Property Ratings at Bay Valley Harbor Apartments
Our utility bills for a 800 sq foot place are over 225 (we have no washer and dryer) they store a very small hot water heater in a cold space on an outside wall so it runs all the time. Within the first 3 months our oven and fridge both had to be replaced. The fridge failed over a holiday and all of our food had to be replaced. ZERO compensation. The walls are literally paper thin, I cannot hear my TV over my neighbors, the formica counters are so worn the pattern is gone plus everything stains, we have mismatched cabinet doors, the mailboxes are not secured, they are in a locked building but no individual security. Yes they have package service but they are not open late so you cannot get your packages. We have "mystery" light switches that go to nothing, leaving us to worry if the power to those switches has been terminated properly. There is a light in the bathroom, one ceiling fan with blades that are warped, light over the stove and two lights over the sink and that is it. The one entry door does not have a peep hole, so absolutely no privacy. Exterior lighting is terrible. I have kept my "porch" light on so that fellow residents can see the sidewalks. The laundry room is deplorable. The floors are coated in salt due to the excessive salt everywhere, when they shovel, they do so at about 4 a.m. just a few feet where you may be sleeping. The kitchen faucet barely puts out any water, the bathtub in our unit has multiple "burn" marks and is cracked cleaning it is pointless. The pool is inoperable and I would assume becomes a mosquito breeding ground in the spring and summer. All of the aforementioned items can just be labeled as "low rent apartment things" but what is by far the most frustrating is that the people who live around you have zero respect for others. Parties, stomping, screaming etc and this goes on all day and all night. I now sleep in my living room nightly so I don't have to hear my neighbor or smell the drugs through the wall. Complaining does nothing. To exit my unlivable apartment we have to pay damages of close to $4000.00 which we will fight in court. Before you move here consider what you need and want. There are plenty of other places. There is no storage, one door in and out, no patios, zero amenities, zero comfort, sky high utilities and when you figure all of that in you could probably move some place way nicer and have a better quality of life for equal to or possibly less money

This place is terrible and don't let any of the astro-turfing fool you! The apartment is nothing like any of the pictures on their site. We live in a ground floor 2 bedroom that has very outdated cabinetry and countertops in the kitchen and the bathroom. There are only 3 lights in the entire place. There is a very dated ceiling fan in the kitchen with warped fan blades. There are light switches in the bedrooms that go to nowhere as there is no light in the ceiling and they do not go to any outlets in the rooms. There is no door casing around any of our doors. The base trim butts right up to the painted door frame. The walls have little insulation and no sound proofing so we get to hear whatever our neighbors are doing. Including when they have to use the bathroom. The monthly electrical fees are also outrageous as we are paying 230.00 a month for an 800 square ft apartment. I would not recommend this place to anyone!

Bay Valley Harbor was an apartment & that was the only nice thing I really have to say about it. Landlord (who has now retired I believe) was rude from the very get go. Communication was extremely poor and I had to call repeatedly prior to moving in to ensure that we even had a unit available for us, which they switched not once but three times before we moved in. We were also promised a "newly renovated" unit, and received an old crusty one, so don't believe anything they tell you prior to move-in. When we moved in there was a cabinet door missing in our kitchen, and they "fixed" it by bringing us a poorly stained cabinet that didn't match the color or fit the hinges, and it ended up sitting next to our fridge for our entire year living there. Air conditioner only reaches the living room, so the bedrooms get extremely stuffy during the hot months. And the heat worked fine but racked up an expensive bill due to the poor insulation. Summer months were extremely moist in the apartment and mold was growing everywhere. Everything in the apartment felt damp. Also there is only 6 washers and 6 working dryers for the entire complex, making it difficult to do laundry if someone else is using machines. Pool on the property is disgusting and appears to have been out of use for several years. Parking lot is well lit and there have been multiple break-ins on the property recently. New management was also poor at communicating and I had to call them about 8 times to get my security deposit back. Extremely disorganized and poorly quality apartments. I would avoid at all costs.
This apartment place is very poorly insulated. The heat runs almost constant in winter or the A/C constantly running in the summer, causing very high electric bills. The maintenance crew is a joke, and only got worse during the time I was renting there. I had a few maintenance tickets undone and unresolved when I left. The air vent in the bathroom was broken and quit working. Mold was growing by the window I could not reach in the loft apartment I had rented. The windows leaked whenever there was a driving rain. The hot water tank ran out of hot water quickly, and was sucking electricity trying to keep up, and was defective. The rent doubled in the four years I was there. The parking is iffy, and the parking lot isn’t the best lit. The landlord changed the locks on the mail room and laundry room without notice, then blamed my roommate for taking the new key. The laundry room used to be coin operated, then the landlord changed it to card only, which you have to get from him. The landlord has issues with notifying his tenants in a timely manner. He will occasionally close the office with little or no notice, or have the maintenance crew run the show. Lawn care is ok. Good location, but would not recommend renting here. Drainage of rain water is iffy too.
This place is horrid. Management sucks. They don’t ever fix anything, and the apartments are so poorly insulated, your clothes get WET in the summer from the humidity, and the electric bill runs you about $250 a month.
We have rented apartments many times over several years... about 8 .. We love this place.. My family lives in Bay City and we love to go visit them.. The apartments are clean, well maintained.. We plan to rent again in about 2020.. So thankful they are on line and easy to reach.. I appreciate seeing the pricing and the amenities available...
