Barton Creek Villas is a great place to live! Mary Anne in the office is fantastic -- always helpful, courteous, polite, and goes the extra mile to help out the residents. Frank in maintenance is also great! He is polite, friendly, knowledgeable, and explains what he is doing and why. He follows up on the work he has done to make sure I am satisfied. Elijah in maintenance is great too! He very friendly and courteous and makes sure that the work performed is completed correctly. I enjoy living in this community!
My wife and I are very happy with the Graystar management and the investments being made by Goldman Sachs to improve and maintain the property. It appears that the new owners are investing for the long term and not just to flip it for a short term profit.
Barton Creek is located in a beautiful neighborhood but due to lack of funds by the ownership it lack a lot of promised amenities and upgrades that other communities in the area offers. Renewal are reasonable and have allowed me to overlook a lot because I haven’t want to high cost of moving.
The Villas' staff is considerate and responsive. And with a garage for each apartment unit, surely this is the safest apartment-home complex in Austin. I have felt secure here for over a decade and don't want to live anywhere else.
UNLESS there is a drastic change to the property within the time of your search at this property like properly operating amenties, a new and REPLACED gate that isn't just repaired, and fully 2023 updated unit... then I highly do not recommend this property. Wait for it to be updated(years from now), then proceed with caution. The only positive about this property is the current maintanence team. They are professional, quick and provide great work.
Apartment searchers might read old reviews about Barton Creek Villas and that would be unfortunate. Our community was purchased last year and we now have the best maintenance company caring for us. Many changes have been made with more on the horizon, and our location is in one of the most beautiful parts of The Hill Country. We love BCV’s!
Great Community, Responsive Management, Beautiful setting... What more could you ask for at the end of a day? Close to the fun of Austin but not in the heart of the noise and bustle.
Maintenance and maintenance response is poor. Apartments are old and appliances are old. Air and hvac is probably inefficient. Ameneties are not upto par for a luxury apartment. Health club has been down with maintenance for over 2 months.
These apartments are old and all the appliances and HVAC barely work. We get overcharged for trash and cable and internet that barely works, and trash is regularly lying out all over the neighborhood at all hours of the day.
I absolutely love my apartment. The layout and the natural lighting is gorgeous, and the surrounding scenery makes it that much better! The new management and maintenance team are also very on top on top of things. :)
Right now I would say "stay far away from this place, it's horrible".

In our case, the BCV team set expectations that were not met and didn't proactively work/communicate to remedy the shortfall. That caused us to scramble to rearrange a move that we had well planned out and cost us money out of our own pockets.
It is the beginning of August and the pool is green. The girl in the office has no idea what she's talking about. Claiming, "oh it will be ready for use tomorrow." GIRL!! It is green as grass. Impossible to fix in one day for use. They force you to pay extra every month for the trash concierge, claiming they pick up from your front door three times a week. My trash has been on my front porch for over a week now. I would take it myself, but no access to the dumpster. Property is completely covered in trash. This is a reoccurring issue that I've gone numb over. My dishwasher has been broken without repair for five weeks now. AC unit constantly breaks. The photos look real nice online. It is by far not the reality of this place and management. I'm an easy going person, and highly recommend you look elsewhere. You will be very disappointment like everyone in the complex. If you do move here, check all the appliances during your walkthrough. My washing machine didn't work and it took them three weeks to fix after I moved in. This place sucks
Stay away from this apartment! ! ! The management team is really messy. Before I checked in, no one checked the fire alarm, and even after I called the office, they did not send someone to change it. I changed the battery myself because it kept me awake at night! ! ! ! They also give me different information. No one can guarantee anything. I sublet my apartment and cannot get my deposit back! ! ! But someone told me that I can. Another trick hidden in the lease is that you can't break the lease! ! ! There is no choice to break the lease. If you want to call someone in the office, be prepared to wait a long time. Very bad management and inflexible policies! It seems that they are very polite, but never consider the tenant's issues. Don't be fooled by the appearance of the apartment !
