Property Ratings at Ballston Place
They have multiple properties here, rented out as ABNB's. These short term rentals don't abide by any rules. Late night NOISE and Safety is a major concern.DO NOT RENT HERE.
Management keeps AC off until May. It is 85 degrees in my apartment. Also unrented apartments are used as AirBnB so there is a influx of random people in the building.
I lived at Ballston Place for 2 years. At the end of our second lease the leasing office contacted us about renewing. They wanted $800 more than what we currently paid and refused to negotiate with us even though we were great tenants. Then, we saw they listed OUR UNIT for only $50 more than what we were currently paying. I contacted the leasing office to ask about this and they said they ha da new "corporate policy" that locked in our renewal rate at the time our lease came up and that they could not offer us the $50 increase, only $800 more or get out. They are literally PENALIZING GOOD TENANTS because of this ridiculous policy. We also had multiple instances of FLOODING while we were there. DO NOT LIVE HERE. They do not care about their tenants, only their bottom line.

I landed on Ballston Place after an exhausting and extensive apt search because the leasing manager Wardell was really great to work with and made the search easier for me. He was flexible and accessible from the start, demonstrated exemplary patience and understanding, and was generally a pleasant individual to work with. I eventually decided that a move was not in the cards for me at the moment, but when I am ready, I'll definitely consider Ballston Place as my top choice and hope to work with Wardell when I do.

Colleague referred me to this apartment. I was initially on the fence with applying given the earlier reviews however, the new Leasing Manager Wardell has been an excellent addition to the team. Wardell's friendliness, professionalism and responsiveness made the application and pre-move in process a breeze. I will update this review at the 1 year mark. Move in day observations. Separate loading dock and large service elevator is exceedingly convenient. ISP choices (xfinity, verizon, starry) were great. Unit is fairly large and well maintained. At the moment my only con has been the small gym.
When we first moved the building was owned by a separate property manager. During the transition Akelius lost resident's paperwork so we were required to re-send documents to them. Residents were also recently requested to re-send their renters insurance documentation even though proof of insurance had to be sent when signing a lease. If a resident did not send the proof of insurance, Akelius was going to automatically enroll residents in renters insurance. Over the course of living here we have had four water leaks including one flooding. Maintenance had to come into our unit several times to fix the various issues related to the leaks as they didn't seem to do the job correctly the first time. Maintenance also entered our unit several times without knocking or notifying us that they were going to come or had been in the unit. The AC units in the apartments are incredibly old and the windows leak air so you can spend several hundreds of dollars a month trying to cool your apartment. During this spring management informed residents that the AC could not be turned on until the middle of April even though this had never been an issue in the years prior. When asked why, management indicated they had no idea what AC units were in each apartment as some very old units had to be switched on and slightly newer ones did not. We asked which unit we had and later learned that management blatantly lied to us when they said we had an old unit when a maintenance technician was fixing a leak and was asked what AC unit we had. While the location is good the poor management and build quality of the building should deter a potential resident from living here.
Moving across the country is difficult and we've been calling and taking virtual tours at many properties in the DC area. Out of all the properties that we contacted and worked with this one was truly the most responsive. After calling with various questions regarding the property, we started talking with Wardell in the leasing office who was very helpful, professional, and upfront. After seeing the apartment, he was very upfront with the costs and efficient in guiding us through the leasing process. We are now excited to move in!

I recently moved into this complex and the process was extremely smooth and positive. Sonny in the leasing office helped me every step of the way and was extremely kind. I have just started living here but so far have had no issues or complaints. I had one work order involving something minor that was fixed a couple of hours after I requested it. So far it has been great and a place I would definitely recommend!
I've lived here for many years and the latest management company, Akelius, leaves a lot to be desired. Like others have said, the pool was opened late this year because of a delayed renovation project. In addition, the pool is opened during pretty limited hours and is not open at all on Mondays or Tuesdays. Management seems to take any excuse to close the pool during scheduled hours. For example, if it rains during the morning, management likely will close the pool for the entire day, even if it doesn't rain at all and is instead sunny during scheduled pool hours. Rents here are not cheap, and it is disappointing for our pool to be closed when neighboring pools are open.

