Baseline Woods

They are definitely one of the most amazing properties I have rented with. They maintain the property very clean, very spacious home for a great price! Staff is wonderful, they are honest from start to finish.

Maintenance is really fast at reply and great at fixing.

Close to all services. Apt has a great floor plan. I love my big garage. Staff has been excellent to work with. Needed a minor repair and staff was right on it. I researched and visited a lot of apartmenst in the area and this one was my choice and I have never regreted it. Check it out. RJ

If you like screaming kids and barking dogs this is your place. Oh and did I mention that every car drives through the parking lot like they are running from the cops. Speaking of cops they visit every so often because of the homeless camps down the street. Lastly, the office rarely respond to any email/phone calls. It’s like pulling teeth to get decent help from them.

Luxury apartment what a joke. 1. Office staff never follows-up if you leave a voicemail, you have to follow-up with them. 2. The office staff are under handed and sneaky, read everything and have everything in writing. 3. Walls, floors and ceilings are paper thin, so be prepared to hear everything everyone else is doing in their apartment. Also, if you complain about noise, do not expect the office to do anything. They say they will call but that never fixes the issue. 4. Dog poop is everywhere, all the time. 5. Homeless go through the trash and will harass you. You must take your trash out during the day not at night. 5. Loud cars blaring music at all hours of the day and night, the windows do not keep any noise out. When people are talking on the street you can hear them as if they are in your apartment. 6. If you live below or above people with kids, expect no quite at all. Between the walking (stomping), talking and screaming you will have no peace and quite. 7. All appliances are cheap and breaking, so do not expect top of the line anything. Good luck if you like to cook. If you are thinking about moving here, I would recommend looking somewhere else, do not be fooled by the price, there is a reason they are cheaper then everyone else.

Just moved in at the end of last month and Genisis as well as Lacie made everything go so smoothly! They got everything set up and ready for me virtual and worked with my schedule so I could get my keys. Such a great community and quiet place to live! They made me feel at home right away!

This used to be a great neighborhood. It’s not anymore. So many homeless coming up to your apartment windows and yelling between 3-4am. No parking. They allow others to smoke close to buildings and don’t enforce a non smoking community. Fire alarms go off from smoking inside apartments. Staff in office is friendly but was not honest about the apartment they gave me. Refused to transfer me to a new apartment and said I would need to break the lease and pay a new deposit PLUS rent would increase. I gave up on complaining because they don’t do anything. Do not rent here!!

I have lived at Baseline Woods for almost 4 years. I feel very safe. Little to no noise. Property is very well maintained. Any maintenance issues I have had, have been take care of immediately. They helped reduce rent during the early months of COVID. Close to a great walking trail.

I like here because of the neighborhood and the easy access to max station. It a 10 minutes walk to the station. The maintenance staff are highly efficient and helpful. The staff are knowledgeable about most of the questions we ask them and are very courteous.

I have lived here for a little over a year and have to say I really like it. It's a larger complex than some of its other neighbors and that's what makes it appealing. It's quiet and close to a lot of things; bus stops, grocery store, gyms, mall and parks. The grounds are well maintained and the management company continues to keep up the apartments as well. The layouts for the apartments are smiple, good size master bedroom but great master bedroom closet if you are like me and you have a lot of clothes and need the space.

I have been living here for over 8 months now & everything has been exceptional. Amazing apartments, it comes with a garage, and a kind staff. The everyone in the office is always friendly and helpful, the maintenance staff is quick to respond and always helpful, and everyone who lives here is very friendly. The overall community is quiet, respectful, and very clean. The location is absolutely amazing and a quick drive to almost everything!

Not only are the apartments up to date with their amazing amenities and spacious layouts, but you can get a garage for no extra charge! The office staff is super friendly and always ready to help you out with whatever you need. You will always see a smiling face when you walk into the main office, which makes it very comforting to live here knowing that they truly care about you. I have lived here for 3 years and couldn't imagine leaving.

This property is fantastic! I love everything about living here. The staff is very friendly and super helpful. The maintenance guys know what they're doing and they fix anything right away. The windows are double paned and you can't hear anything outside with the windows closed. The property is maintained everyday. The rent is very reasonably priced. The only reason I would move out is if I bought a house!

I've lived here for a year now and just recently extended my lease. It's been a wonderful experience and the best apartment complex I've lived in. The office staff were very helpful answering my questions when I first moved in. When it came time to renew my lease, Brooke was incredibly helpful. All of my maintenance requests were taken care of very quickly, and the management has been really good. I'm really glad I live here.

I love it here! Everyone is pleasant and the property is beautiful! The office staff is always so kind and throws the cutest events. I have no complaints at all. If I ever have any maintenance requests they always get done so quickly! I have lived in a few apartments in my life but this is definitely the best one I have ever been in!

I love it here! Full disclosure: the office staff asked me to write an honest review of them. I’m happy to oblige because they were really helpful in my translation. Good timing, I got free breakfast had an event the weekend we moved in. It was so nice! My apartment is very clean. My only complaint is that sometimes parking seems to be a bit difficult but the office staff seems to be on top of it.

Baseline Woods has been a great place to live over the past year and a half. The apartments are spacious with lots of light from big windows, which I love! The staff is also great and have been very responsive to all of my questions or concerns. The neighborhood is a safe, fun place to be with lots of different restaurants and activities in walking distance, and it's only about 10 minutes away from the rail transit station, which can take you to the zoo or downtown Portland super quick.

Baseline woods is by far the best apartment complex I've ever lived in, and I've lived in a lot. Everyone here is friendly, they are on top of any maintenance issues,the office staff is super awesome, it's in a great location from everything, and it has a great price point for the rent.

