Each adult (18+) in the household must complete a separate application and sign the forms before returning it to our office. Should you not have access to a computer or printer, we can accommodate you during our normal office hours in our facility learning center. Please include, as applicable: • Application Processing Fee: provide $16 Application Fee in money order or cashiers check • Proof of employment income: provide the last 6 consecutive paystubs and employer notice/letter of hire • Proof of SS/SSI: provide a copy of the current SS Benefits letter. • Proof of child support: provide the 12-month statement of Child Support Payments • Child Support Court Orders: provide the Child Support/Placement Court Order. If you do not have this, you may contact the Clerk of Courts of the county where the order is finalized. • Divorce Decree; provide the Final Judgement of Divorce AND Marital Settlement Agreement. If you do not have this, you may contact the Clerk of Courts of the county where the divorce is finalized. • Any other income or asset information applicable to the household • Copy of a photo ID for each household adult • Copy of a birth certificate for each household minor (less than the age of 18). Application Process: Once our office receives your application, we will: verify your income and assets, complete a background and credit check, and verify your rental history. At any time, you may be contacted to call your financial institutions to expedite the verification process. Once your application has been processed, you will be notified of acceptance or denial. If your application is accepted, and a unit is not available, your application will be placed on a waiting list unless you request its removal or do not respond to our correspondence in a timely manner. Copies of the Rental Application will not be accepted as compliant. We must receive an original application with original signatures.

Property Ratings at Badger State Lofts
For the love of god, don't live here. The place is absolutely filthy, hallways and stairwells full of soda cans and dog poop. Walls thinner than a piece of spaghetti. The rustic high ceilings are cool looking until chips from them start falling off and onto your furniture. 911 is constantly here. The dumpsters under the trash chute are perennially overflowing. Garage doors in the parking structure are constantly breaking. The buzzer system will be down and loudly beeping in the lobby for extended periods of time and even into several months. The worst part, more than anything, is the property management. Never have I ever had the displeasure of interacting with a more incompetent, lazy, condescending, and patronizing group of people. Need something fixed? They’ll get right on it, until they never do. Want to re-sign your lease? Well, you’re gonna have to wait 4 months and counting. Need to move into a different unit due to your income changing? Guess what, higher rent! They will try to get your happiness by having events with food provided, until it doesn’t work and they stop holding said events. This team could not manage a turkey bacon and avocado sandwich if they tried. Actually, if it had a sandwich managing this place, the same amount, if not more, helpfulness would be available. TLDR: Don’t live here.
When you can't ever even manage to get a phone call answered OR even a call returned after leaving SEVERAL MESSAGES OVER A PERIOD OF A COUPLE WEEKS in order to view units or get an app to try applying it's clearly NOT a place to trust with your housing needs. When a company's employees are too LAZY to do what's necessary to TAKE your money what fool would be delusional enough to believe they'll be on point handling things that come up AFTER they've been payed (on the off chance that you're someone who manages to even be able to apply?).
New management is awesome, and the place is one of a kind in sheboygan, almost like downtown living but very quiet, clean, and lots of light in the apartment whatever I say about the place it is not enough just drop dead gorgeous. ??
Thoroughly enjoyed my two years living in the building and am very thankful for the help I received whenever it was needed by the courteous staff.
Don't sign here. Seriously seriously SERIOUSLY not worth it. It may seem like it's great at a cheaper price or whatever. But it's not worth it or the headache that comes with it. I was verbally told by Stephanie Shelp that I wouldn't have to pay the remainder of my lease on 02/22/2022. I gave 60 days of notice etc. Her exact words "oh we wouldn't make you pay for the remainder of your lease." And then flash forward they are charging me for the remainder of my lease. I'm looking at the final bill and I'm shocked. Think of it this way what person in their right mind - pay for the remainder of the lease and pay for another apartment in another city at the same time?! Especially one that is a student! Oh my god, they definitely take advantage of you and your finances if you don't know any better. This place is so horrible. I mean if you said it by "accident" at least own up to it and make things right. Don't say you sat down with me and did all this extra "official" thing when you're never in the office, to begin with. This was so unprofessional. And very obvious she was trying to cover herself up to not get in "trouble." Have some respect and don't knowingly throw someone else under the bus or make their life miserable to save yourself. That type of karma follows you. Long story short please trust all the other negative reviews they know what they are talking about. It's accurate. There's a reason that more than 75% of this apartment complex is empty with no tenants. There's a reason that they have such a high turnover of employees. Trust the reviews. And for context I never ever leave a bad review this was my first ever. So I don't do this lightly unless I am genuinely concerned for people interested in this complex.
They don’t know how to answer or return phone calls. Took two months of us emailing back and forth to finally get an answer about my application and they couldn’t even call me. Don’t waste your time!!
I moved in about 2 months ago and love it! The space is great, the windows are to die for and the people who run it are fabulous! It's not just a great first apartment, it's a great new home.
Just moved in. The place is beautiful. Application process was fast and easy. The apartment manager, Dawn, was a pleasure to work with. Always smiling and respectful and was willing to answer my many questions! She was also very good at responding to emails and making sure I was updated through the application process.
Then good luck trying to convince them to rent to you. Due to ACC Management's policies, they don't rent to current students or graduated students that have been students within the last 12 months. This applies even if they meet all other criteria, like I did. In theory, you could be out of high school as a 19 year old with no college education and qualify for this place, and if you're a 22 year old college grad with a great job lined up, not qualify. It doesn't make any sense and has left a very bad impression on me. Unless ACC changes their policies, I'll probably be leaving their options out in the future. I hope this helps future renters and I sincerely hope ACC has a change of heart

However we would like to clarify that the Student Rule is a part of the Section 42 Tax Credit code for affordable housing, and not a policy of ACC Management or Badger State Lofts. Many of our sites operate under different programs with other qualification requirements. We hope you will consider our communities in your future searches.
When I was ready to move back North closer to family, Badger State Lofts made that such an easier experience for me! Very responsive, understanding, & willing to help! The units are BEAUTIFUL & will not disappoint! This is the place to call HOME!