This place is disgusting, the billing is terribly unorganized, and the customer service is nonexistent. There was mold all over my porch, the carpet is absolutely disgusting from the garage (that they refuse to have cleaned). My washer and dryer didn’t work and it took them 3 weeks to come and fix it. The billing app wouldn’t recognize me as a resident to pay rent. After multiple attempts emails and calling without an response, I finally went into the office for help. Then they charged me a $150 late fee, which I am fighting to get back. Not one of my neighbors has anything good to say about their experience either. The gym is also disgusting with old nasty rusty equipment. Don’t believe the pictures they post. They definitely did a makeover on picture day for those images. You do not want to live here. These are old apartments that have had years of poor maintenance. They are absolutely not “luxury,” as the sign says out front. You are also required to pay for your WiFi and cable through them (even if you don’t want cable), for a marked up price. They will find anyway they can to make money off of you hole providing the absolute worst customer service. Don’t do it! You won’t be happy
This place is Not a luxury apartment! We’ve had flooding , 1 month without a tub or shower, light fixture in the shower hasn’t worked in months ! The carpet is DISGUSTING!! Don’t move here! Can’t wait to leave !!
I moved to this apartment around 3 months ago. And it is insane the amount of problems that I had in such short time. - The master locker to access the mail box is broken. Which means that no mail gets delivery to the apartment complex. Instead, it gets delivery to a USPS that is 20 minutes away. It has been like this for the past 2 months. - It is impossible to get maintenance service. Some of the maintenance that I asked a month ago simply get "lost", over and over. They claim to have a "24 hours emergency" service which has unqualified workers that cannot fix the simplest of the problems. - As many other reviews, AC cannot keep up with the Texas heat. AC maintenance are timely and usually do not fix the problem on the long run. - The people that work on the administration are extremely rude and impatient. It is always a struggle to talk with them and you end up the call without answer to any of your problems, concerns, or comments.
I have lived here for over a month at this point and my oven, dishwasher, and freezer do not work. There is a hole in the doorframe that floods anytime it rains. There are exposed wires in the garage. When I moved in the apartment was filthy. Property management is aware of these issues and have not resolved any of them. They will be the first to charge you $75+ per month for trash, but won’t keep the community clean. There are not even mailboxes, so we have to go to USPS to pick up our mail. Absolutely terrible complex made worse by horrendous and non-responsive management. Stay far away from these so-called luxury apartments.
Ashley at Barton Creek Villas could not have been more helpful and professional. She worked very hard to find a way to accommodate my needs, budget, and even issues beyond her scope of duties. I will be sending people to see Ashley first in their hunt for home in Austin. When i visited the property it was spotless and everything was in working order with the apartments I inspected updated, being updated very nicely and in good order.
I really wanted to LOVE this place. Apartment is badly run down but new paint makes everything look good. Trash areas are always overflowing and rats running all over the place. There are huge gaps in doors, AC cannot keep up with the Texas heat, Poorly insulated walls (rooms are sweltering in summer and cold in winter, some windows are so bad that they cannot be opened. Every time we have tried to use grills, they have not worked so we have given up. Noisy neighbors also make this place more like a dungeon than a "Luxury" apartment. Lots of issues with this place!
I will be brutally honest here as I own my own management company and understand how running an apartment complex is in general. First off, let me compliment Britney for coming on board (she is the 4th manager here in my one year and two months of residency) to tackle the challenges still left by the previous three managers. Britney is very friendly and seems eager to help and can only do so much as approved by corporate. The first time I met her was to find out why her maintenance man could not get in my apartment to do the many necessary repairs needed for about one year and two months as he said the key doesn't work. I leave Britney my extra key that afternoon (third time I have done this) and she comes back with it at 8:30pm that night. I ask why she is here so late and she said she has a lot of catching up to do being the new manager and will be here for quite a few late nights; I thank her so much for giving me the key so quickly as I told her she could wait a couple days to give it to me. Good first impression for me! Britney is not responsible for the past managers ineptness; however, she seems to have a good attitude to move forward to try and address everyone's needs and concerns. She certainly has been very professional with me and I appreciated her time with both her and Rhett when coming to address my repairs letting me know what they can possibly do to correct an issue and/or what they have to take to corporate. I know it will take time to get to everyone with the state the apartment complex is at; I say this and really this is not my problem, it is a corporate problem for not providing Britney all the help she needs; she needs more maintenance at her disposal to complete all repairs needed. My apartment complexes guarantee all repairs within 24-48 hours and I just assumed all other apartment complexes did the same - not so at Barton Creek Villas. In conclusion, I think Britney is a breath of fresh air and is doing a very good job for the time she has been here.
