Ozone Park is a large, mostly residential neighborhood in southwest Queens. Many New Yorkers know this area as the home of Aqueduct Racetrack, aka “The Big A,” which sits on the eastern edge of Ozone Park and serves as a major attraction and employer for this section of the borough.
The community borders Brooklyn to the west, and offers easy access to JFK Airport to the east and Rockaway Beach to the south. The rental market on Ozone Park is relatively diverse and affordable, with a range of apartments, condos, houses, and townhomes often going for under $2,000 per month. With multiple subway stations in the neighborhood, getting around the city is a breeze—Penn Station is only 45 minutes away via the A train.

Property Ratings at Balsam Village
I have been living here for 8 years and balsam village always handled any issues or concerns I had. The lady Victoria who handles everything in the office is very professional and handles everything on a timely manner. Before Victoria started it was basically horrible. But Victoria has helped this place grow- and Honestly she is pleasure to be around. She helped Balsam Village get a face lift- everything is improving. Victoria, thank you for everything you have done for us! I really appreciate you and your work..
Rent was little on high side but nicely renovated apartment in garden complex. On site laundry, tons of staff for repairs as well as onsite office. Landlord just installed new windows and building entrance doors throughout complex. Building picture posted already dated. In terms of heat so far maybe too warm than cold! Nice private patio as well in my apartment- a not easy to find amenity. Required one month security and part of first month's rent and application process was fairly easy . Happy so far .
It's far away enough to be to far away from everything. The landlord is asking for way to much $$ up front and way too much for what worth. Also prying way to deep into a tenants financial and private affairs merely to rent an uninsulated ice box.
This 1 bedroom apt located in Balsam Village in Ozone Park. Has an open layout with plenty of sunlight. It's on the second floor to the rear of the building. Very comfortable for a single person or a childless couple. Close to all public transportation, the A train is just 4 blocks away! Grocery stores, delis & take out restaurants are located under the train & plenty others in the area. This is a safe, quiet neighborhood and parking spot can be rented.
Located in the Balsam Village Appartment complex, in a very quiet and friendly neighbourhood, a few blocks away from train and bus transportation. A very cozy and bright, 1st floor, 1 Bedroom appartment, very nice layout, spacy, perfect for one person. Can be shared by a couple, but the storage space is limmited. Rent is affordable, yearly increases are small. Easy street parking.
