Property Ratings at Baxter Crossings Apartments
This community is safe which is really nice. But the apartments themselves, especially the older buildings aren’t very updated. The apartment I moved into had smokers in it before I lived there and no one informed me of this before I moved in. I brought the smell up to the staff after first moving in and it was ignored. It was only confirmed to me that someone who lived there before me smoked by a maintenance man who replaced my broken blinds. After leaving, all of my things have a Cigarette smell to them, regardless of the charcoal bags, air fresheners and cleaning I did while living there. They can be relativity slow at getting maintenance requests done but some of that I think is due to COVID. I had an experience where a company they hired to clean our fireplaces left my door open, with all the keys in the lock, while he was plugged into my electricity, cleaning the apartment upstairs. I told the front office about this and there was no reply. I have a friend who also lives in the complex who has had multiple problems with contracted work men that they hire to fix or replace things too. The walls are REALLY thin and there’s no insulation. You can hear people easily in these apartments. It also doesn’t help that there are SO MANY children that live in this complex, and there is lots of playing in the street and screaming and running up and down the stairs outside the apartments. Mostly the residents are what made living at Baxter not so great. People drive really fast on the streets too, despite there always being people walking in the street even though there are sidewalks? The newer buildings are definitely nicer but you won’t see your apartment until you move in. Staff are quick to reply about noise complaints and they do reach out to residents who are being too loud. The property is taken care of for the most part though it takes a while for them to replace lights that are out that are their own property and not Amerens responsibility. The staff is nice. But overall I wouldn’t suggest this place to anyone because my experience really wasn’t all that great. I suggest paying a little more for a nicer place.

Listen to the bad reviews. These apartments are poorly insulted and you’ll spend a fortune in the winter and summer months. The units are infested with bugs. Mine had a brown recluse infestation that we noticed before we moved any of our personal belongings in, but they tried to blame us and told us that no one else in our building has them (which is unlikely since we were not on ground level). Kids scream all the time, and they take up parking spaces with their bikes and scooters. Management is rude and horrible to work with. This is by far the most disgusting place I’ve ever lived in. Listen to the bad reviews. This place isn’t something to mess around with. There are dozens of places to choose from in Chesterfield, and I really wish I would have gone somewhere else. It’s too expensive for what you get, and it’s dangerous with the pests and rotting wood and ceilings that look like they’re going to cave in any minute.

The property has a very bad management. I had to move out after 3 years as the situation has become non livable, instance after instance. The staff is very unprofessional, rude and take residents for granted. Only time they may talk to you is when you come for leasing. I have had instances of flooding and it situation was not handles professionally. It took 2 weeks to take care of the matter completely. I cannot do anything in patio but when there a snake, they just mentioned since it is not inside the house it none of their concern. No suggestion was provided to deal with the situation either.

I lived here for 6 years and the past year or 2 this place has went from bad to terrible. I am so thankful to have just moved out. Their own maintenance people have told me 'this place is a sinking ship'. Several people already mentioned the issue with not having access to our mailboxes for a few months but the worst part was they didnt do anything until someone went to the news station and then miraculously the mailboxes were ready the next day. The maintenance issues has been absolutely unacceptable. I've heard many tenants including myself have had water leaking through the sliding glass doors since they were replaced in june of last year and they are doing nothing to fix them. Mine was still leaking 11 months later when I moved out. I also had electrical issues with my air conditioning and heating switchboard which took them over 1 year to fix and I honestly dont know if it was really fixed when I moved out. I had so many times of my air and heat not working due to the maintenance incompetency. And no one in the office cares about these issues and the inconvenience it causes your family, including my newborn baby, nor do they get back to you timely. I encourage you not to live here!

We will be sure to look into ways we can continue to improve our community going forward. Thank you.
Hands down the WORST customer service I have ever experienced. They do not care about their residents and always trying to find excuses for the things they should be responsible for. The only thing they care is charging money from you. They told the resident that the project to replace mailbox would only last a week. It ended up to be over 6 weeks and resident have to go to post office during 1 pm - 3 pm (only available for pick up mail) for 6 weeks. When we ask the property management office, they simply told us that is was the fault on the post office. After talking to the post office staff, who are much friendly compare to the Baxter property office, there had been zero communication between Baxter and the them and they have also been left in dark. The quality of the buildings are also poor, I lived on 2nd floor in a 3 floor building and there was water seeping out from the bedroom ceiling when raining. I submitted the maintenance request and some third party maintenance contractor came and checked, they said there's nothing wrong and could not find where the water came from, but they can paint my ceiling to cover the huge water stain (Seriously???). Water still seeping out when raining heavy out side and no one came to check after that. So I decided to leave that apartment. Stay away if you want to avoid dealing with troubles.

