Property Ratings at Axis at Shady Grove
Once a five-star residential complex, the current state of this apartment building is nothing short of disappointing. Though the exterior and leasing office may seem inviting, don't let appearances deceive you. The quality has steeply declined, along with attentive management. Rent, parking fees, and service charges have all been raised, but these increases are not reflected in any improvements around the property. The cleanliness and maintenance are severely lacking, including the presence of rodents and pests. Furthermore, unpleasant odors and unhygienic conditions, such as dog urine in the elevators and carpets, significantly degrade the living experience. The garages present their own set of issues, including leaks and dirty water puddles. If you think a covered garage implies a clean car, you are mistaken. Leaks from the upper levels will quickly dispel that notion. The new management appears to be indifferent to these deteriorating conditions. While the previous management team actively engaged with residents through the resident portal, addressing concerns and complaints, the current team seems to have abandoned this proactive approach. To sum up, if I could rate this place lower than one star, I would. The contrast between its previous quality and its current state is like night and day. If you're considering moving here, I strongly urge you to reconsider.
Would not recommend this apartment to anyone and I don’t even live here. Called to make an appointment to view the studio & one bedroom. The apartment overall is really dirty, floors are uneven, & walls are very thin. I talked to a couple people who live there & they said residents here complain all the time about noises (walls and floors being way too thin). It was very difficult finding the parking garage & when we went to go park I found a ton of broken glass (maybe from a break in). My nail artists boyfriend has had his car broken into twice here. I’ve read reviews about how water gets in through the balcony door making me think certain things are not installed properly. We also toured on our own which I did not find very professional. $5 for a guest to stay overnight & $2 a month for pest control is just weird. If you have pests you should take on the responsibility to pay that yourself.
I have lived here since 2018 when it was Hanover Shady Grove it was great. Now that Axis Shady Grove took over it’s been horrible it the hallways looks disgusting the walls are filthy & the carpet has stains and dog poop every where you can tell that they don’t keep up with it. You can hear your neighbors inside and outside you can always hear dogs barking
The Equity Residential conglomerate owns Axis at Shady Grove. This public company is extremely profit driven, as evidenced by its obscene 14% rate hike this year. (Note that the city of Rockville set its voluntary rent rate hike for 2022 at a maximum of 0.4%.) The leasing staff at Axis do not manage renewals so tenants will receive an auto-generated renewal notice by email from a generic Equity email address and possibly an equally cold follow-up call from Equity's toll-free number from an employee who will only divulge his or her first name. Equity offers no explanation to account for the shocking rent increase and dismisses tenants to speak with the city of Rockville if they have complaints. Oddly its excessive rent rate does not include such ongoing extra expenses as the ineffective pest maintenance fee charged to all renters every month. Residents routinely post photos of the various rodents found in apartment hallways and trash rooms. (Equity also charges monthly fees to process your water and sewage bills through a third party rather than allow you to make direct utility payments without such added costs.) The building's cheap, paper-thin wall construction must have benefitted Equity investors but ensures you get an earful anytime your neighbors watch TV, listen to music, or naively think they're having a "private" phone conversation in what should be the privacy of their very pricey rental unit.
From the day I moved in, to the day I moved out, I never had one peaceful and quiet night of rest. The walls are thinner than a 1-ply piece of toilet paper. Every morning and night I could hear my upstairs neighbors get out of their bed, walk along the hallway to the bathroom, leave the bathroom and walk to their living space. The noise at the pool noises will wake you up in the mornings. During the summer months it’s even worse with kids screaming at the top of their lungs at the pool. The lounge area surrounding the pool echos so badly that the people should just sit in your apartment. The outside lounge (courtyard) is supposed to closed at a certain time (9pm or 10pm) but loud neighbors will stay out there until 2am, 3am. And all that’s with the windows closed! With the windows opened, it sounds like a community party from sun up to sun down. Plus the Luxer (package) room is so disorganized because they don’t have actually Luxer lockers, just a supply closet where you have to play where’s Waldo to find a package. The staff, as pleasant as they are, can and will find any means to not return your deposit. Not to mention, their lease is different than regular leases. Axis’ lease runs 12 months and 1 day.
We have had several issues with the community but the biggest complaint is the noise and how the leasing team responds to requests. All throughout the night you can hear your neighbors. Most nights, we are woken up it. We have reached out to leasing on several occasions but our complaints fail to be resolved. The leasing team often does not acknowledge the emails and/or has a solution. Weed will often come through the vents and fill your apartment with the smell. You can also smell it from the corridors and directly surrounding the building. The trash room is often filled with garage bags and recycling instead of it bring properly disposed of. It is very disgusting trying to put your trash in the shoot and having to step over other people's bags. There has been security issues with the parking lot. I do not always feel safe walking from my car to the building. Parking can also be limited since unregistered vehicles park in the garage as well. Overall, it appears to be a decent place to live but there is a lot of behind the sense things that are not visible when you initially tour. The buildings are built poorly and the overall quality is not there. I do not recommend this apartment community as you can find better for the same price.
