Property Ratings at Aztec Villa Apartments
I lived here from 2013-2017and rent then was really reasonable for what you got. There are pros and cons to this complex. These are when I lived there. Pros: Safe area, I never had any issues. Close to everything. My units were always quiet. Management and maintenance were professional. The layout of the 1 bedroom apartment was well organized and spacious. Cons: Old A/C units are power hogs(I had my a/c set to 78 and my power bill was always around 90 bucks, but I think that's more of a Gulf Power issue since electric in Ohio for me has always been around 20 bucks with A/C). The units were a little old(huge glass doors in the bedroom seemed old). Waterbug issue(not terrible, maybe a total of 5 or 6 in the 4 years that I was there).
As we left after the huricane to go back to our home towns for a roof over our heads and to have both of our vehicles repaired and grateful to be able to do so as others were not so fortunate. We were being told by several of the remaining residents that their rent had been refunded and some claimed to have been able to stay rent free during repairs. Unfortunately our apartment was totally destroyed. We moved into a small camper as we were told we'd be some of the first to be called as units became available after rebuilding. What a lie! We were reembursed for our rent for the month of October as we paid on the 3rd and the apartment became unlivable on the 10th. This was only done after several attemps to contact them as well as the main office practically begging for our partial rent refunded. We have continued to contact Kim at the office only to hear the same thing every time. She claimed continuously she'd contact us when something became available. We told her we'd take a smaller apartment if needed. She said we were at the top of the list as we're others who'd lost their place there. She even asked if we wanted the same apartment we had once it was rebuilt. Here it is November more than a year later. We continuously hear other residents claiming how so many people seem to be moving in. We once again contacted Kim regarding this only approximately a month ago for her to reassure us that was not the case. We decide to drive by again as we've done several times. In past we've assumed the vehicles there may have just been workers. We happen to go there to visit an old neighbor who was lucky enough to be able to stay there and also were able meet up again with a few others as well. We're still hearing the same stories from all about how so many people have moved in. People even we're asking why we never came back. During our visit we actually ran across the other office worker, Louise. She claimed that all but one building, building A, are finished. She says it's not her department or job. She was claiming it was Kim's place to take care of rentals but that they tried contacting us. She said she heard we relocated into a camper. I told her living in the camper was true but we have been contacting them by phone or email for quite some time regarding getting an apartment back. I have several emails to and from regarding our attempt at trying to move back. We're just under the impression there rebuilding only to hear her say otherwise.
Rented a 1 bedroom for 2 years. I unfortunately have to move due to Hurricane Michael destroying my apartment. The overall experience at Aztec Villa was pretty good. The rooms are all spacious, decent counter space, very large walk in closet, never had mold, pest control works wonders, and monthly AC filter changes are nice. The only negative about this place is the power cost. Even with blackout curtains (I work overnights) my power bill was exponentially higher (around $200) for the warm/hot months, but that is Florida for ya. Now to the superstars. The management and maintenace teams are bar none the best I have ever experienced. No matter what issues I came across they would take car of it within a very short period of time. When Hurricane Michael destroyed my living room and dining room the office kept me up to date constantly even while being completely overwhelmed. When the hired crews to remove the wet carpets, wall damage, etc didnt show on time the maintenace crew stepped up without hesitation. They worker together and got my place livable until I could get insurance money to move (I had nowhere to go). I am certain I will never meet a better staff than them, but here's to hoping. Thank you Aztec Villa for everything and wish you the best in these hard times!
These apartments are old. Power bill is almost $200 a month due to old a/c units. But yet i have no washer and dryer to help use electricity.Mold is terrible in the winter, I've thrown shoes away that just start growing mold. If you live next to a smoker that smell comes into your apartment through the kitchen cabinets. It's not healthy to live here but when you work 2 jobs to support yourself unfortunately this is a roof over my head. I live in a 2 bedroom. Apartments are a nice size. Lots of storage. Management is good.