This is hands down the worst place I have ever lived. To take things from the very beginning- we weren’t allowed to have a walk through of our apartment prior to moving in- on our move in day- as we’re signing the lease we were informed that one of our bathrooms was completely unfinished and unusable and they had ‘no idea’ until the day of. That made absolutely no sense. They only fixed it after I basically had to track them down every day for two weeks. This was a breach of contract and they had absolutely no sympathy. The staff takes absolutely no initiative on fixing issues. There is zero communication and zero solutions. They are currently replacing all of the mailbox locks and keys throughout the entire complex which has forced every resident to collect their mail from the post office. That was fine for the first week- but now it’s been a month and there have been no leads as to when the locks will be fixed. After calling and calling- they blame it on the post office. I have gone to the post office and talked to just about every staff member and they have absolutely no clue what Baxter crossing is talking about and say that the locks and keys are completely not their responsibility. It’s infuriating. Next up- let’s talk about the couple of roaches we have found in our apartment. My boyfriend and I are clean young professionals that clean daily and are extremely conscious of our living space. We have found two roaches in our kitchen- called the front desk- they said that they would add us to their ‘list’. I followed up with them this morning (6 days later) and they said ‘oh we meant to get someone over there but we wrote down your address wrong’. They had our phone number the whole time. Again no solution. I could go on and on about all of the things that bother me about this place. The broken fitness equipment in the gym. The amount of screaming unsupervised children that run around in the parking lot and put themselves in danger. The crappy in home washer and dryer system that you basically have to run twice for every cycle. This all stems from the management. Lack of communication. Absolutely zero solutions. As long as they have your money they’re happy. Don’t let this place fool you like it did us.

I am going on my fourth year of living here and I highly regret resigning my lease. I wish the staff would have told me in advance of all the maintenance that would be happening. Instead they tell you two days prior to it happening. I haven't had a mailbox in three weeks. They are installing new sliding doors and windows, which is great, except the people the hired to do so are extremely slow workings and leave an absolute mess. I watched them leave someones apartment completely exposed for far over an hour while they were grilling and hanging out. Unprofessional. If you want a peaceful evening do not live here. Children run around screaming like the roads are their playground. There is trash all over the complex, like on the side walk and in the grass.

Baxter Crossings is pretty shady, and the deferred maintenance is catching up with them. They decided to renovate all the buildings on our street while we were still living there. Of course they refused to acknowledge that they were disturbing us or that we needed any refund, but they also only give notice when they begin the renovation. They refuse to give individual units notices for when their apartment will be entered; they won't even call. Damages to your personal property and pets are dismissed and treated with skepticism, even when you provide photos. Highly unethical management. I really regret moving here.

We are currently leasing a 2 bedroom and 2 bathroom town home apartment occupied by 4 people. On 7/13/2019, we notified maintenance a crack had developed in the base of the upstairs toilet, and it is slowly leaking water being soaked up by the towel in the picture. The toilet is unusable as any weight may cause it to shatter. As of 7/23/19 the toilet still has not been replaced due to it being back ordered from the supplier. Per management, this is not deemed an emergency, and they are not able to buy a toilet from a local big box hardware store. For 10 days and counting, 1 toilet has been shared by the apartment's occupants. Wanted to share my experience with any prospective tenants. If this scenario is acceptable to you, then this is a decent place to live. If this isn't something that would acceptable to you, I would look at other apartment complexes.

Thank you. - Baxter Crossings Management
I can see the place falling apart and the head office is doing nothing to fix it. Our neighbor FELL THROUGH THEIR DECK BOARDS. Meanwhile, at the same apartment, I can see the stairs literally rotting away. It is as if they have not learned. Maintenance tries, but the head office limits their budget. Such that: if something in your apartment breaks on the 10th of the month, good luck getting it fixed until THE NEXT MONTH when the budget cycle resets. The complex cant even pay their own bills. I would not be surprised to see them go under soon.

