Property Ratings at Balfour Place
Great staffs and neighbors!
This is a lovely place to live very close to my work as well as located in a very decent area for being downtown Seattle.
Rude and unprofessional management. Theft is common. Disgusting and unsanitary communal areas. Today, a resident died, and my neighbor was forced to witness and smell the horrific site of a dead body being carted out because management did NOTHING to inform or brief residents that this has happened. Please for your own sake do not move here. It is not safe or sanitary and management is extremely unequipped to maintain it.

Great leasing office on the premises. Respond quickly to maintenance requests. Also, they live up to their claim of offering affordable apartments. Harry M.
Balfour Place Apartments continues to get greater every year, especially in 2020
Great layout and location cant be beat. Perfect for young professionals who want to live in the center of it all! Easy walk to Capitol Hill and Belltown!
Best neighborhood to be in if U like to party, & the people are very friendly/lively! Maintenance is always fast & spot on. Awesome lil store in the same building has almost anything U can think of. Rent is comparable to others in the same market.
Love the convenient location, stellar staff but those who make noise late at night, have their pets pee on hallway carpets and litter are a nuisance
Bellfort place would be more inviting if not for the nonsense that goes on outside sometimes.
Balfour Place is Excellent.
Its be great if I can be a full time graduate student without impacting my housing.
Great apartment, great price, great location, great management! I love it here!
Great place to live. Youd be hard pressed to find a better bang for your buck in the city.
I moved in to this apartment in June. It's very affordable being in the downtown area and the management is excellent. The maintenance is done giving prior notices and even if there is a construction happening around, we get an email from the manager. It's all been pleasant till now and I hope of continuing my stay for years to come.
Balfour Place has been very accomadating as well as being a good place to live.
Great location. Friendly staff. Well maintained. Good price.
Rental rates are reasonable in comparison to properties within Seattle.
The staff are excellent and friendly. The overall appearance is clean and amenities are easy to get to. The studios are spacious and the setup is fantastic. Its a brilliant place for a quiet and interesting place to live.
Great location but more importantly great onsite staff. Always helpful
I love it here, just signed another lease & management is great!!! Location is ideal for someone working in the city or commuting.
I've been living in this unit for quite some time. I've seen staff come and go. I love the new color paint for the corridors. Would be nice to have matching entrance of the building done as well as its currently outdated. I just want to give a personal shout out to Forrest and Esteban as they are some of the friendliest and most professional staff that the build has had in a long time. They always great you by name and are always in a great upbeat mood. Great addition to the building. Thank you for all that you do. The building looks great!
Great Team
It's a shoddy building that's falling apart and management who doesn't know what the heck they're doing. You're childish irresponsible and cowardly
Let's start with the positive: This building is a great value for the location. To have anything under $1K in the heart of Seattle is amazing! Of course, this is only possible due to the restricted income status of the apartment, but if you meet the criteria than it is a great deal! The apartment is in Denny Triangle which is quickly becoming another sub-section of downtown. Lots of things are close by and you're right down the road from South Lake Union, Belltown, and Capitol Hill. The apartments themselves are pretty decent for the price. Don't expect any amazing finishes or high quality building materials, but everything works well and functions as it should. The apartment is by no means "ugly" and can definitely be made attractive with the right furnishings, but I can best describe it as bland. Top negative would have to be the other tenants of this building. I too often find animal feces and or trash in the elevators and common areas. Tenants are not afraid to deface apartment policy notices either. If you manage to land a southward facing apartment then you are blessed with an amazing view (that's sadly going to be blocked by new construction) but you also get constant cigarette smoke billowing up the front of the building. I close my windows almost every night because none of the smokers in the building can move away from the front door. Lastly, there are no added amenities. There was supposed to be a rooftop deck finished at the beginning of July, but it's mid -August and it's still not done. Overall, I would recommend this to anyone looking for a great deal on an apartment. I won't be staying once I can afford another place, but it's a great building to build up a savings to get your real dream apartment while not having to sacrifice convenience or location.
Property Manager at Balfour Place, Responded To This Review
Hello, thank you for your kind words and this nice review!
My girlfriend and I rented one of Balfour's studio apartments sight unseen on a move from Alabama. Over the past year, we've found Balfour a wonderful place to live with one caveat. Here's the short story: Balfour's staff is amazing and the area's within walking distance from downtown Seattle. The building and parking are controlled access and feels nice and safe. Balfour's small, though - they don't have a massive hip lobby where people hang out, and at the time of this review, their roof deck isn't yet complete (though it will be). Balfour doesn't have any two bedroom apartments at all, so there's not much you can do to "move up" here if you want to. Now, a bit of explanation: Balfour's employees and front office workers have been incredible to us. They're incredibly responsive, don't mind answering questions or helping out, and have brought packages to my door for me on the third floor when they knew I was looking for them earlier that day and they had not yet arrived. Every single one of them is incredibly professional and kind, and I've never had a single time where I felt upset or rubbed the wrong way by any of them. That's huge for me - I feel like they've got my back. As far as the room itself, it's pretty much what you'd expect. Basic stuff, white walls and beige floors with the exception of some wood floors. My apartment had a single sink, no dishwasher and no washer or dryer, but the washer and dryer were on my floor and accepted coins and credit cards. Nothing fancy, but I didn't feel at a loss for anything either. The location is excellent - you can walk to the link light rail in 5-10 minutes and are only a few minutes away from the convention center bus hub. There's a convenience store, Alfi's, on the corner nearby - it feels a little slummy, but it's great to have a store with such particulars as bullseye bbq sauce, pickles, and frozen pizza literally attached to your building. It's saved me several times when I've run out of staples but didn't wanna walk into the city proper. Other food options are also 5-10m away, though there are korean restaurants, pho spots, fast food tacos, pizza, and others nearby, so it's a pretty good spot for the price in my opinion. This apartment complex has subsidized low income housing as well, if it's important to you. Again: Great staff, safe, good location, just not as much room to grow and not as many bells and whistles. Loved it!