Please dont dismiss the negative reviews like I did. I really wanted to love it here. What you see on the surface is not what you get. Residents have been dealing with things like broken equipment, leaking roofs for months with no resolution any time soon. Gates to the community have not worked since we moved in 9 months ago, allowing random people to roam through. Huge rent increase recently and am being told we should EXPECT it to continue with every year we are here. Trash areas are always overflowing and rats on property as a result. Pool area has been non-usable for months due to green water but has undergone repairs recently so pray this is no longer the case. However, hot-tub no longer works. Since residents have been complaining about the disgusting water in it, it is not being run as if functional but only looks better from the surface. Grills are non-usable. Doggy park is covered with poop constantly to the point that we no longer go there due to health concerns. I am not sure who the people are that are posting great comments about the apartments? There is high turnover of people moving in and out of here because of these problems and more. I regret that I didn't consider a "few" bad reviews before I signed a lease. Many residents waiting to jump ship and leave.
Not sure how they get these many stars. I'd give negative number of stars if possible. Must be the management leaving the good feedback! Don't move in if you plan on it. They could never fix a single maintenance issue. They increased the rent by $100 per month for me so I moved out. But they wouldn't return my deposit even after I got it cleaned professionally while moving out. Nice location with crappy management/maintenance. The gates are always open/never work.
The only good thing about living here is Jimmy, the maintenance manager. He is efficient, professional, and friendly. He has kept up up to date on major fixes more so than the actual manager. Unfortunately his hands are often tied by the rude, unorganized, inept management. I've lived here for over 10 years and just can't stand it any more. The so called gated community has no gates that work. Wait, they did have the main entrance fixed after 4 months but the other two are still stuck on open. This started the week before Thanksgiving 2018. It is now the first of April 2019 and this is just one of the many high price amenities we aren't getting. It's like locking all of your windows and leaving the door wide open. I've seen some shady dealings going on and no longer feel safe. Last year we were without the pool for over 4 months total. 2 of those were the hottest months of the summer. At night it is so dark I have taken to carrying a flash light so as not to get run over and to feel safe since anyone can wonder in and out. Does anyone every get out of the office to simply take a look around the property. We now pay almost $40 a month for trash pick (down from 5 days a week) and are limited to 2 bags each time. After 6 years in our current unit we asked for new carpet because ours has 1"-2" ripples and it wasn't replaced before we moved in and we were told the only way to get new carpet was to move into another until at the up cost of almost $2,000. We also have a leaky roof that still hasn't been fixed even though we've asked the last two times we renewed our lease. In addition to all the trash everywhere, no one seems to pick up after their dogs. There's even piles of poop in the streets. They lined the dog park with artificial turf! It smells from 2 blocks away and is so uncomfortable that my dog won't even step on it. Poop piles up there too! It is a very nice area but every delivery person within a 20 mile radius know our gates are open and kids from the school across the street use the pool area and vending machines and gym/pool. Our water bill is often close to $50 and there's only two of us. We never used that must water per month in a 3/2 house!
Let me start out by saying that if you're considering moving here, don't dismiss the negative reviews like I did. I'm not sure how this place has 5-star reviews, I can only say that those people must be having an incredibly different experience living at Barton Creek Villas than we are. I really wanted to love this place. The property looks lovely from the outside, and the location and size of the apartment was just what we were looking for to grow our family. However, we've lived here for about four months and have had nothing but problems with our apartment since day 1 of living here. Windows that don't open, gaps in the door and garage that let bugs in (including cockroaches and scorpions), appliances rendered unusable for WEEKS at a time because of faulty electricity, the highest utility bill we've ever experienced in four years of living in Austin... These are just the issues I have the mental energy to share at the moment. My husband and I literally have spreadsheets tracking all of the problems and repairs that need to be addressed in our apartment (which have been reported to management multiple times) and have been either blatantly ignored, dismissed, been only partially fixed, or have been told there's nothing to be done by management. My husband and I are ideal tenants. We have been renters for years now and have never been evicted. We always pay our rent on time, we're quiet, and always report issues right away so that (theoretically) the property can be maintained. We've lived in everything from high-end to run-of-the-mill basic apartments, and Barton Creek Villas has been the worst rental experience we've ever had by far. I'm saddened and frustrated that Barton Creek Villas have not kept up their end of the bargain in the property owner/tenant relationship. We have been more than patient and have tried so hard to do everything we could to work with the management and staff to resolve all the problems we've encountered since moving here. Every time we try to talk to management to get things resolved, they act like they are willing and able to fix it as soon as possible... And then no action is taken. Unfortunately for us, we still have months and months left on our lease with no reason to believe that things will improve as time goes on. I can't wait until we can leave.
