Property Ratings at Banner Lane
I really like the building and my apartment, but the issues that have been going on for months... and just now management appears to be taking action, and taking action against all residents, not just the ones that do not know how to behave and coexist properly. Now we are all paying an amenity fee for amenities we cannot use. For example, the rooftop. Now that summer is coming, we are made aware that it is going to close by 9pm. The only time that space is usable, is during the afternoon / night. It is IMPOSSIBLE to be there during the day, since there is no shade to stay under. They are not going to address that in any other way. Another example: the garage. Residents pay almost $300 for "parking". The garage door has been broken for I dont know how long and I dont know how many times. It is not the same having a group of 10 / 20 people in "party mood" than having 2 or 3 people having dinner quietly in any of the amenity spaces. People that WORK cannot use the amenities during the day, logically. None of the issues that go on in our community is going to get solved by punishing all residents, since the ones who dont behave properly are not going to behave properly either at 8pm or at 10pm. So what appears to be going on here is that management does not want to increase the amount of security officers to do rounds when people use outside spaces more frequently. This building will now resemble a boarding school, with ridiculous protocols to even use the pool, just because the people they let in dont know how to coexist peacefully with other people. Ridiculous, I cannot wait to leave.

I've been living at Banner Lane for about 7 months now and have enjoyed my time here. The area is central to a lot, and I've had no issues with my apartment itself. The few maintenance requests I have put in are always addressed that same day, even within a few hours. Miss Glenae and the other front desk concierge employees are always friendly and helpful with Maintenace assistance, storing packages properly, assisting my guests and any other request or assistance I may need.

The community is conveniently located near shopping and venues with Metrobus almost steps away and rail a few blocks away. It is expansive, tastefully decorated and has wonderful amenities. I'm glad I chose Banner Lane.

It's great, some more social class would be great. Various noises from the floor above echos down stairs. It could go from 1 hour to 8 hours.

This place looks nice but look a little closer and stay a little longer and you'll see that it is nowhere near worth the cost of rent. The materials used are cheap - multiple units have flooded and needed the vinyl flooring repaired, surfaces are consistently covered in dust due to ineffective air filters and likely quick/shoddy workmanship, water frequently fills the apartment with the smell of sulfur. More importantly, they have an inability to control for controllables that impact the health and safety of residents. Garage door is always broken and vehicles have been stolen and vandalized consistently despite paying $200/m per parking spot. Weed smell permeates not just the hallways but the individual units, despite it being incredibly clear what units are violating the smoking policies, they have an inability to control building access so non residents consistently are in the building and causing issues, multiple police roaming at all hours which I'm sure is intended to make residents feel safe but achieves the opposite, mix of market and low income units and lack of effort or infrastructure to foster community has led to incredibly unsafe situations of threats of jumping, gun violence and more, even against their own staff. If you are looking for a place to lock yourself in, rest your head and smoke your weed - this is perfect. If you want to actually enjoy the amenities and community you're paying for - go elsewhere. Also, management is terrible and has been consistently terrible since Greystar took over management. Front desk staff is amazing.

I have lived in the building for 6 months and during this time my car has repeatedly been broken into, we have had random people enter the building and bang on our door, when we told security about both instances they were extremely unhelpful. Management was also unhelpful. When I asked them to send the security footage of my car getting broken into for the police report, they said they would get back to us. We were never contacted by them again. It is also nearly impossible to speak to anyone in the leasing office as they are only on site during work hours and nobody is allowed in the office to talk to them.
