Property Ratings at Balmoral Village
First and for most — do not live here. From bugs, cockroaches falling on your head as you walk through your apartment, and spider infestations in your closets; to black mold and utility malfunction, our experience was horrible. Don’t get me started on the front office staff. The rudeness is blasphemous to say the least. Upon moving out, I told them that I found black mold and they responded “well at least you don’t have to deal with it anymore”. The unnecessary charges they refused to take off, and trash pickup was HORRIBLE. We pay monthly for trash, and on multiple occasions — they wouldn’t pickup our trash for at least two weeks. Yet still charged us in full. The take away from this — There are so many things that went wrong here that I can’t even remember where to begin. Please take my advice, do not live here unless you want cockroaches falling on your head as you walk through your apartment.

Apartment was dirty upon move-in and smelled really bad. Dirt on walls, you name it. Cleaned apartment ourselves since the leasing office said that they were just “sorry for the inconvenience”. Make sure you write a detailed inspection list because these people are crooked as can be. Will try to get you for existing damages and everyone I know that has moved out, all had the same problem about a “pet odor” that they try to charge you for. Their maintenance crew is friendly and quick to respond, but the leasing office ignores you once you move in.
I live in Bldg. G and the front steps have been broken since Memorial Day. Office tells us "we have to wait on corporate to approve quote" & then it was" "we can't find anyone to do the work". What about the quote from the company that provided it?!?? There is no concern for our safety or inconvenience. The trash is not being picked on a regular basis even though we have to pay for it. In short, it seems we just have to "suck it up". All of the buildings were pressure washed, but my door still has pollen on it and the apartments on the "terrace level" still have mold on the porches that touch the ground..Mold probably wouldn't occur if water issues were taken care of. My apartment was not painted in "designer-grey" colors and it has the awful paint that's golden/yellowish. Even in the apartments painted in grey have brown carpet. Interior finishes are fake, and the water bill is included in the rent. That would be ok if we had the water saving toilet; this bldg.is certainly not handicapped accessible either. There are 4 steps down & then 3 steps up into breezeway. I hope to be able to break my lease soon and find somewhere that people who live on the property are taken care of.
This place is full of mold I lived in the j building. They think spraying the black spots with bleach is the way to fix it.. had moldy ceilings with holes all over the place for almost the entire 14 month lease. They just close the tickets and never come back. Then they just leave the spots all over the wall instead of even painting over them. It was not just my apartment either all of the neighbors in my building complained about it. Then they want to charge you for the paint to cover it up when you move out. They stopped doing pest control for 6 months during quarantine but ill be damned if they didn't keep putting it on our rent balance. Leaky ceilings, full of bugs, roaches and spiders. The apartments look nice enough but after living there for about a week you'll start to notice how cheap and flimsy everything really is. Their deposit system is a joke. Expect to pay atleast another 1500 after moving out. I got charged for leaves being on my terrace level patio.
There's always trash scattered around the complex sometimes around the dump but often just tossed around the buildings or on the side of the road. Complaints to management don't help so that's just the way it's going to stay I suppose.
I lived at Balmoral for 3 years and the location is pretty nice, however, the apartment was very outdated. When I asked for the apartment to be updated (after my 2nd year) I was told that my rent will increase about $200 more a month. The apartment is painted with the cheapest possible paint, so know that if you do move into Balmoral you WILL be charged a fee of about $300 to repaint the entire apartment. In order to not pay you will have to remain a tenant for a period of about five years. I was also charged a fee of $300 to replace the carpet.The carpet is also very cheap.The windows are also very low end.There is lots of condensation during the winter months. There was an incident where I came home and there was a hole in my ceiling. I called the office to make repairs and to find out what happened.They did the repairs however, they were unable to identify how to hold got in the ceiling. I think someone crawled through the Attic and their feet fell into my apartment and made a hole. This became a security issue and I was concerned for the safety of myself and my family. I was then charge a $61 fee for repairs. I disputed these charges and it was eventually dropped. My number one complaint living at Balmoral Village Apartment is the fact that the water could be shut off at any given time without notice . It happened to me once during the middle of taking a shower. And it happened another morning I got up to go to work and there was no water to take a bath or brush my teeth.The water had been shut off many times while I lived at the apartment. My final straw was being infested with German cockroach. I requested to have my apartment treated, the exterminator came once or twice, however the treatments did not work. I knew and it was my time to move out and find somewhere else. And yet with all the trauma that I went through ( I only mentioned a few), my final bill was close to $800. All in all I want to say that Balmoral Village Apartments is located in a very nice place and this is what kept me there. Balmoral has beautiful amenities so if they would upgrade ( not only for new tenants) all apartment, and attend to service request in a timely manner, tenant might stay longer ( most tenants move out within a couple of months). Nevertheless, know that you ARE going to pay a fee (of some sort) when you move out, the longer you stay the more the fee is going to be so keep this in mind. I've lived here over 7 years and have lived in the P building Townehome and the I building in two different apartments and the reason was only due to me downsizing. The entire staff here interaction over the many years has always been professional, courteous, friendly and as for the apartments they are affordable, spacious and very nice. The entire staff have always have gone above and beyond to help us renters. When it concerns maintenance repairs, problems with other renters, which wasn't many, grounds, and amenities. I've have never had issues and or problems that they haven't addressed and made sure I was satisfied with the outcome. Balmoral is very safe, family friendly and the schools are excellent. The upgrades also are nice, and amazing. There is no other place I would preferred to live than Balmoral Village keep up the excellent everything. Thank you again to the entire staff.
I have lived here 4 years. The staff and mainence are very good. They are usually on it when you have a problem. Very peaceful and nice here. Definetly one of the nicer environments in peachtree city. Would fully recommend living here.
I have lived in 7 rental properties in the last 10 years and this one was by FAR the worst! When we moved in, the apartment was still filthy from the previous tenants, and when we complained we were told to clean it ourselves, but when we moved out we wouldn't be responsible for cleaning then. Fine. We cleaned it. About 5-6 months into our 10 month lease, we found water coming through the walls and ceiling of the apartment... the washer in the apartment above had flooded. We called maintenance and they shut off the water immediately, but didn't repair any damage done by the water. (In flood situations you HAVE to take the replace the drywall and dry out the wood underneath. They left it the way it was, with the paint peeling off the wall). This brings us to our next problem... MOLD! After the 'flood' we began noticing spots of mold around the apartment. They were very small at first so we didn't think much of it at first, but before long it COVERED our bathroom ceiling, walls, our personal belongings... we had to throw away tons of shoes, backpacks, belts, etc that had mold growing all over them. Of course we alerted the office and we're told it would be handled. At this point we moved out a month early because we couldn't stand to live another day there (we had a lot of bug/pest problems as well, even though our apartment was treated frequently). when we went back the last day of our lease to make a final sweep of the apartment and turn our keys in, nothing had STILL been done about the mold. We received a letter in the mail today stating that we owe $430 for "pet odor" in the apartment. We paid a $400 pet deposit at move in AND $20/month in pet rent, and are now being told we owe $430 MORE?! (Especially after how filthy the apartment was at move-in when we were told we wouldn't be responsible for cleaning...) I am furious with the management of this property, and the quality of living at this place. It is BY FAR the worst rental property at which I have lived. If you are looking for a decent apartment for a good price, look at The Fairways at Peachtree City. They are right next door!