We are living in baxter crossing for past 6 months and we got to know we have to move back to our country on a short notice of 10 days . We tried speaking to leasing office personnel and they don't care about anything and all they need is money. We requested to atleast take things into consideration but they are asking us to pay for 4 months rent . As a large community we expected administration would provide us some options but manager her is not all willing to talk . If you are planning to rent and If you ever get onto this situation, please make sure you can afford 4 months of rent . If it was me who was willing to move out before lease I would have happily paid it but when you are geunine reasons (in my case visa issues) to leave then we expect some considerations . Please think before you move into this apartment.

The management is worthless. They do nothing about children yelling at the top of their lungs ALL DAY. The management refuses to answer any questions. The rent increases a large amount every year, regardless. There is no supervision at any community center or gathering for noise control or behavioral conduct. NOT WORTH THE MONEY, rent elsewhere.
We stayed around 5-6 months in this property. Cleaned the property as we can by staying a day. They show images having dust on stove and some stains. Don't you expect people are leaving and they are paling rent to use the same. Some crayon marks are charged a lot everything management charges individually when you leave. Make your self a professional cleaner before handing over your unit. They don't listen and they feel gr8 if you agree to pay them :-)
This is how I felt about this apartment. Cons: *Very little soundproofing. The soundproofing was worse than the 2 story house I grew up in. *It was annoying how many maintenance problems there were but mine were mostly minor and were taken care of quickly. *The maintenance team doesn't seem to have buckets or at least don't bring them even when they know the problem is a leak. Three times they had to use my plastic trash can to catch the water. Just seemed odd to me since they have everything else they'd need. *There are not sidewalks throughout the complex. I didn't realize how much I like having sidewalks until I lived at Baxter Crossing. *The office team, when I was moving out, was rude and disrespectful. They did not explain half of what they should have and when I had 13 days left to move out they put a note on my door warning that I had 7 days to finish or they'd charge me fees. *The office team waited until I was about to sign papers to tell me this was a 10-month lease. When I clarified what he had just said he got an attitude with me and said I could get a 12-month lease but it will be a higher monthly rate. Didn't matter how long it was but it is something I should know and they should expect that. Pros: *The maintenance team. There were a number of minor issues with water and with appliances. When I gave them permission to go in my apartment while I was at work they fixed the problem without causing me any. A few times I had to call after hours. They took care of emergency situations as needed and took care of details during normal business hours. Very friendly and everything you would expect. *The office team at the beginning was great. Helpful, knowledgeable, and friendly. *Website for paying rent and submitting maintenance requests. It works as expected. They do require all rent paid through the website now, but that is something I wanted to do anyway. *Lots of parking spaces. It may depend on what part of the complex you live in but where I was there were many spaces. *The snow removal was amazing. There is a hill at one part of the complex and after a reasonable amount of time I was able to drive on it without any problems. I get nervous in bad road conditions but never had problems anywhere in this apartment.
After calling maintenance at least 6 times in two years, and them showing up and just adding coolant to a dead air conditioner, it’s still not permanently fixed. Good luck to whoever moves into my old apartment because you will enjoy over 80 degrees inside during August before coolant is added a seventh time. The manager’s response to my complains in writing: “after looking at your file, it is recorded that maintenance showed up every time you called.” Apparently showing up is the same as fixing! There are many other maintenance problems, but I don't have room here.
First, the apartments aren't that bad, but management is horrible! I rented this place because parking was good and supposedly secure. Well no assigned parking, when I would call about it, I was told to figure it out my self ( told to get plate numbers and make sure they matched someone who lived there... Really????) then had leaking sink to 3 time for maintenance to fix ( last time I drew arrows pointing to problems). Decks were supposed to be replaced, they were not, nails are working out and wood is rotting. Had spiders horrible (47 bites in one night). Was told I got a free carpet cleaning at on year, I did not. But when I moved out they charged me for carpet cleaning and to remove the 'dents' in the carpet where my couch set. I was told that each time someone moved in they got new carpet, not true. I left my apartment in the same (if not better) condition than when I moved in. They will charge you for everything they can think of. Go anywhere else!!!!!
