Property Ratings at Cortland on Blake
I’ve had a disappointing experience at Cortland on Blake. While the location is convenient, there are several issues that made my stay less than ideal. Maintenance requests take an unreasonable amount of time to address, and even then, the fixes feel temporary. The noise levels are also a constant problem, with thin walls that do little to block out sound from neighbors or street traffic. For the price, I expected a much higher standard of service and amenities. Cortland on Blake has potential, but it definitely needs improvement to match the luxury it advertises.
I’ve told anyone who is interested in moving to at least schedule a visit. I’m at peace with the decision I’ve made to move here

I renewed my lease once but since renewing several issues in the building have arisen and not been resolved in any sort of timely manner (including broken fobs and call boxes outside of most doors and frequently broken garage doors). Garage doors get stuck open and left without 24/7 security which is an extreme safety hazard as people have entered and broken into cars during these times). I will not be renewing my lease again.
This is home for me and I'm greatful for staff and neighbors and peace and safety
Cortland on blake is overpriced but a fair apartment. Be prepared to do the work for the management team when it comes to your needs!!
Don't live here horrible place to live. I haven't had a properly working HVAC system in my unit for almost 9 Months!!
I've been living at Cortland for about 8 months now. Very satisfied with the level of care and attention the management team gives to their work. Skilar, along with the rest of their staff, do such an amazing job of staying on top of everything around the community. Giving a little background, it used to be owned by a different management company about a year ago. Since the new management company started, it seems like a lot of things have changed regarding resident satisfaction. Personally, I'm very happy with where I live. While there are still kinks being worked out from the old company, issues always get taken care of promptly. Would definitely recommend this as a place to live, especially given its great location and price.

The apartment features are amazing. Granite countertops, high ceilings, large windows that provide lots of natural light, and laundry in unit. I also love the community amenities. The gym and pool are very nice! And I can’t wait to use the rooftop terrace this summer!

Newly updated, beautiful apartments walking distance to shops, restaurants, bars, mini golf, you name it. Thick walls allow for minimal noise between units. Skiler is so kind and personable and has helped to get all issues resolved asap. She has even helped me move some heavier items to my unit and always goes above and beyond to make sure residents have the best experience!

A great place to call home - the pool has a fountain going at all times that makes me feel like I live next to a river or in nature... its honestly one of my favorite parts about living here. The location is unbeatable and the management team is so incredibly kind, responsive, and welcoming.

Current resident here; This property is literally close to everything. Dining, RiNo, ballpark, art you name it. Great staff and for being in the city the units themselves are very quiet, which was ideal for me as I work from home. Look forward to staying another year while I explore the city.

I have been renting for almost 10 years now and this has absolutely hands down been the worst experience I have ever had. My car was hit not once but TWICE in the parking garage and management did absolutely nothing. Would not move my space, would not move the other person, would not check cameras (probably because they don't have working cameras). My AC was out for the entire summer and then my furnace was out during the winter and the manager said "well yeah because they are the same unit and they are specific parts that take awhile to get there". So it's my fault and I get no help? Great! Then maintenance finally comes after about 8 months of it not working and replaces it and leaves two huge stains on my floor. Management said they would fix it and still nothing. Sat down with 3 of the management team and have only heard from one of them since and I have only heard from the person once and they did not follow through with what they said they would fix (my stained carpet). They decided to remodel the pool during the summer months, and then when residents were upset about this management says "it will be worth it and you don't pay for amenities". Do not stay here. Not safe (homeless in the halls all the time). Management is rude and entitled. It is terrible. Residents destroy things like a frat house and maintenance moves SO SLOW. Live here if you want a broken everything and not nice things.
Love this place! I have had nothing but great experiences with the front office, especially Kaylee. She has always quickly taken care of anything I need.

Besides the location, the dog park is probably my favorite thing at Ballpark! So spacious, always cleaned up and so convenient- my fur baby LOVES it!

This is a fantastic apartment and a great community. Jannette and Joseph are both really helpful. I moved into ballpark lofts a few weeks ago, and my move-in was absolutely fantastic. The staff is really friendly and helpful, and maintenance request get taken care of very quickly. I was blown away by the community, it was absolutely gorgeous! I can’t believe I get to call this my home. The apartment itself is absolutely beautiful as well. it is so spacious for a studio. This is luxury living at its finest. Honestly, five stars isn’t even doing it justice. Very happy.

