By far the worst apartment complex I’ve experienced in Orlando. They approved my lease application but did not send the lease for me to sign until the week I was supposed to move in. They also changed my move-in date the week of, forcing me to move in the Friday before classes started. When I arrived on move-in day they were still painting my apartment and tried to refuse to give us the keys, even though we arrived two hours later than the time we were given to move in. The apartment had dirty carpets and the whole apartment was dusty. There was even a layer of dirt, dead bugs, and debris on top of the kitchen cabinets. Everything from the hinges on the cabinets to the metal accordion doors were rusted. None of the cabinets have handles and inside the cabinets they had spray painted over cobwebs (you can’t make this stuff up). The three main rooms in the house (living room, bedroom, and office nook) had no light fixtures, just a cap where one would go. Yet other units in my building had ceiling fan light fixtures in each of these rooms. I dealt with a roach infestation the entire year I lived in the apartment. Pest control came once a week, upon request, and I would often call to put my name on the list and pest control still wouldn’t come, then they make you wait until next week and hope they come that time. The gate remained broken and open for the entire year that I lived there. Overall, the complex is poorly run and disgusting.

I live in a 700 square ft studio and when I first moved in there were Roaches. Pest control man comes once every three months and he barely sprays. But we get charged every month. The area seems kind of safe though.
From the moment I asked for information, until the day I moved in, the service has been excellent. They pay attention to detail, and have been very honest and helpful with my move. Thank you to all and I will definitely be here for a while.

Trash procedures are awful. Raccoons on the stairs, in front of apartment doors. Trash piles outside or by the compactor. Mattresses, chairs, old appliances on the streets. Ive seen people digging through the trash. Throughout the complex I’ve seen Bullet casings, Shattered Glass, Opened condoms, nails/screws, liquor bottles on stairs/walkways, dirty diapers, cigarettes everywhere you look, dog poop, glass in dog park. My apartment had stained carpets and ceilings, dead bugs on the floor, and was told that’s just how it comes. Breed restrictions on dogs is a LIE. Huge mean dogs in complex (they say they are service animals). 2 pit Bulls (seperate occasions) were lunging at my dog pulling the owners and I told office about it and one time they asked if it was on a leash, yes, “well as long as it was on a leash theres nothing we will do.” Second time “We don’t know where the dogs live so we can’t help you” Never met a service animal that the owners could not control. I send multiple emails about my concerns and the safety of my dog and myself and I hardly get responses. Terrible weed problem. My place constantly smelled like weed. I was told by office that “there’s a police officer who lives in the building over if I wanted to just go find him and tell him because that’s not really our problem”. In December, threatened by lady in parking lot and office said it was just a homeless person, don’t worry. 2 break and enters (cars) that I know of. Constantly see police officers parked or banging on doors and looking/asking for people. Office NEVER answers the phones and don’t care about your concerns. When they don’t answer phone i send emails and it takes them multiple days to get back to me or they just don’t respond at all. They just want your $$ (whatever price they give you add about 200-300$ extra because they love to hide fees) and they are nasty/rude. Office is Unsympathetic and unprofessional. I’ve even been hung up on the phone by the MANAGER. Tried to turn my keys in early because I wanted to be done with this horrible place and they told me I can’t turn keys in early or I’ll be penalized and charged. EVEN THOUGH RENT FOR THE MONTH WAS PAID. So happy to be out of that place!

Moved into my first apartment all excited and when I got the keys multiple things were wrong with the apartment. Some light fixtures didn’t work. Some of the drawers in the kitchen were broken. The front door was hard to open and close along with the balcony sliding door. Once moved in good luck getting ahold of maintenance, they pay them to drive around to make it seem like they have a job because it wasn’t until my 4th request that someone came and didn’t even fix the problem. Parking is a hassle at night as well. Moving out they keep all your deposit. But I’m glad I left that POS place.
my apartment flooded twice in a weekend due to a water heater leaking and both time getting a hold of maintenance was a complete struggle. I’ve had to miss work and spend money on a shop vacuum to take care of the problem myself. I had to wait until Monday to call the office several times since the phones and messages go unanswered. I find out that the maintenance on call stated they didn't have a key to my apartment. Which completely baffles me. I never received a phone call or voicemail from maintenance to let me know they couldn’t get into my apartment. Even though on Monday they were able to get in and replace the locks. I’ve already been told twice that the carpet would be deep cleaned to get rid of the smell especially in the closet and it still hasn’t been done. Most likely will have to take care of the problem myself. I have sent an email to see if I would receive any compensation for the time I’ve had to miss work and having to rent equipment to take care of the problem myself due to lack of communication and urgency. My email has been ignored. Save yourself the headache and look elsewhere with a better team and better system to care of issues that arise.

If I could I would put 0 stars because they don't even deserve 1. If you want to over pay for lack of maintenance and get a headache every time you need service this is your place. The office staff never picks up the phone. You could leave a bunch of voicemails and they will NEVER call you back. The parking spots are extremely small, they lack parking, and there are people taking up parking spots with their broken down cars. The apartments are infested with roaches and when you call to have this resolved they will tell you there's no roaches and charge you a pest fee. The hallways are always dirty, no clean areas.

I regret moving here, the office staff is rude and never picks up the phone. So after you’ve lost your patience and go into the office you’re not even greeted. Overpriced poorly remodeled apartments.
I have been on this complex for about 1 yr Never really had a problem with maintenance or the property management. One thing I did have a problem with was the fact that they hide certain payments from you. Such as recycling that you Have to pay for. Parking could be better. Sucks getting blocked from people who don’t even live here. Quiet community. No crime. Good place for a first timer!

Service is VERY SLOW, maintenance is horrible, Lack of parking at night if you park without blocking traffic or other cars you will be towed and will have to pay the $300 fee. I would Never recomend this place not even to my worst enemy (It’s that bad).

The apartments are nice. Not much wrong on that front. The biggest problem is with management. We moved in to the apartment in July and filled out our inspection sheet. They never came to fix anything we wrote on the sheet. In October, they decided to switch the payment website without sending emails so they had to extend the deadline for payments since no one knew what was happening. In March, they decided to shut every single gate coming into the apartment complex and you were required to use a keycard to get in. Except the front gate never closes no matter the time and it creates a traffic jam when everyone is trying to get in. Maintenance response is slow. We put in a request for our rusty, old disposal to be fixed. It took them 2 weeks to show up and 30 minutes to decide we needed a new one. After Irma they showed up to check for damage. They stayed for 30 seconds. Also, they require you to get a prepaid card to pay for their laundry which is about 5 dollars for a wash and dry. And they just randomly shut down the rooms without informing anyone. Once again, the place is nice, but management is lacking.