While at first glance, the apartments are nice, under the seams things are falling apart. A lot of Band-Aid fixes are finally coming home to haunt them. Better hope you get lucky and you have no problems. The leasing office is extra nice and helpful just to get you to sign the lease contract. Once you do, they know they have you and their attitude changes and you are on your own. The maintenance supervisor (Scott) is rude and obnoxious and the apartment manager (Jackie) is incompetent. Unless any repairs you ask for are small, good luck trying to get them to fix anything major. Steer away from this place unless you're willing to take a chance.
The location is great and my unit is updated. The appliances work fine and my issues have been taken care of for the most part (up until recently). However, the office staff is by far the worst I have ever experienced, especially the property manager. They are extremely unprofessional, don't take accountability for anything, and love to dodge phone calls (or just not return them at all). I was yelled at over the phone when I brought an issue to their attention and they did not communicate anything to me and I had to call three times to get an answer. The parking is terrible and there are never enough spaces, yet the covered reserved parking remains empty.
Management is so pathetic there . I put the check for deposit and application fee for a Unit and asked me to send the application later over email. they said they gonna hold the unit for me and the next day they accepted the the check and deposit from someone else for the same unit and later they informed me that i cant get that unit. Highly Unprofessional
I would say this is the best apartment in terms of location... Why becoz within 1 mile range there is mall, theatre, chesterfield commons, salon, spas amenities ...why becoz they have washer dryer in unit. Stainless steel appliances, immediate maintainence. and space...,,why becoz they have abundant storage space. I mean the storage space in one bedroom apartment have the capacity of any other 2 bedroom apartment I've been living here for past two years and and I am in love with the place. Now due to change of my job I have to leave these apartments but I will certainly miss this apartment complex .
I have lived at Baxter Crossings for 3 years while I am completing a chiropractic degree at Logan University. I have to say that the neighbors here are the best I've ever encountered, and I've lived at 3 different apartments prior to Baxter Crossings in the West County area. Everyone loves to get to know each other, and is extremely friendly. The staff and maintenance are very outgoing, too, and are always very helpful. I recommended a friend and they looked on this site and said there was a negative review. I was surprised, so I had to look. When I read the review prior to mine, titled "Little parking spots, Poor Management and Rising Prices", I was very shocked. I normally don't write reviews, but when someone completely lies, I feel like I should say something. Let me first say, that I live on the street with the least amount of parking, and I never have to walk more than 1 minute to my apartment. This is far less than the 3 other places I have lived. Most who have lived in an apartment complex would probably agree that you may have to walk a little bit if you get home a little later. No one expects to be able to park directly in front of their building everyday. So that may not be a lie, but definitely someone with unrealistic expectations. Secondly, I have several friends that pay online, and we all were notified twice. Once by email three weeks before rent was due, another time by letter two weeks before rent was due. So, if this person wasn't notified, it was only due to their own inattentiveness. My only complaint is we did receive a significant increase (almost 10%). Tough for a student. So, we did shop around, but found that everywhere else was priced the same, or had way less amenities or wasn't as nice. I hope this is helpful. It really has been a great place. When I graduate and move home, I will be disappointed to leave.
Location is great and the units are well taken care off. Three big issues there: 1. Fewer parking spots than units making people to part their car either far away from the units or in odd places, compromising overall vehicle transit. 2. Management is not competent. The are just not capable to resolve anything out of the ordinary. Recently all tenants had their account deleted because a platform migration and no one was ever told ! 3. Get ready to face increase on your rental rates, despite the promisse that prices would be stable.
Baxter Crossings is a nice community to live in! The kitchen fixtures are all updated--stainless steel and granite counter tops. However I cannot get over the shower knob. It is a struggle to take a shower. The knobs require Hulk-like strength to turn on and do not even try to adjust the temperature....that is near impossible!
I have lived here for a year and a half now. I have been somewhat satisfied during my time. The apartments interiors are in pretty decent condition, the buildings themselves I am worried about (the ceiling in our apartment hall way is dipping down). The maintenance crew is very friendly and helpful. I wish they would send out less communications, they will put letters on the doors of every apartment and communicate messages that should be addressed to individuals (we had some pretty stern letters addressing trash issues and barbcues, when it had nothing to do with us). The mailbox is far from our apartment. They have teacher discounts on rent. Again, I have been somewhat satisfied.
