Property Ratings at Bayberry Place
You sign a year long lease without seeing the apartment because they don't show an apartment that is occupied. The leasing agent informed me that this was a nice and quiet apartment. When I entered the apartment for the first time after signing the lease and paying the deposit and the first month's rent, I saw holes in bedroom and bathroom doors that were poorly patched. Torn closet floor. Carpet with paint and black marks at different places. The carpet smelled like sewage. The floor are squeaky and in need of major repairs, it seems. If occupants in apartment above don't walk gently but rather stomp then it becomes a nightmare when you are trying to get some sleep. Unfortunately, that appears to be the case for me. The leasing agent told me that previous tenants didn't complain about the noise and I need to deal with this situation on my own and call the police. My advice if you must rent here get all your concerns and questions answered in writing. I am specifically writing this review about my apartment and other apartments may be in better condition. Nevertheless, get all your questions and concerns answered in writing.

I truly enjoyed my time at Bayberry Place in Eagan, MN. The location was perfect for my needs. The area was safe and secure. If a package was left in the entry way instead of the secure package drop in error. It was still there when I arrived home! The building was clean inside and outside. If a maintenance issue arose it was tended to promptly. A big shoutout to Miss Angela and the Bayberry team for ALWAYS going the extra mile. Thanks also to Miss Jessica for helping me get into my apartment a few years ago! I had to leave for my work or I'd still be there.

I’ve lived here since September 2020 and I’ve been wanting to move since about 6 months into living here. Sadly I haven’t had the opportunity to. There’s roaches, people constantly leave the outside security doors propped open, your appliances will break and you’ll be lucky to get them fixed, they’re incredibly outdated and get they have raised my rent by over $300 since I moved in with ZERO UPDATES. Chose anywhere but here.

Pleasant living space and quiet. As a non-smoker, I appreciate the no-smoking policy, though I'm 100% sure what that means as I occasionally do smell marijuana smoke. The best part of living here, in my opinion, is their maintenance. They are on top of it, responding promptly. Currently management is doing a maintenance project on the parking lot. I also appreciate the coinless laundry, with their non-cash form of payment. One note though, I've lived here over 2 years now, and they raised the rent each year. Overall, though, I'm content living here at Bayberry.

It is a great place, you get a good feeling when you meet the leasing lady. She brighten the place up. She is so nice and accommodating. I don't know how she runs that place by herself. She said its good management support and I like that. The outside was clean and maintenance was very nice.

The property would be decent for the price except for the fact that there are roaches in the units and hallways. After 2 years of trying to get rid of the cockroaches it still never worked. Exterminators are always in your apartment and you'll still have cockroaches.

This is my first apartment and had been a nightmare since I moved in and other neighbors and residents I’ve encountered have said the same thing this place is not it it might be close to shopping or your job but don’t do it it’s not worth the headache you have to go through living here.

I would not recommend moving here. They continue to raise the rent by unreasonable amounts every time you renew a lease and they don’t keep the buildings clean. Property manager is a joke to deal with.
Rent continues to go up at a rate of about 10 - 12% every year. For what you get, you could move into one of the newer complexes in Eagan for just a little more. There are no elevators, no workout room, no community room etc. the kinds of amenities you'd expect to get when you pay as much as the other places. The outdoor pool is small. Package service means you go to the office to pick up packages but the office hours continually change and aren't convenient. Garbage dumpsters are on the other side of the garages so it's far away to carry your garbage out. 2 washer/dryers per floor are hard to get in to use, are debit/credit card operated and the office doesn't offer re-loadable laundry cards like other complexes that use the same system. When they say renovated common areas, they mean they painted and carpeted the hallways since these are the only common areas in the complex. The buildings are older than 1995. If you can afford a little bit more, do it.