As a current resident I will strongly recommend that if you are considering moving to Barton Creek Villas - do NOT do it. I have lived here since 2014 and until the 2nd half of 2017 I loved living here. Now I absolutely hate it. In addition to raising the rent $120/month for 1bed/1bath, they have raised the fees such as a Home Owners Assoc fee. I am a renter and find that fee beyond ridiculous. In addition, the additional fees have gone up every month since July so they are now almost double what they were before I renewed my lease. The trash collection fee has almost doubled to $38.88. The payment portal is not very user friendly and you guessed it - you are charged a fee to make an electronic payment using the portal and to pay via EFT. I renewed my lease in April (much to my regret and for what will be the last time). In order to renew, I asked for a dishwasher that gets my dishes clean and to have my garage door insulated and I was told that they could meet my requests. Eight months later, the dishwasher finally was replaced and the mgmt solution to insulate the garage door in this "luxury" apartment was to give me a piece of foam to do it myself. That was after several months of nagging AND not enough to get the job done the first time so more months of nagging to get enough to get the job done myself. These are just a couple examples of a very long list of why not to move here. The leasing agents and maintenance team are nice, but are not given adequate support to get to many jobs done right without multiple delays waiting for mgmt to procure appropriate tools and materials. Save yourself the aggravation and do not lease from Barton Creek Villas. If you do lease or renew your lease be sure to get a copy of the full lease and the amendments you sign to avoid misunderstandings at a later date.
Unless you are wanting to stay near St. Michaels, St. Gabes, or claim to live in this rich area it is not worth living here. The complex is nothing special and you can find comparable if not superior apartments in Southern Austin for less. You're paying for the location. Management does not respond quickly and the units are not energy efficient. Water is pro-rated so you're paying $90-$110 for water regardless of how little you use. Count on spending $200 on utilities every month. And don't get me started about the management that overreacts to everything. It is not worth living here. I'm glad that I moved out.

I would highly caution anyone from living here. The new management and apartments are Terrible!!! It has been a joke and we were so glad when our lease was up and we could move out. When we moved in they made all kinds of promises and took our $500 security deposit and thought the apt was old and had dings carpet damage and holes in the walls they said that we should mark it and we would not be responsible for it. We believed them but they LIED. Upon moving out even though we had everything (carpet and apt) professionally cleaned they kept moved out they are trying to keep ~$360 for "cleaning" even though we have documented pictures of the move in condition of the apartment. When we moved in similar to another person who posted the AC went out in the middle of the summer. I was 6 months pregnant and it was HOT. We didn't get it fixed for over 2 weeks because they said they needed some new sort of freon and everyone was out. Add to that the fact that these old apartments are not at all weatherproofed expect a $250-$300 electricity bill each month. When we told the management they just sent the maintenance guy and he said there is nothing they could do and I quote "That is what you expect in an old apt where the door and windows have gaps and air escapes. " The new management was even worse than the previous one. They made no attempt to get to know the residents. Blamed everything on the earlier management and raised rent rates like crazy and completely unfairly. The same apartment with same sf below us was paying ~$500 less that us for rent. So much for fair housing laws. When we bought that up , they claimed that person had lived in that apartment longer. It made sense that rent rates should be the same and set by square footage not by what they personally felt each person should pay. Also our water and trash bill went from ~$39 to ~$120 a month after the new management took over. The maintenance guy said that was because the pool cracked was leaking 14000 gallons of water every day. Also terrible pest control problem with spiders, mosquitoes and all other insects coming into the apt through the "gaps" in the doors and windows. In summary Buyer Beware with this place!!! There are much better and newer energy efficient places, for much less, down the road. I personally recommend steering clear.
