super glued, and hot glued together, so they snapped off then I would clean them. And they still took almost all our deposit, after I had the whole place professionally cleaned, because there was one spot in the small patch of carpet in our room. Don’t give this company your money. They painted the outside and wanted to charge us $80 more a month for rent for our renewed lease because of “improvements”...we knew we wanted to move out before hand, but this just solidified our choice. The pet rent is insane, something like almost $100 more a month, and they won’t let you put plants or decorations out on your balconies anymore. JUST SAY NO!

WHAT A SHOCKER!!! They lost my rent check again!!!! I never had an issue with Eaves Tustin Leasing and not even the previous leasing people before this Avenue5! What a nightmare to deal with this people. I am not the first resident that they lost rent check! Save yourself! DO NOT MOVE IN this community for now! It is a nightmare! We are hoping these people will be gone by next year!!

Office staff is uncaring and never follow up when they indicate they will call you back. Maintenance requests must be followed up on as they are always late or forget to show up. This has happrned more than once. Apartments are poorly renovated for the price.

Leasing office is terrible. Some of them doesn't know which apartment is available or not. Don't know floor plans and locations of units exactly. Lease lock is another case. They requested a guarantor fee (which is same as your rent, for nothing and it is not refundable) while I was trying to lower my deposit. Which was absolutely nonsense. Otherwise your application cannot be approved. They push you to pay thousands of dollars for NOTHING. This is not a application fee, they charge $29.99 application fee too. Lease Lock approve your application only if you pay whole rent amount to Lease Lock. Also, leasing agents don't know the leasing process with Lease Lock clearly. Terrible experience I'm very happy to cancel my application. Waste of time

I've lived here almost 2 years and when Axiom bought out Tustin Eaves it went downhill fast. Every single month after the 1st, my building has a problem and the water is out .....sometimes for days. No clue if they just aren't paying the bill after we pay rent or if they don't want to fix whatever pipe problem is occurring. Speaking of maintenance, it is non-existent. I rarely if ever see any maintenance people around like I did with eaves. When I call or make a maintenance request, it always takes days for them to attend to. The leasing office people take up spots tenants use and I even witnessed one of them jump into another's car after hours and leave her car there all night. Parking is insanely terrible and always has been. We will definitely not be renewing our lease with Axiom. I wouldn't suggest living in any of their apartment complexes and I would never recommend anyone I liked to rent with them.

Horrible. I have termites in the apartment and have been complaining for a week. Nothing is being done. I've also been complaining about my neighbors smoking, parking, and constant barking from my neighbors dog at 3am. I've called various times and email and I get no response. I even stopped by the office and no one was there. There was a sign that said they would be back at 1:35pm and it was 2:00pm. Do not move here

I absolutely love my two bedroom apartment. It is very spacious and I am close to the Market Place which has all the stores you can imagine. The staff as well my neighbors are very friendly and I couldn't be happier. If you're looking for affordable spacious housing, come check out this complex.

Great location, immaculate landscaping, friendly and helpful staff!! (Da,Duh Duh)... Not all units are equipped with updated appliances and fixtures, yet yearly rental increases are inevitable. I'm over a barrel... No net in sight!

I've lived at this address for just over four years and while it was a great starting apartment, the price has gone up and the parking has only gotten worse. The area is nice - located near the marketplace it's a great place to run out and grab a quick bite. The landscaping is gorgeous, but the gardeners start very early and work 3-4 days a week so if you ever want to sleep in you might be out of luck. I face East so I don't get any late day sun, but that doesn't stop my apartment from heating up and staying hot during the summer, and with no central air your electric bills do their best to stay nice and high. And even though it's a corner unit, getting a breeze is a rarity - but it's wonderful if you can catch one! On the bright side, the washer/dryer in your apartment makes it so you don't have to carry your laundry anywhere and you can just stay in your apartment instead of dealing with weather. Pool is fine, albeit oddly shaped and small, and it seems to always have people in it. Tough to use the pool for anything but dog paddling because there isn't enough space to swim laps. Workout room connected to the pool is nice, but if you want to use the treadmill you better hope the one (of three) that actually works isn't being used or you'll have to use the elliptical or the bikes. Floor plan is pretty awful - no breakfast bar means the kitchen is blocked off by a wall and it gets hot and stays that way. The laminate flooring in the kitchen is low quality and the carpet is worse - we don't wear shoes past the doorway and we *still* get spots and stains! We're on a street with another complex at the end of the block. After 3 PM, parking becomes difficult to find. If you can't nab a spot on the street, there's a shopping center just on the back of the complex and if you can't find a spot on the street you can park over there and walk home. And let me tell you, you *will* spend a lot of time swearing at the people who leave exactly enough space between them and the cars in front of and behind them so nobody else but smart car drivers can fit. It happens relatively frequently. In four years my rent has gone up $550 and there have been minimal upgrades to... well... anything! But they claim the rent increase was due to upgrades. They've had vendors here the last couple weeks upgrading the building structure by replacing the wood beams of the upper apartment balconies. It's a fine place to live, but not a luxury apartment for luxury prices.

This apartments are really good. They are pet friendly and with all the amenities its a great neighborhood. The rent is a little high but its pretty good overall.

AVOID! Eaves Tustin community, they will raise your rent as much as they can. You are simply dollar signs to them. It does not matter how good of a tenant you have been. They raised our rent by $220/month. No parking; maintenance people are awesome; close to the freeway and the Tustin Market place; extremely high water bill, cockroaches, not enough trash bins, not a fully gated community, not safe. Amenities are really lacking and the office staff doesn't seem to care.

I have lived in this community twice. I eventually moved to the Irvine company but then returned bc I realized this is the most affordable living in the city of Tustin. Place is good, only downside is that the club house is not available unless you book it and the parking situation can be hectic.