Hello, My name is Aleksandra and I am the Property Manager. I do appreciate your feedback. Our rents do fluctuate on a daily and monthly basis depending on market conditions, time of year and what we may have to offer at that time. Supply and demand plays a significant role in pricing for us. Our pricing for lease renewals is different this year than any other year. As we do offer more options for residents. We offer flexible lease terms anywhere from a 6 month lease to a 15 month lease. With the understanding that doing a longer lease term may not always be the least expensive. On the other side, a shorter lease term will offer a resident more flexibility, but may be a bit more in terms of rent. I am hoping this helps to clarify your concerns about rent increasing. As for the community over all, you are correct as the building is older. Amenities like a workout room, community room or an elevator are not something we are able to provide at this time. Over the years, management has done several upgrades to both buildings that is not limited to new credit card operated washers/dryers, new windows, new common area carpeting and a new roof on both buildings. The laundry rooms are open 24 hours. As the machines are credit card operated, no quarters to carry and no cards to reload. More flexibility for residents. We have also done updates to units as well. Management understands that Bayberry Place is not the top of the line, new apartment complex. But is making Bayberry a comfortable place to live that is competitively priced based on supply and demand. If all of the amenities were include as mentioned above, would you pay a premium for this? I am very happy at Bayberry place. I've been here a few weeks now. Bayberry is not a luxury apartment building. You will not find the latest appliances, wood floors, or things like that. This is the wrong price bracket for that. You get a solid place to live. It's quiet here and I've had no problems with neighbors. My single bedroom apartment is spacious. The community manager and her team respond to questions quickly and have been nothing but helpful. They're great with email. There are a lot of rules but they don't impact normal people. This building is right off busy Yankee Doodle Rd. With the windows closed, I can hear road noise but it is not to a level that bothers me. If I have the windows open and try to sleep, I can be interrupted by a siren or airplane from time to time. Lots of near by shopping and restaurants. Right on an MVTA bus line, short drive to a transit station. I like the condition of my unit. I would say the vinyl flooring is in rough shape in the kitchen area. Every unit is different. I had one maintenance issue in my unit when I moved in. The refrigerator was not cooling. However, less than one day later maintenance repaired the unit and now it works great. I was impressed by how quickly the problem was handled. Rent can be paid online or a check can be left in a drop box. I set up bill-pay at my bank to mail checks automatically. The rent includes heat. The water and trash are shared between all adult residents over 18 and managed by a separate company. You can pay online. It seems the price is around $18-$20/person/month. The buildings have 3 floors. First floor is half a flight down, and the second floor is half a flight up. Third floor is 1.5 flights up. There are no elevators. Permit parking: Each unit gets one garage. When you move in, you are given one parking lot permit. You may request parking permits for guests Monday through Saturday. If cars without a permit are found in the parking lot after 10PM, they are quickly towed away by an external company. This helps ensure there is space for residents. Plenty of street parking is available. The garage units are OK. Some doors have dents. There is no electrical available. The garage light is only activated at night. Each unit comes with a storage area. Package service - they notify by email. It's possible for them to miss a delivery if they are showing a unit when a package arrives (hasn't happened to me). No outbound mail slot. Only incoming mailboxes.

I have lived at Bayberry Place since 2006. I have been through few managers. The present manger is very fair with her dealings with residents and very personable. You sign a lease with the 'rules'. If you follow them you don't have a problem. The common areas are being upgraded and looks great. The maintenance person is great at repairs in a timely manner. The caretakers keep the common areas clean. I would recommend Bayberry Place to anyone.
I currently live here and I am very happy. The management is great; they receive packages and are very responsive to needed repairs. Recently we got new Windows in our units, and new carpet in the halls. The rent is lower than other places. I live in a 1 BR that is spacious. I would recommend this complex to others.
I was so excited when i signed my lease about a year ago here at bayberry place,worst mistake of my rental history. Overall my unit is great,but so not worth the headache the propery manager will give you. I have never encountered someone so awful. This woman would stare out the office window juat to find something to complain about. If you dont like drama in your life stay away from bayberry place apartments. The great "deal" on the monthly rent is not worth dealing with this woman,and she will make it her business to be a thorn in your side your entire lease.