Since new Management took over, they have definitely upgraded the place. The dog park has been upgraded. The road surface markings have been redone. The balcony fans have been upgraded. The outdoor lighting fixtures have been upgraded. The weight room and pool have also been upgraded.
Very nice complex. The girls in the office are very helpful and responsive to the tenants. Would highly recommend if looking for a place in the Barton creek area.
New owners & new management bring changes - including a massive rent increase and an exorbitant increase in service fees - really $40 a month to pick up one trash bag three times a week, that's almost $3.50 a bag, or an additional $520 to have someone else occasionally pick up your trash. Water has gone up 50% and they have the nerve to tag on nearly another $10 in miscellaneous charges including an HOA fee - HOA doesn't that mean Homeowners? Uh - we are renters. So long story short - whatever the listed rent is it is actually $100 a month higher due to their nickel and diming fees. The gates are perpetually open - broken and they won't fix them. Basically the same problems as before but now you can pay more! The improvements are some canvas shade structures & tv's near the pool area - this isn't a college apartment complex so not one here ever uses that area. The upside has nothing to do with the management - the location is nice & quiet, but it is far from downtown.
The reason I am giving one star is because most of the very good reviews are written by the management. It is not a bad place to live - however, this management is raising rents by $100 or more, they are now charging an HOA fee, they are charging community water and gas fee, they are calling these flimsy apartments "luxury". These are not built to condo specs. You can hear your neighbors sneeze. The best thing is the quiet but now they have put televisions in the pool area which means it is going to get loud - not from the people who live here but by all the kids who use this area from the surrounding neighborhood as there are no gates that work. The gates break constantly and the ones that do work make a horrible rattling and squeaking noise. They spent a bunch of money repainting inside the office and gym that didn't even come close to needing a paint job. They took out a lovely herb garden and flowers and replaced it with cactus in the pool area! One of the plant areas is low to the ground and I'm just waiting for someone bare-footed to fall or step on the cactus! My guess is they are preparing to turn these into condos. This management doesn't care about it's residents AT ALL. They had a phone survey and did not respond to one request or suggestion. The workmanship I am seeing is shoddy at best, taking too long to complete the project and making very bizarre choices in how to spend their money. I have a construction background so I know what I'm talking about. The Riata are actually built to condo specs. These shake merely from the door closing not slamming mind you - closing. Now let's talk about the pool. With the last management, they weren't perfect but at least they got that right. This one is green most of the time and the hot tub is disgusting. They completely tore up a hot tub that was working most of the time (another bad choice and waste of money) and now doesn't work at all. The best part of this property is the land. Please Connor Group stop buying property in Austin - I honestly don't think you know what you are doing.
My husband and I moved to our new apartment in Barton Creek Villas one month ago. We have been very pleased with the quality of service of new management The Connor Group. The Sales Manager and the Property Manager were very helpful during our transition into the apartment and now that we are "settled." We were aware there had been problems with the past management, but have been very glad to see that this new team has been steadily updating their processes and the amenities in a timely manner. The new update to the pool and surrounding area make for a great addition and a nice place to meet the neighbors. Keep up the good work! We love it here!
My husband and I have been residents here for almost 10 years. We have been through the ups and downs of different management throughout this time. The Connor Group took over the apartments earlier in the year. We spoke to the new management and let them know the difficulties we have had in the past. The office took our remarks seriously, especially about our AC freezing up. The maintenance crew came in to fix our air conditioning. They were very courteous and explained the issues they found with the AC. The crew worked on the unit until everything was running properly. We look forward to another year here at Barton Creek Villas.
I have lived here for two years and have been pleased. It is very quiet and secluded. I love having an attached garage. The only negative complaint is that maintenance does not always fix problems correctly the first time (I feel they try to bandage it), so maintenance has had to come out several times for the same issue.
I've lived here for about two years. I really love the community and the people in it. It's very secluded and quiet, and I really enjoy the nature. The updated apartments are really well done, and I love the attached garages. My only complaint is that service requests could be done a little faster. The management is really helpful with anything that needs to be done, and I would recommend any one looking in the area to check the community out.
