I've been a resident here at Barrel Oaks for 3 + years. I've really enjoy living here. There are some good tenants that are friendly and do anything for you. The staff here is good people. They will work with you if you run into any problems. The maintenance crew is always there for you. You call for a maintenance order and they are right on it. Thanks to everyone
Come and see for yourself. It’s clean, quiet, peaceful, and up to date. The management is helpful. I love living here. The location is super convenient. Only one flaw is the heating/air system and that’s not managements fault, they deal with it too. Check us out and you’ll love it here! —Kris
I've lived here for almost 2 years and in that time the complex has really s turned things around. Maintenence is ALWAYS prepared which is very reassuring.
The people up front are a 10/10 and they are so helpful to all of your needs. They’ve really turned barrel oaks around. They have put good work into the apartment, the courtyard is very nice and clean. Can’t wait for the pool to open back up next summer.
The rest of these people talking about roaches must be gross I’ve lived here two years and never seen one in my apartment. These apartments aren’t great but they’re cheap and in a decent school district and they have a pool: my biggest complaint/warning is if you have any kind of illness where you can’t be in extreme heat, don’t move here. They have a very old HVAC system which can run heat OR a/c. The office thinks the first week of October is when we should no longer have AC in our apartments. Kentucky falls can be hotter than the summer. They’re delusional and are going to wind up sued over it. It’s 82 degrees inside my apartment. It only lasts a couple weeks but it has been an issue both years.
ROACHES ROACHES ROACHES. They are everywhere no matter how many times they have pest control out. Neighbors are horrible. Place is old, disgusting and unsafe.

I’ll make this short. Maintenance does nothing, management hassles you about rent, apartments are falling apart, lead paint, ugly dusty and crusty interior, my car was broken into and robbed, a woman was shot in the parking lot, almost zero notice of a/c or water being shut off, overpriced, unsafe, and ROACHES.

The apartments are roach infested! Also filled with mold! The paint is lead based and they cut off your water at various times! Its no longer safe! Someone was shot and eventually died! The owner cares about nothing but money! Even though they have so many problems they bully you about rent! Which is over priced considering the problems they have!
I have been living here for almost 3 years. It is getting so much better. Owner had spend tremendous amount of money and effort to fix every bit of the problem. Management is understanding and very polite. They are doing a great job keeping the place neat. Maintenance is 24/7 and they are also very polite. I definitely suggest everyone to at least give it shot
The new mangament is terrible! They do not care about the convenience of tenants at all! It's like I pay rent to be given a lower quality of life. When they repaved the parking lots they did a large portion all at once and there were no places to park for many of us. What were we supposed to park on the street somewhere and hope for the best? When I approached managment and asked when it qould be complete I was brushed off saying it would be done 'soon'as if I hadn't just asked for a real time frame to be able to arrange my schedule to make sure I would have a parking spot. The changes in the pool area are nice but they do not make up for the crap you have to deal with. I never thought I would miss the old managment...and the previous office lady used to have sex with the maintenance men during office hours in the office! If I want that back it should tell you what this place is.
Here is the latest issue. My roommate calls me and says there is a note on the door saying we all have to move our cars by 7am tomorrow morning (this is wed June 13, 2018).because they are repaving lot. Well I am out of town traveling for work and have my keys with me. No way to move my car. Talk about short notice !!!!!!! Is this legal? Well I call office only thing they say is use AAA (which I don't have) or pay $100 when they have it towed? So I have no Option but to have it towed! Nice way to treat a loyal resident, so glad I am not renewing my lease! You would think this was probably schedule at least a few weeks in advance and could have provided some notice, at least a couple days to where I could have my keys overnighted to my roommate!
Please do NOT come here!!!! This place is horrible. They talk about renovating and give new life to this place, but dressing up a dump is still a dump. We have had sooooooo many maintenance issues that we have given up on having anything nice here. Every time we have renewed our lease, we have ask numerous times about getting upgraded things. We have been told that they understand, but it would be too much hassle to upgrade while we are still in the older style apartments. Then we we asked to move into the newer style, they told us that there were none available. So we have dealt with old worn out carpet, nasty rusty tubs/sinks, very old counter tops/cabinet, really bad linoleum, outlets where the plugs just fall out, and please don't forget about the ROACHES. We were informed that pest control is OUR responsibility, and that they will only contract on an as needed basis. Yet we still have roaches. Our sparkling pool has been a giant disgusting hole in the ground for 2 years, and their still working on it. This place is pathetic. We have had so many different management companies come in and leave just as fast, it tells you what kind of quality you have here. You can NOT trust anything they tell you. Then they leave and a new management company comes in and makes a bunch more promises/lies.
This place is really stepping up their game. They're building a new outdoor kitchen and the new paint colors and fixtures are really great! I've been treated really well by the staff and my apartment is super cute.
My previous review was titled not too bad. That is before new management. Do not come here, new management has changed things. Rent increased, my apartment received fleas and I have no pets, and somehow my utilities increased from the last years that I've lived here. 30-40 the same month previous years is now over 80. Constantly destroy inside when work is done and barley any notice when water is shut off.
