Located just across Lady Bird Lake from Downtown Austin, Zilker is one of the city’s most desirable neighborhoods. Zilker’s tranquil residential streets are complemented by walkable access to an array of shops and eateries clustered along South Lamar Boulevard and Barton Springs Road. However, Zilker is perhaps most famously regarded for its easy access to some of Austin’s best outdoor recreation at Barton Springs, Barton Creek Greenbelt, and Zilker Park.
The neighborhood was actually named after nearby Zilker Park, where exciting events like South by Southwest, Austin City Limits, and the Holiday Trail of Lights take place. The neighborhood has plenty of outdoor amenities itself, including the Umlauf Sculpture Garden and Museum as well as the expansive Butler Shores at Town Lake, which offers live performances at ZACH Theatre and scenic trails along Lady Bird Lake.

Property Ratings at Bartons Mill Apartments
As previous reviews state .. management is awful, argumentative, lacks ownership of mistakes, misquoted my prorated move-in rate and now my move-out rate by HUNDREDS of dollars and will refuse to own or rectify mistake, and hangs up on you. You can't get in touch with a regional manager - and they will refuse to give a phone number - I had to call a sister property to get a phone number and have been waiting 2 weeks for a phone call - I question if a regional even exist. Pool was closed for 6 months and have no other amenities to offer .. pay little bit more just not to deal with the hassle and incompetence.
As long-term residents, we enjoyed most things about these old buildings. Yes, you can hear the person above you walk around. Yes, there are no covered parking spaces at all throughout the complex. Yes, this complex lost power during the freeze of Feb 2021. Yes, this complex has had a number of water issues: pipes breaking causing daytime water shut off to both select buildings and complex wide and sewage back up in some buildings. Yes, there is no safe place for children to play unless you want them running around the in the greenbelt that goes through the property--something to consider if you have small children. Yes, there are known units throughout the property that do experience water intrusions. And as of January 2022, properties have to list whether or not flooding due to excess rainfall has occurred. Be sure to ask beforehand. While management has done their best to bring all the buildings back up to code this year (replacing the wooden stairwells and banisters) and added a new paint job, anything looks better with a splash of color...just like putting lipstick on a pig.
These apartments are safe, quiet and friendly. Love the area and all the trees!
