Tucked in the northwest corner of Cook County, suburbs such as Hoffman Estates, Palatine, South Barrington and Schaumburg vary widely in personality and composition. Schaumburg, the largest in population, is home to Ikea and Woodfield Mall, the largest mall in the Chicago area. Palatine, developed on a wooded marshland, comes in at a close second in size. Hoffman Estates, while smaller, is the most densely populated of the four suburbs and is home to AT&T's Midwest headquarters and Sears Holding Corporation. South Barrington, tiny in comparison, and arguably the most affluent in the area, is home to the famous mega church, Willow Creek Community Church.
Heavy traffic can double or triple commute times, so area locals know to check the highway reports before leaving home. Normal drive time into the city from this area is about 30 minutes via the Interstate 90 tollway. An easy 20 minute drive will take residents to O'Hare International Airport.

Property Ratings at Barrington Lakes Apartments
I have never lived in a more unprofessional place. Constant hidden fees, a bunch of random charges. Never fix anything. I would live literally anywhere else these people do not care about you or anything they want to drain you of your money. They towed my own car from my own parking lot. Biggest mistake was moving here. I’ve lived in 4 other apartment buildings in Chicago and never dealt with more problems than here. Also I have dealt with rats and roaches…..
Parking lots are so overcrowded and there are not enough parking spots for tenants let alone guests. Pot holes took months to be fixed (that’s being generous) and were cheaply patched that fall apart within another few months. Guest passes (or guest registry for their new online system) is a nightmare and the towing company will tow at 10 on the dot. Garage floods and the gate key to the garage was almost always open because it was broken so often. There is a mountain of trash like toilets, tables, chairs, actual garbage, old AC units, etc just piled in a section in the garage. I never used the pool, gym or game room so I can’t really have an opinion. But… In the resident buildings, the hallway carpet looks beyond dirty and has dog urine stains. Overall, the hallways have a very unpleasant odor that’s very musky and of urine. Management has changed so much I don’t even know who it is now. As I was moving out the property manager was new, but right before then it was Judith. Judith was very pleasant to talk with and I never had a negative interaction. The receptionists as a lot of other reviews say, are clearly miserable and are not pleasant to talk to. I don’t know what else to say other than overall, I recommend avoiding this place. I lived here 3 years and that was 3 years too many. For what you get, the word “overpriced” does not even come close.
Amenities look NOTHING like the pictures they have up. Someone was shot in the face here. Dog poop everyone & no one keeps them leashed either. Roaches and other bugs fill multiple buildings. They do bare minimum to fix things. The hallways are disgusting and the carpets and walls are covered in stains. Packages stolen. Management rude and ignorant. The list goes on, really I could probably write a book about it. DO NOT LIVE HERE.
Tow any car, even if you have a pass. Did nothing about the obvious, rampant package stealing. Charge you over 10$ per broken blind because they’ll do anything for money. Absolutely not on your side, glad to have moved into a better place
Unethical practices. They towed my friend's car with a parking pass attached to the window because a date was not written down. I moved here in July and never once asked for a visitor parking pass. On the back are instructions that I did not read. These passes have 6 digit numbers on them so I thought this was how it was tracked for one time use....Nope...they do anything to find error in parking to make $200 per car...It's disgusting... I asked to file a formal complaint upon deaf ears. Plus you have to walk a mile to get rid of your garbage. Their hallways are filthy and need new paint and carpet. Their washers and dryers on each floor consist of 1 small washer and 1 small dryer - for the whole 30 units or so...the heating system is a joke from the 1920's. Most of all the towing was absolutely uncalled for. I will be moving and I may just stop paying rent. I will get my money back somehow...anywho...buyer beware.
I lived here for about 5 years and just left. I really like the complex. Great amenities, units are nice and updated. All utilizes included except for electric. Always tons of parking. I do miss it a bit but since I won’t be back in the area I won’t be coming back, sad. I would recommend it to anyone.
I've been here just about here year and am about to renew my lease. I absolutely love it here and truly have no real complaints other than sometimes I can hear the bar across the way but only when I sleep with the window open and it's not crazy loud I just have really good hearing. Also that the balcony doesn't have a light on it so it's hard to sit outside and read a book once the sun goes down. It's nice and quiet here and common areas are clean. Parking is good and I never have to park too far from my building. I can't hear my neighbors or smell them cooking food unless I'm out in the hallway. Everyone on staff is very friendly and any problems I have are normally resolved within a day or less. Absolutely love it here. Wish I could just buy my apartment and stay here forever!