I would never recommend this place. Never judge a book by it's cover. I regretted my decision to move here within 1 week of move-in. I am highly disappointed on how poorly the hygiene of the property is kept. You want to know what it's really like ask them to show you the trash rooms. They always smell like a dead animal lives in there. The carpets look like they've never been cleaned and the smell in the hallways make you ashamed to bring family & friends over. No one ever mops the floors and in the gym the lysol wipes are always dried out! They threw a pool party and like 15ppl showed up... so sad. Like living in a citizens home. The walls are very thin and I swear King Kong lives above me.I can't wait to leave. I'm not surprised why people don't stay long at this property. Don't make the same mistake as I did by moving here. I promise you will regret it!
This place is insane! Crazy loud! I lived at many places before but I've never had such a horrible experience! Every single morning they are doing different types of EXTREMELY LOUD, NOISY work under the windows, INCLUDING the WEEKEND so that you can't EVER rest! Just some examples -last Sat morning they were mowing the grass right under the windows. -today! Sunday?! Cutting out huge trees with chainsaws and chopping them up right under the windows. Plus they are driving back and forth with their huge truck with a beeping noise -dumpster are located under the windows also!sure enough they empty them in the mornings!Imagine to wake up on the dumpster banging on the truck & beeping! -if this is not enough they blow the dust in the garage in the mornings (right onto your cars) in the weekends-when all residents are home and trying to get rest after a hard week of work. Let's wake them up and dirty all their cars too! These are not happening once in a while, its an ongoing daily disturbance! Trust me you do NOT want to move here under any circumstances! No matter how good deal they give you, it's not worth it! I tried to swallow it before I wrote this,even contacted the corp office, BUt they don't care. I was hoping,these noises will end but no! Their deals! You have to chase them down to give you what they promised!horrible! All they care about is to get you to sign the lease, take your money then you have to beg them to take care of everything. Oh, they tax you on the "referral bonus". They aren't genuine at all, all fake&ignorant! Apts-very cheap materials everywhere inside! Don't be fooled by the models! We moved into a brand new apartment, it was dirty, dust everywhere, marks on the walls,broken handles,missing Nails,shower doors&drawers not closing, motion sensors not workingright,ETC They take forever to look at a request,after they finally come, they only fix some of the issues, and make an excuse for the rest why it can't be fixed, but if you are persistent, sure enough it can be fixed. But seriously,is this what one have to go through when moving in to a brand new "luxury" apt? You decide! If it was me, I'd never ever in my life would move to this place, knowing all I know now. I have several friends living here, they all say the same, some of them even warned me up front, but I was blinded by the nice look, great deal&fairy tales of leasing agent. I hope this helps to wash some of the sugarcoat off their dump they are trying to sell you!
I was the first resident to move in at Handover Shady Grove Apartments and it has been a great place to call “home”. I’ve visited other surrounding properties before choosing Hanover Apartments and immediately saw the difference in the quality. I feel as though Hanover puts more focus on the living experience and quality of their materials within the apartments. It’s not a fancy amusement park, but you won’t hear your neighbors next door and the living space is so spacious! ( I have a 1 bedroom apartment) Apartment Management/Staff- The staff members are genuinely great people! You can always tell when someone is greeting you, just because it’s their job, compared to someone who genuinely wants to know how you are and how your stay is. Logan, Nita, Alex and Eric do a real good job at making sure all of your needs are met and they are just great people to converse with if you ever find yourself hanging out in the front office. Apartment Grounds- It looks like the pictures! The grounds and facilities are kept clean everyday. The workout room is open 24/7 and rarely crowded. There’s a nice open field between the two buildings that have benches where you can sit down and read a book and there’s a nice path for you to walk, run or play with your dog. Community Amenities- The movie theater is dope! I don’t live in the building with all of the amenities, but it’s literally just across the street from me. I don’t think people ever use the amenities, but the property is still fairly new. My favorite is the exclusive movie theater, but the dinning area and common areas are very nice! Interior Features- Modern Style. As I said previously, there are other properties that put a lot of eye candy into their interior designs, but in most cases it robs the value and quality of the actual apartment. Hanover provides a great balance between the two. Neighborhood- Located in the Bermuda Triangle The neighborhood is great, but it’s located in an area where most people have a hard time finding. The apartments are located between corporate buildings, which make it difficult to see, but other than that, very quiet and family oriented environment. Rental Price Value- Prices are always competitive depending on the area, so I look at rental price a bit differently. You have to ask yourself what you value the most and then ask yourself if it’s worth the price.
