Situated at the intersection of I-95 and I-20, Florence was originally founded as a railroad hub, later becoming the site where three major railroad lines met. Florence maintains its status as a hub to this day—for industry and infrastructure. Residents and visitors alike enjoy the city’s sense of historic charm, with well-preserved buildings, stately homes, and extensive museum exhibits paying homage to Florence’s rich heritage.
Florence touts the laidback pace of a small town along with numerous cultural amenities. The Francis Marion University Performing Arts Center hosts a broad range of performances, from Broadway musicals to the Florence Symphony concerts. Florence is also home to the Florence Little Theatre, the War Between the States Museum, and Florence County Museum.
Outdoor activities abound in Florence, with 600 acres of parks and recreation areas in town.

Property Ratings at Basswood Apartment Homes
I completed an application online and as I was finalizing the application a time clock appeared which was counting down the amount of time I had left to complete the application and pay the fee so that the apartment chosen would be placed on hold. I completed the application and paid both the application fee and a “faithful hold” fee. It was my belief that the apartment was being placed on hold. I followed up with the Property office to verify that the apartment was available and that they received my application. Long story short for the next week I called back to check on the status of my application and was informed that I should have received a call by now and that I would be contacted later that day. To no avail no one contacted me, so I went by the office and was told that my application had still not been reviewed after a week and that applicants with no conditions were considered first. I have never been rejected for any apartment or any line of credit, so I find it strange that Management stated that it must have related to credit when she hasn’t reviewed the application. Please do not waste your time with this property. They have apartments listed and they may not even be available and/or the system misleads you to think that by paying the “faithful fee” that the apartment will be placed on hold, which is NOT true.
I lived here for about 15 months. Pros: - Relatively cheap rent compared to other apartments in Florence - Water and sewage included in rent - Safe area Cons: - Mold growing on interior walls - Mold growing on interior windows - Very tiny kitchen - Lots of BUGS and small brown ROACHES on a daily basis - You will get nickel and dimed on everything - Maintenance work orders can take weeks As you can see, there really isn't much in terms of pros for this place. Yes, it is relatively quiet and theres plenty of parking. However, if you live on the first floor, you will hear every single step and movement of the people living above you. There is green and black mold that grows on the inside walls and windows. I spent countless hours cleaning the walls and windows, only for the mold to grow back within a few weeks each time. We have a baby and did not want our child breathing in that stuff. I am pretty sure that the walls were molded before I moved in and they just had someone paint over the mold. When they gave us the keys to the apartment, I had never seen a more disgusting and dirty place. The faucets in the bathrooms and kitchen were rusty and nasty. The kitchen sink had rust all over the bottom part. The dishwasher had brown mold growing all over the bottom part. When I brought it to management's attention, they said there was nothing they could do because they already cleaned up the place. I continued to press for something and I was offered to have the faucets switched out AT MY EXPENSE! Yes, I had to pay over $100 to have the landlord switch out his own disgusting, rusty faucets. I had no choice but to give in. We had no other place to stay, and we couldn't afford to move again to another place immediately. My biggest regret since moving to Florence was signing a 1 year lease at Basswood Condos. Move here at your own risk!! You have been warned.
I've lived here for over a year and I am overall happy with my apartment. I moved from out of state and these apartments are spacious and fairly priced in comparison to other places in the area. Positive: They don't raise your rent each year Water/trash included Fairly quiet (I live on the 2nd floor) Ground maintenance is good Despite not having an onsite office, the management group is responsive to maintenance requests Negative: Small bathtubs Parking can be an issue if you want to be near your unit
