Property Ratings at Balcones Club Apartments
If I could give this place 0 stars I would. I’ve only been here a little over a month and it’s been NOTHING but issues. From the apartment not being cleaned upon move in, to appliances not working, water heater not working (took over a month to get fixed with issues back & forth) super thin walls(I hear literally everything my neighbors are doing) , the car break-ins etc etc. The list goes on and on. Tessa and Chelsea in the office are amazing. They help as much as they can but the issues fall on the owners of this place. The maint. Team is halfway decent, I think they’re the only reason this place gets good reviews. To me, they can handle some repairs perfectly but some they’re not qualified for at all and cause more issues trying to fix one. This is by far the worst place I’ve ever lived and I so wish I could leave this place. For what you pay here, you can actually live comfortably with working appliances, functioning water, etc literally anywhere else. If you’re looking to rent here, do not make the mistake I have made!!!! Search elsewhere. Trust me
Lived there for over 3 years, old management company was wonderful but then they got bought out by a new one. Of course stuff like Valet trash was added as a flat monthly fee that you can't avoid, the property has 4 or so different sets of dumpsters and taking your trash out could not be easier but you still have to pay like $30 a month for this. I feel like half the pet owners don't clean up after their dogs and it's so gross. I live on the 1st floor and had 3 different instances of leaks dripping through my ceiling from the upstairs unit. The floors are super cheap and get messed up quick by water, the glue breaks down fast. My unit has no over head lights in the bedroom so it really feels like you're living in a cave at times, had to setup lamps everywhere. For some reason that I'll never understand they decided to start remodeling on their pool right before summer started and it wasn't finished until mid November, so no one at the complex got to use the pool for what was the hottest summer in recent memory, thanks! Many people there have kids and families and couldn't use the pool, but there were no rent reductions or any kind of compensation given. I guess the good news is it's nice and modern now, but why they chose summer to do this is one of the dumbest decisions I've ever heard of. To sum it up I could not be happier to move out.
I loved living here for three years until ResProp bought the property and has run it straight into the ground. In an attempt to maximize their profit they cut all amenities and dedicated all their focus on making a new fancy club house to trick new residents into thinking this property is well cared for. The maintenance team will regularly just close work order requests if they dont feel like doing the work and ive been without AC 4 days so far this hot summer, as well as going multiple weeks with broken windows because the management simply does not care about the state of the property. These are very old buildings and living here with a nonworking maintenance team is not sustainable. They've raised rent huge amounts while charging for a valet trash service that is non existent. The property is in a constant state of disarray and I no longer even feel safe in this community.

I've lived here for many years & have not left solely for the inconvenience of doing so, but if they do me as others & upon lease renewal raise my rent from 200-500 per month I will be forced out as others have been! They have done outer renovations that had just been done by the previous management solely to distract from how old the buildings are with flaws of uneven floors, cheap sprayed on tubs & countertops & areas not repaired where you'll have to walk thru puddles of water to get to your door after any rain. The relatively new management appears to ONLY be about extracting as much $$$ from potential & current residents as possible, no matter how unfair and exorbitant! As in, there are sufficient dumpsters throughout including recycle, but on new leases & renewals they are imposing a $30 mandatory charge for a "concierge service" to pick up resident's trash at their doors. This would be fair if it was an Option, some people may need the help... but this is not a necessary utility & it looks nasty to see bins sitting out all over the place with trash to be picked up. As renters we've become used to having to maintain apt insurance that also covers the property management, but now they've also added a fee to every lease to have you directly pay for their property insurance. Every bit of $$$ that goes into this rental property is solely for their profit Not with any care for the residents!

I have lived this aprtment for 1 year. While I am staying here, there are some problems in my unit. But whenever I asked for them, maintenance workers and staffs in the leasing office came to us as soon as they checked them. Yesterday, a worker, Jose, visited my unit to fix something and did his best. They worked very hard and solved the problems fast. I always appreciate all staffs in the balcones helping the residents very kindly.

I have lived in a 2bd 2.5 bath now for 4 years and it is by far my favorite place. But the electric bill in the summer is insane 300-450 and I turn the AC up to 78 during the day! The only think I can think is horrible insulation. Great place to live but highly recommend looking for a more energy efficient complex.

No other apartment I've lived in has compared to the miserable conditions of Balcones Club. The buildings are in severe disrepair, the staff is lacking in quantity and competence, they market the place for way more than they can offer, and the move-out process was unnecessarily stressful. Balcones Club was built in 1983, and was 34 years old at the time I lived there. This place had recently had renovations done to the rooms’ interiors. This sounds impressive until you realize that the buildings’ structure was left untouched and the interior renovations consisted of little more than a paint job -- black so defects are hard to notice. The aged climate control system and building insulation made for a hot and expensive summer when the electricity bills came around. After learning of all of these issues, I became disgusted with their marketing tactics. Their “Resort Style Swimming Pool” is nothing more than a standard backyard pool with some aged beach chairs, and their “Cyber Cafe” consists of two lone computer kiosks in the corners of the leasing office, open only during business hours. They gloat that they won TAA Apartment of the Year for 2017, but it was for the Ruby category that consists of buildings constructed prior to 1989. When it came time to break news that I was moving out, the office staff member’s face turned from a hollow smile to stone cold sour. They would no longer cooperate with me on any matters. At the end of the last day, they requested prompt return of the apartment keys that they had not previously asked for. Being unable to return them by close of business, they charged me for unreturned keys. I instead mailed the keys to them. Despite my best effort to make the place presentable for the next resident, they assessed damages for roughly that of my entire security deposit. To twist the knife, they refused to remove the charge for unreturned keys, citing that I was lucky they didn’t charge me more for damages. Unless you plan to live here for life, this is what you have to look forward to when you move out. To the manager: you have apologized countless times for multiple issues, taking action upon none of them. Nothing short of financial compensation will make up for the financial and emotional toll that living here has had upon me. A mere additional apology will provide neither of us with any benefit, and if you invite me to follow up with you on these issues, you better have a check ready for me.
