Property Ratings at Azul
We have been for a little over 6 months. At first the place seemed quiet, and taken care of. But that all changed rather quickly. People in my building are always hanging out in the stairs and hallways. Super loud, and they bring other people to hang out there as well. My apartment gets filled with weed smell because they're constantly smoking weed inside their apartment. My motorcycle that I only had for a week parked in front of my building was STOLEN. So much for surveillance right. People bringing outsiders with their problems, neighbors got their car windows shattered, who knows what for. Car drove by recently and shots were fired. The amount of rent we pay here is ridiculous and honestly not worth living here. Luxury should be remove from the complex name as it is far from luxury living.

Roaches, everywhere. Lived here for 10 months and roaches have never gone away despite many pest control visits. Gate is often broken. Loud parties at night. Cigarette smell in supposedly non smoking apartments. Garbage is always piled up at the dumpster. Can't wait to move.
We have been here for 5 months, and I can wait for my contract to finish so I can move. I have no words to express how bad is the management and the degree in which they don't carr about proper maintenance. All they do is the minimum to keep the apartments occupied. When they gave me the apartment it was so dirty that literally had underwear from previous renter still in the closet. I made a huge list of things to repair and they only took care of a few, you can see on the walls how they only paint in the spots that need to be covered, so you even have different colors. All the burners and extremely old, uneven and with grease of top. Now, they gate was damaged during a storm and its been a over a month and no sings of them wanting to repair it, so now anyone can come and go as they please. The other day there was someone sleeping on a car I don't think he lives here. The list goes on, so I can no emphasize enough how much this should be considered only as LAST OPTION. I have even considered move now and pay the penalty

Our maintenance staff takes pride in having an apartment ready for a new move in and if they dropped the ball we really apologize for that. I would like to start with the new staff in the office, they are so nice and seeing the same faces for the past three months has been great. There has been so much change that previous to them I would see someone different every time I went in and I go in frequently to pick up packages. They are so helpful and happy to get my packages. I have only had to put in one work repair and the maintenance showed up about 4 hours after I called it in. They have been having events for the residents and I was only able to go to one which was the meeting of the staff and that was nice as they had the security company there to let us know what to do if we needed them. I have read some of the other reviews and I am very surprised how negative they are, that is why I felt the need to write this. I don't like that there is only one place for the trash but I guess that is better than looking at containers everywhere and like I said earlier the maintenance took care of my issue really fast. A little walk to take out the trash is not a bad thing. Like I said the new staff has been wonderful and I am sure that no apartments are perfect but this one has been great for me.

Our experience with Hillstone at Prue was unfortunately a nightmare. There were too many incidents to recount, but here are the worst ones. There was the ongoing situation of only one dumpster for the entire complex, resulting in the nauseating stench of trash continually piled up outside the overflowing dumpster. There was the pool that was left to grow nasty for a couple of months, despite many complaints from tenants. The tiny, inadequate fitness room had dirty, dated machines that often didn't work. There were unsavory tenants who partied, had visits from the police, and knocked on our door, apparently high, around 3 am. The event that forced us to move was this: In Sept-Oct 2015, with temps in the 80s and 90s, our AC unit failed 13 times, switching off for periods of time ranging from hours to days. Despite 3 written notices and many verbal notices to management, they took an interminably long time to respond to most of the AC outages, leaving us without AC for extended periods as long as 2 1/2 days. When they finally responded, they failed to have the AC attended by a professional, instead, having their maintenance people make unsuccessful attempts at repairs. Management knew my husband was recovering from surgery and was extremely uncomfortable with the heat and humidity, yet ignored our requests to bring in an expert to properly repair the AC. When they finally ascertained the problem was a failing compressor, they told us they would not replace it until it totally failed, despite the facts that we were suffering and that the failing unit was drawing a great deal more electricity than normal (tenant pays for utilities). According to Texas law, their failure to respond enabled us to terminate our lease and move without the usual notice. However, this was at great expense and inconvenience to us. Management has failed to respond in any way to our requests for reimbursement of moving expenses.

The maintenance staff is very knowledgeable of A/C units and take pride in getting their service requests done in a timely manner. The management team is here 7 days a week to help with any of your requests and we do resident functions monthly. We are very sorry to hear that your experience at Hillstone at Prue was so bad. We took over the property in June 2016 and are making lots of changes. Although the compactor can not be changed the maintenance staff is constantly going past to make sure all trash is inside. The pool has been cleaned and serviced daily and has been sparkling since we got here. Our maintenance staff is also HVAC certified and takes pride in completing his service request no longer than three days after them being called in. I've lived here for a year and I have never had any problems up until about a month or two ago. Management has always been very nice and extremely helpful until this new management took over. Now every single person who works in the office, including the property manager, is rude, not helpful, and very unorganized. They forget everything you tell them and have given me different numbers as to how much I owe every single time I've gone in there in these last couple of months. They even argued with me telling me I owed more than what i paid after i had a piece of paper given to me by them stating how much i owed, not to mention they lost that check and then tried to charge me late fees even though they were the ones who lost the check that I turned in on the 4th!!! I move out in a week and I cannot wait!! Do NOT live here! You will absolutely hate it!

I am very sorry to hear that you feel that we were rude to you. That is never our intentions. During the management change some rents were paid to the old management company and some to this one. You may have been one of the people that were right in the middle of the change of management and I apologize if things seemed unorganized. I've lived at Hillstone for nearly 3 years. In June of this year a new management group took over this property. Since the switch, I've put in maintenance requests 4 times (for the same 4 things), and nothing has been done to resolve my issues. I live on the 3rd floor and my toilet has been leaking about a gallon of water a day since the end of May. A ballast is out in my kitchen light, so I have no light in my kitchen. This also happened the end of May. My kitchen sink spews water all over the place and my garbage disposal doesn't work. I have escalated these things in writing 3 times and my boyfriend told them over the phone once. They don't care at all, but will threaten you if you try to withhold rent pending repairs. Don't move here. You'll regret it!

Very quiet complex. Do not like the fact that the electronic gates have been broken for over and month and nothing done about it. There is only one trash dumpster for the whole complex and although it would help if people would actually throw the trash in the dumpster instead of just in the vicinity, it is not enough for the whole complex.
This is the first apt I have moved to and I'm so happy. The floor plans are wonderful. Washer/dryer included in every unit, hardwood floors in living room, kitchen, and bathroom. Granite countertops. Black appliances. Work orders are done quickly. Office is super friendly and helpful. Pool is beautiful. 24 hr fitness center. It's just an awesome complex overall. The only negative is the parking gets kind of crowded and there is only one location for trash. Other than that, place is great! :)