Ballpark Lofts has been the only complex I have lived in during my 5 years of being in Denver. For its location it is the best priced for a 1-bedroom in the RINO, downtown, uptown area. Walking distance to all of RINO, walking distance to Coors Field and all nightlife in that area and then a short scooter ride to any part of downtown and LoHi. During the summer the pool is always a great place to be. More so if you’re looking to have fun, not so much for a quiet place to relax on the weekends. Access to the interstate is 5 minutes away which is great for commutes. Lastly the front office staff are always a pleasure to work with. They remember your name and unit number so you feel appreciated. I’ve worked with Joseph plenty over the last few months and he’s always completed my requests right away and stayed on top of stuff for me. Never a worry when working or speaking with him!

When I first moved in last October (21) the management was in the process of changing and things were not great, slow to respond to issues/maintenance, etc. This year you can really tell how management is working to improve things, quicker response times, asking for feedback, etc.

I have lived here almost 2 years and love it! Brandon is always polite and helpful when issues arise. Cortland has fixed many of the issues and continue to improve the building. Give it a chance if you want city living.

The new management/office staff here has been fantastic. Joseph especially is incredibly helpful and truly cares about the residents. We love the amenities and the location as well. Would recommend!

Such an incredible staff here, you can tell they really care about their residents and any other guest that walks in the door. If you’re looking for your next apartment it should be here- location is perfect, the square footage in the apartments alone will blow you away.

Resident since April 2020 I can not wait to never return to this building. To name a few of the major problems: 1. After having multiple packages stolen and police reports filed. It’s evident none of the security cameras work 2. My roommate was attacked by 2 vicious Rottweilers while trying to access the indoor dog area 3. While applying for ERAP, management ignored all responsibilities on their end to receive the money and filed court orders against us. IN COURT WE WERE ABLE TO PROVE THAT BALLPARK AND CORTLAND DO NOTHING BEYOND SIGN LEASES AND COLLECT RENT And I’m sure someone from cortland will reply to this with an email address….. still waiting on management to respond to countless emails. Don’t tell me to email you again
I strongly recommend against renting an apartment here. The building itself is 3/5 stars, but I would give the management negative stars if I could. The entire time we lived there (3 years) they were consistently unresponsive to emails and phone calls, but the real fun starts when we moved out. It's been an absolute nightmare since. First, we received a letter 3 weeks after moveout about move out charges that were incorrect. I tried contacting them for 2 weeks to get the incorrect charges resolved. They finally responded and gave me the correct amount owed. I sent them a final check and they confirmed receipt. I thought all was well until 5 months later I got a call from a debt collection agency saying my account had been turned over for the full incorrect amount. So after trying to pay these people for 2 weeks, finally paying them, they say I still haven't paid them. It's remarkable they are still in business with this kind of incompetence. There are plenty of fun places in downtown Denver, go somewhere else.

While Ballpark Lofts has a great location, that is about all that is in their favor. I lived there for two years and couldn't be more relieved to have moved out. Communication is severely lacking no matter who is working in the front office as they have a lot of turnover. To try to get ahold of anyone in the office whether it's calling, emailing, texting, leaving voicemails etc is nearly impossible. I transferred apartments after my first year of living there and it was the worst experience. They dragged their feet in running our background checks, had a hard time keeping track of things we'd turned into them for our application and ultimately never approved us until the day before our current lease was up even while starting the application process 60 days prior. It would have just been easier to move to another building. The fire alarms go off constantly, usually for a minimum of 30 minutes at all hours of the day and night. They say they've been working on this, but clearly that's not happening. While I understand COVID changed a lot of things in the world last year, they took away so many of our amenities for even longer than other buildings in the area. We still paid all of the amenity fees even while not having access to things like pool chairs. While the lobby has been newly renovated, the rest of the space is very rundown. I would recommend this building for about a year as it is very close to a lot of things in downtown/Rino area and is definitely a party building. They need to focus more of time and effort on their residents. I'm sure they will comment on this review and try to assure me that they're so sorry for this, but after two years of bringing issues to them it's far too late.

