Very clean and staff is very kind. Would recommend this place.

My experience: Loud, horrible and smelly central AC during summer, centipede and fruit fly infestation, leaky shower head and drain every other month, mouse running inside kitchen, loud banging from heating system during winter, id rather live in detroit for double the price than pay half of what im paying to stay here now, STAY AWAY.

Do NOT move here, the AC is a one ton fan that runs all day in the summer, there’s bugs in the sink, it smells like a sewer, the pool is closed in the summer, etc. Rent should be $300 lower than what it is. 0 stars

Our shower has been broken for a week now and we had to sign my kids up for a gym membership JUST to shower. No one answers the phone here!! Stay far from here!!!

Garbage apartments -1/5 literally trash loud a** AC right in your living space…smelly seweage smell throughout the whole apartment complec buildings every room smells like garbage, trash kitchen horrible service etc. again, -1/5

I have been in multiple apartments in Sterling Heights, and this is by far the best option. They make the move-in process so easy and the maintenance staff is very kind and friendly with everyone. Highly recommend!

I rarely do things like this, but I stayed here for five years, No good Customer service and No understanding. The first property management company was great, and they took the time to listen to their clients. The new property management system is just absurd. First, you must phone several times before they respond. They raised the rent by $60 last year. With a 30-day notice, they raised the rent by almost $150 this year. They never offered me anything like carpet cleaning, or new paint, or change anything in my apartment to explain those prices.When I contacted them to find out why, she said that it was due to market competition. LIES, LIES, LIES, the apartment next door is less expensive and has more appliances. Now I've received a letter informing me that I must pay $480 for the carpet due to some stains. They claimed I had new carpet when I moved in 5 years ago. There was no mention of the carpet being new while signing my contract. When I emailed the management, they said I need to pay, if not it will be sent to collections. So it appears that they intended you to pay for new carpet once you moved out. There was also a $100 charge for 4 hours of extra cleaning on top of that (kitchen appliances, walls, and in the bathroom in order to return the apartment to original condition). Before I moved out, my friend and I cleaned the entire apartment. Don't they paint the apartment after someone leaves? Also, why don't they go over those terms at the signing contract and ensure the customers' understanding? Really bad experience with them.

This place is overly priced maintenance only come to fix what they want to fix I’ve put in multiple maintenance requests that takes days or weeks to be resolved unless I put them in more than once the park is dirty the pool never opened up but look dirty anyway the washer and dryers messes up your clothes management harasses certain residents they let the residents who’ve been here a very long time do whatever they like but are strict on new coming residents management is rude and not at all helpful squirrels living in the ceilings management comes and bang on your door very loudly if you don’t answer quick enough they barge in and don’t care if you or your kids are napping I can’t wait to move but I must say the neighbors are friendly it’s a clean environment and is placed in an very convenient area with lots of parks malls restaurants etc all in walking distance that’s the only reason I gave 2 stars

This place is awesome. Very fair pricing and spacious. I have a one bedroom apartment with plenty of room and storage space. Huge walk in closet and big windows for natural light. The staff are great and I recommend this place to everyone.

A few days ago was the last time my family and I had to say goodbye to what we've known as our home for 6+ years. My husband and I first moved into Balmoral Arms Apartments when we were newlyweds in 2014. Since than we have become a family of four and raised our 2 children here. I could not imagine living or raising my children anywhere else. This apartment complex is beyond wonderful! Every single one of the staff members were great and so friendly. If I could have I would have stayed at Balmoral Arms forever! I highly recommend!

I really like my apartment It’s super clean, big , safe and quiet place to live The staff are super friendly and helpful, when I need something fixed they send the person runaway no waiting, it’s close to my husband’s work and shopping center, great price for this big and clean place, I really like it :)

I truly enjoy staying at this beautiful property. I enjoy waking around, the pool area, and the availability of the play ground. I have stayed here over ten years and I am not planning to move any time soon.

Lived here for almost 6 years. Very good place to live in not to expensive. Easy to get on the freeway. Close to shopping. Has a nice park for kids to play in and a great pool.

Balmoral apartments are the worst place that I ever lived in. 1st thing my neighbor smoked like crazy in the hallway. I made many complaints about that and the apartments did nothing about it. They told me I needed to take a picture of hithem doing it. That's crazy! The main reason this apartment is not a good place is fo the fires. We had 2 fires in about 6 months. The last fire was a pretty big one, the dryer blew up. We had no laundry facilities for about a month. It was so annoying. I talked to the management about this . They did nothing. Don't move here.

Balmoral Arms is a good inexpensive apartment and very well located. You can get to any expressway very quickly. You can get to any type of shopping needs very quickly. It is walking distance to almost any kind of awfully great fast food. What else could you ask for in an apartment?