I've been living here a little over a month and I have to say I love it. The staff is friendly and very efficient at their jobs. The apartment is amazing. Best part, I can't hear my neighbors. I can't hear their. TVs or them talking or yelling. Nothing. I can barely even hear anything in the hallway. There is always plenty of parking. The pool is amazing. The sauna is a nice perk. Maintenance is so quick and friendly. I love the dual closets in the dressing area, perfect way to split space between myself and fiancé. There is PLENTY of storage in the apartment as well. I already know I want to renew my lease next year. My only complaint is that sometimes the buzzer doesn't work sometimes to let people in the building but it's always taken care of when I call the office.

This apartment is located in very good area which is close to Schaumburg and other sub-urbs, close to I-90. Community has very good facilities like good lake, fishing, swimming pool, Tennis court, zym, leasing center loaded with few games and TV. They conduct few parties over the year, gets opportunity to meet other residents. Most of the apartments are rennovated with wood floors and most of utilities (except eletricity) are covered. For laundary, there are shared ones available for each floor, but you will endup spending 50$ per month for the same. But the only drawback is the management and their rent increments every lease extension. They increase very drastically (for ex: $115 in first extension, 75$ in second extension (with in 6 months)) and also short-term leasing fee starts from 100 to 375$. If you are planning to stay here for 1 year, then you should consider this apartment. Otherwise, think twice before making it here if dollor is important for you.
This complex is by far one of the greatest in the local area. Currenly the only gated apartment community in Hoffman Estates, Barrington lakes offers its residents amenities that make those who desire more SMILE. Gas fireplaces, gas cooktops, units with stainless steel, granite and even hardwood floors. The apartment buildings are built around a beautiful lake (fishing available) that makes for a very pleasant and serene walk in the evening. Walking into the club house feels like you just arrived at a tropical island. Great gym, amazing indoor and outdoor pool, beautifully maintained grounds, jacuzzi, sauna and more. There is even a small "beach" lake-front for those who desire having their toes in some sand. Gas and water included in rent. Honestly one of the greatest communities I have lived in. Come and see the community to understand what I am describing and meet the friendly staff. If i could offer this property 6 stars I would in a heartbeat.
I stayed in studio and this review is applicable for it. Pros 1. Application fee waived because I work for nearby company called Career Education. Waived for contractors too. 2. Very nice lake walk trail behind my apartment unit 3. Free computer/internet/printer access 4. Amenities are very good at this place. I like the plants in atrium. 5. Utilities are included except electricity 6. Biggest selling point is that I can sub-lease the unit if I need to break the lease. 7. Recently renovated studio - hardwood floor, cabinets and marble top looks nice. Cons: 1. Parking spot is difficult to find if you arrive late in the night, but it is not that you have to park outside on street, but imagine if you have to carry your stuff back to your apartment up one floor. 2. Laundry is present outside of studio on each floor. It is card-based. 3. Overpriced for a studio
I have been living here for 2 lease years now. Would like to share its ups and downs... Apartment community is nice... Outdoor and Landscaping are good. Have a lake and have some nice views. Community have pets and some obvious owners tell their pets the whole neighborhood is family. The pets come and crawl to us or simply fly to us. Restrictions are there to put them on leash always but they are not always practised, especially in the hallways. I have more than 1 such incidents. If you dare to complaint, they will question your details and contacts as if we are the intruder. And we should feel good on the fact that we were heard. What to do with our comlpaint is fully upto the management. Not GOOD. They have some new campaign going on regarding their closed community project, which to my commonsense mean that intruders are avoided. But they have a very active towing service provider, who, if you have luck, will spare ur car in where you parked. And they have some designated visitor parking lots, which are happily a walk to the nearby church. Seems really comfortable in the winter. Those cars should have a visitor parking tag, which no way is referred when they tow... Had an incident just now. NOT GOOD. I think I had enough here and this is going to be the last lease.
I am living at this community since last year. The community is peaceful,,so far whatever I have seen. they ruined the parking big time. Unnecessary, gating and other no-sense rules around it and with the parking. Separating visitor and resident parking and requirement of visitor parking stickers is NO..NO. Units are clean from the inside. NO central AC/HC system. Rents are comparatively low and they don't have deposits. Good thing about this place is that they don't put burdens like thrash, sewer, etc on the tenants like Berkshire apartments does. Management is good for new comers. The front desk staff act weird for existing tenants who wish to renew. Upsides-- Peaceful. 7/11 is the nearest store for quick groceries Very close to I90 and many restaurants prompt service by the management for maintenance Downsides- nonsense parking rules..especially stickers for visitors noisy place if you have kids on the upper floors No central AC/HC system some units have stinking corridors...due to tenants from different backgrounds cooking.... At first I wasn't too convinced with the area it was in because there tends to be trouble around there, but as soon we got to see the apartments from the inside, we were amazed. They are very clean and new. They are actually putting gates up, which I really like. The office staff is very friendly. The parking is fine. Obviously if you get in late you will have to deal with parking far. I highly recommend these apartments.