fire alarms go off non stop in the middle of the night . On average, once/ twice a week. Just moved out after a year of hell and couldn’t be happier. Roommates keep was stolen from “secure garage” my vehicle had windows busted and nothing was stolen bc NOTHING was in my car . Office did nothing and cops couldn’t do anything because they only had dummy cameras. It’s like a disgusting frat house. I am not a high maintenance girl and neither is my roomie but this place was awful. Smelled like trash constantly because of the way then building is set up and holds the garbage on the entire first floor. SO OVERPRICED. Hidden fees left and right. We moved a month ago to an even better location downtown (few blocks away but closer to bars and restaurants) it’s much larger, cheaper and way fancier . DO NOT MOVE TO BP LOFTS YALL . SAVE YOURSELFFFFF

What a horrible excuse for an apartment complex. Filthy hallways, elevators and curbside areas. Management does NOTHING about ridiculous noise levels. People are in hot tub screaming and yelling at all hours of the night, and there is no security to call to kick them out. It’s a TERRIBLE place. Don’t rent here. You will definitely regret it.

Such a shame that the lofts in this building are so nice but management is TERRIBLE. I have lived here for one month and a few days and have already had multiple issues. I moved cross country with my partner and 4 days prior I called to ensure that everything was set for my apartment. I was told that my apartment was damaged due to a water leak/flood and that I should have been told that I was moved to a new unit. This was ridiculous because they had sent emails out stating that anyone seriously affected by the flood would be contacted. Then I accepted the new apartment. You would think everything would be fine after this, being that they essentially were moving me to a whole new apartment without my knowledge. Who knows if I would’ve arrived to NO apartment being that I had to sign a new lease for the new apartment. When I arrived the apartment was DISGUSTING. being that it was December 31st (office hours shortened) and I had arrived at 7am, I cleaned myself. Then the next day when I went to get my garage keys, I was told we had to be waitlisted for a second garage spot (Which no one told us otherwise we wouldve secured it upon lease signing). On top of this I realized no one gave me a mail key and Chelsea, the assistant manager, was extremely rude when I went back to ask for the key. Why was my key not made prior? I had signed a lease in early December prior to the flood. This past week, we paid rent and were double charged and told I’d be given a check for half the amount the next day and refunded the other half within ten days. The next day I was told they could not issue a check or refund and I had to tell my bank it was unauthorized in order to get my money back. Today, I am emailed saying that my check has bounced and I will be charged over the original amount of rent plus 10$ every day its late. Mind you, the entire rent payment is still shown on my bank statement. This place is ridiculous and Chelsea shows no care for the residents of the building and is always condescending. I wish I could break my lease without having to pay because this place is so bad. Yeah, live downtown for the convenience but have the worst service when it comes to ANYTHING in the building. This review is long and not nearly the entirety of my bad experience here. DON’T MOVE HERE!!!

We were forced to leave our apartment because the management company wanted to replace cabinets under insurance that were not damaged. We were forced to pay for a more expensive apartment to finish out our lease. The management office has not responded to one phone call or request for the entire year that we have lived here. The outside doors are constantly broken and people have stolen bikes and sleep in our stairwells. The people that own this place are unethical and do not care about their residents. In addition, the place is always dirty. There is always puke, dog pee, and trash throughout the premises.

If you want an urban apartment in the center of it all live here! Close to any sporting event, breweries, bars, restaurants,shopping and downtown. Pool and amazing outdoor area with grills, hammocks and a fire pit. Apartments are great some with amazing views of the mountains. Apartments are quiet for as big as this place is. The front office and maintenance are on top of everything. I? just renewed for another year after looking at other options in and around Denver- no other place could compare.

Sensitive to smells—did not like the air freshener scent in public areas. I like a few of the newer apartment communities better.
Screwed up my credit check then attempted to deny that there were three separate requests, impacting my credit. That manager is no longer there so that's a plus. Property is a constant party in the summer and on holidays. Very noisy. Then the surrounding neighborhood is swamped with homeless. Living at Ballpark Lofts is like living at a frat house in the middle of a homeless shelter. Overall, it's decent.