Thank you for taking the time to leave a review. We did open a week later than the Covid-19 phase 3 guidelines allowed, but we hope the newly renovated pool, courtyard, fire pit and lounge area make up for it! Due to Covid-19, we were not able to secure as many lifeguards on staff as we expected to. We're doing our best to find an additional lifeguard so we are able to remain open late - through the end of September. Stay tuned!
Since Akelius took over the building, the property management quality went downhill. They keep raising the rates for existing clients all the time at an insane level. They always come up with unnecessary and very time consuming projects which never end and in the mean time they never focus on the essentials, such as working elevators or a decent gym, etc. e.g. This year pool is not opened because of a renovation project which was planned very poorly. In reality the building is really good but there are other buildings in the neighborhood with better management.
Unorganized leasing office. Sends a lot of nagging emails but do nothing to deal with smokers, trash, or noise. Been here over 2 years and this will be my last. Tired of them ‘losing information’ and reverifying personal info and car info constantly. Go somewhere else
This is an excellent building that is extremely convenient to the metro, recreation, and tons of restaurants. Ballston is also going through a renovation that is making the area really attractive to live here. However, since Akelius took over in mid-2018, the management has been sorely lacking. They are inattentive and inconsiderate, arbitrarily raising rates, holding inspections and fire alarms, and suspending services for their tenants with little or no notice. You should strongly consider living in Ballston, but if you are looking at Ballston, there are other buildings that are better run than this one.
I have lived here for awhile, and it used to be great back in the days with Brendan and Sandy. Now Akelius owns the building and it's awful, as they just don't do anything. The online system is down, the package system is bad, the gym equipment is broken now, everyone is just rude at the front desk,... I could go on. It's honestly kind of sad how bad it is. You're 100% better looking elsewhere, there's honestly nothing really great about this place now.

The building is only 3 block from the VA Square Metro stop, (Orange and Silver lines) and only two blocks from the Arlington Central Library, GYM and grocery stories. The neighborhood is quite & clean. There are many small business around that it is impossible to get bored. The building was a great swimming pool and convenient business center. This is really a great place to live. Your are close to Washington D.C, and its monuments and landmarks.
It's great. No real complaints just yet but I've only been living here for 3 weeks. I will say that when my faucet was leaky they came up and fixed it within the hour. Amenities are top notch with a pool, outdoor sitting areas with grills, club room with a pool table and full kitchen, attached cleaners and drug store, and overall upscale environment. Of course you're paying for it though... Two vehicles will run you 220 a month, 70 for the first 150 for the second. So far it has been nice and I look forward to the rest of my lease.
This is an awesome building centrally located in Ballston. It is a quick walk to either the VA Square Metro or Ballston Metro and a quick walk to the soon-to-be renovated Ballston Common Mall. The amenities are nice and the hallways look like a hotel. It is also the tallest building in all of Arlington. Staff is always friendly and neighbors with pets are not an issue.
Avalon Ballston Place has a fantastic staff, but like all apartments around the DC - metro area - the pricing is through the roof.
I've now lived in Avalon Ballston Place for about 4 months and have truly enjoyed the experience. The staff is VERY friendly and helpful and I was plesantly surprised at how great they communicate news to the community. I always feel informed of what's going on and appreciate that they send several updates in a single e-mail so that my inbox does not get crowded. I take the metro to work everyday so the location is absolutely perfect! My one complaint is that the parking garage does not do assigned spaces, and a majority of the spaces are TINY. I drive a small, two door car and I still feel uncomfortable parking in most of the spots. I'm always worried that I'll come out to a big scratch on my car with how close we have to park. Other than that - I love the building, location, and staff and would highly recommend them to any of my friends in the Arlington area.
Moving across the country was stressful. Finding a new place to live in a city I'd never been to would have been a nightmare... But the first apartment I saw had everything I was looking for. It was close to the metro station (3 min walk), spacious open layout, pool, walk-in closets, and pet friendly (for a future pet owner!) Staff is very professional and polite. My favorite part of living in Ballston Place is the conceirge & mail service. Yes, I know that's weird but it's a wonderful luxury. Especially for someone who likes to shop online!