I live in a 2 bed and like it. The neighbors are not loud. I can walk to wal mart and the max. My brother is going to move in to.

I've lived here with my family for over a year now and it's been our best rental experience. The property is well maintained. The apartment itself is very spacious. Huge master bathroom tub! Pet friendly. Walking distance to restaurants and coffee shop. Great school district. The layout allows for plenty of space and we hardly ever hear our neighbors. I'm sure we will renew our lease when the time comes.

Great complex in safety, maintenance, style, location, and overall quality. I'm thankful for the communication outlets between other residents and the office, access to a local grocery, the max and the dog park. It’s definitely cheaper than a lot of other places I found with the same offerings.

I actually had a friend suggest this place to me and I am glad I took him up on it. The other places that I visited have been super expensive and the agents at some of the places I went to seemed annoyed or like I was wasting their time because I needed to start looking for an apartment 4 months ahead. The girl I talked to here at baseline was super chill and was really knowledgeable about the property. She also sent out emails every week with the updates and stuff. When it came time to apply I realized they were really the most effective apartment I had toured and they have really nice apartments. I am in one of their 2 bedrooms and I really like it.

We have thoroughly enjoyed living at Baseline Woods this past year and just signed another three year lease. The office staff are incredibly friendly and were really helpful with our move as well as things we’ve needed from time to time living here. We haven’t needed maintenance often, but when we have, Tom has always been efficient, knowledgable and friendly. The apartments are nice, kitchens are updated with stainless steel appliances and my favorite part - the large soaking tub. We seriously couldn’t ask for more and appreciate the opportunity to stay another three years!

It is a quiet and a good place to call home. And they have amazing service and they have clean apartments. :D

My family and I love living here and highly recommend Baseline Woods as a great place to call home! The girls in the office are super friendly and helpful and the maintenance is always timely and knowledgeable when we need something fixed or even just a light bulb replaced. We love our neighbors and the fun events the staff throw from time to time. We were also just offered another renewal and were not given an increase in rent! We were really surprised and thankful, especially in this market! Definitely consider Baseline Woods if you're looking to move anytime soon!

I have really enjoyed living here for the last year. The staff has been wonderful to work with and my apartment is everything I could ask for. I really like that it's close to the shops and my job and that it is in a good school district. Anytime I meet someone who is looking to move I always offer Baseline Woods. It was the most up to date of the apartments I looked at around the area and the price was reasonable. I moved from out of state pretty short notice and they were nice enough to send me a virtual tour of the apartment I rented, which helped a lot. I would give these guys 6 stars if I could!

I just moved in and am loving my apartment! The floor plan is spacious with lots of light and nice amenities in the kitchen. My cat and I love to hang out on the patio. It's really close to shopping and the MAX so I can travel easily without all of the traffic. The zoo and downtown Portland are only a few stops away. I love my neighbors too! Move in here!

At first, Baseline Woods seemed like a great place to live. When we toured, the rent was very reasonable for the location and size of the apartment, and the community seemed clean and well kept. However, starting with the application process, we realized not everything was as good as it seemed: 1) The staff forgot to process one of our applications, even though it was fully complete and paid for at the same time as the other application, which delayed our approval and caused us to spend more money applying elsewhere. 2) Had to submit a maintenance request shortly after move in for things that should have been fixed before moving in. 3) Apartments were built cheaply. The walls are paper thin, we could hear our neighbor's TV/music over our own and hear people talking in the apartments to the side as well as below ours. Whenever it was windy, the siding would rattle and the windows would whistle since they didn't seal properly. Paint was cracking all over the place and the fake wood vinyl on the cabinets was peeling off. The appliances were cheap, bottom of the line models, I'm not sure what "updated" models were available to some of these reviewers. 4) Parking is a nightmare. People will park in your designated space. There are very few visitor spots, and they are almost always taken by resident's cars. Some didn't move their for weeks/months at a time. 5) Common areas weren't kept up consistently. There was dog poop everywhere, dumpsters were constantly overflowing and trash would blow around the complex. 7) They took our entire deposit additional charges to replace the carpet when we moved out. However, they won't return our calls/emails asking why we were charged. We weren't aware of any issues with the carpet when we moved out. 8) Lots of other random issues like neighbors taking our packages, staff lying to our face, fire alarms constantly going off, several actual fires, people smoking in apartments and commons even though its a non-smoking complex, and dogs barking all night. I can't even list all the negatives here because my review is at the character limit. If you move here, make sure you take pictures of EVERYTHING when you move in/out so they can't come back to you with made up charges. There are zero amenities at this community (pool/spa/gym/game room/etc.), so with recent rent increases, Baseline Woods is not the value it once was. This place has low ratings on almost every review site for a reason, and they aren't trying to change that.

With all apartments there will be pros and cons and Baseline woods is one of the few that the pros out weigh the cons Pros : pricing is very reasonable for what the apartment offers, such as updated appliances, plenty of storage, and great location near many shopping centers and the MAX, most importantly for me they allow pets. Cons: it is near a busy road, it can get loud when some people speed by, and there is no fitness center or pool I would definitely recommend considering this apartment complex

I really like the actual apartments, for the money they are a great deal. 2bd/2bath, fireplace, washer/dryer, private balcony, parking, dogs allowed, etc. The neighborhood is great, with 10 minutes, I can be to 4-5 shopping centers which is great and there's coffee/gas/bar within walking distance :) The only thing I wish the complex had is a pool and fitness center, especially with the hot weather. They do a great job of keeping the grounds maintained, just need to have certain dumpsters emptied more often as some get fuller than others rather quickly.
