Property Ratings at The Brook on Bay Area
This is probably the worst apartment I have ever lived in. ROACHES and RATS take the place over no matter how clean you keep your apartment, management is extremely rude, you have to call several times before you get a response. When you move out, they make it extremely difficult and charge you any little thing they can. This place should be everyone last resort. The roaches were so bad they were crawling on me when I slept and literally jumping in my food when I tried to eat. I eventually just stayed somewhere else leaving the apartment empty until my lease was up. This place should be condemned.
Cindy in the front office is super sweet and happy to answer any questions I had, moving in was very fast and I like my unit so far
I have lived here going on 3 years, first in cheap first floor apt with no upgrades...now I live in an "update" (that's a joke!!) second floor apartment. the complex is old, and very run down, pools have been out of service for years, some are now back. landscape is weeds and dirt for most of the complex. The office is newley revonated, freshly landscaped and wasSt the of the art, while the complex is infested with roaches, goes days without hot water, many residents report rats, mold and deplorable living conditions. We pay for pest control yet the buildings are infested with cockroaches, we pay for the water and utilities to heat it but its unreliable as best.... we have a newesh management company that has been doing "cosmetic improvements " which while nice...do not outway the other significant problems...want to live in this neighborhood...check the other complexes and avoid this one...
My name John Mollett and I am a proud loyal renter here. Connie in the office is always sweet and very kind. Any issue or questions I have, she always have the right response and solution!!
I really wish I read the reviews before moving in, I've been having to stay with my boyfriend these last few months. The roaches have taken over my apartment. When you call to have them come spray, they don't answer, rats are running around the complex and have started entering people's homes. It seems like cars are getting hit by other people every other day. The AC goes out just when you need it most during the hottest months, when you call emergency maintenance, they don't call back or come for several days. When you sign the lease agreement, they don't go over the hidden extra charges. The pool has been closed for years. This place is a dump. If you can, run and don't look back. Don't trust these "Good Reviews", they either just moved here or just plain lying.
The new management team is working efficiently and quickly. Maintenance guy Rene doing a great job he's very polite, professional and cleans up after getting the job done.
I moved in earlier this year, just as new management had taken over. I heard stories of the old management (yikes) but I have experienced none of them. I am very happy with the new staff. Things are being fixed and improved with all due haste. I had a problem with my door recently, and upon telling someone at the office (it was a Saturday) Venturo came on Monday morning to fix my door. I am so far very happy with my stay here.
Rene with Maintenance is very helpful and works hard to address our issues. Even during this brutal heat we are having right now. New management has been working hard on improvements. I have been here 10 years and while the very old management that long ago was not very good, the area and new management has been making new improvements the area needed. I also understand things will take time, but see them working hard. Foundations checked and leveled. Pools are being redone to look nice. I see them putting in new covered areas in pools to give us nice shade. They moved us to a renovated apartment that we are enjoying so much more now! I will be here at least a few more years as moving is very hard on us and the apartments' are located near key stores I need. I am able to walk to Aldi's for veggies and needs.
You will have bugs, your kids aren’t safe to go outside, and they normally don’t answer the phones so good luck with maintenance requests.
I would turn and run, My lease is almost up and it cant happen soon enough. Thankful I live on the quiet side. Not the side where there is shootings and drug sales going on. However my apartment is full of mold and roaches and always smells like pot from people around me smoking it. You will never get to use the pool as they are shut down from health problems. I would hate to have a health inspector come it. They would have a filed day with this place. You will also play close to 200 or more a month added to your rent. They have trash service you pay for and the don't pick up your trash. I've seen peoples trash stay after 3 days. No other apartment dose this just them. There is a bunch of nice places for same price after there fees you could live. Take my advice and keep walking on. Unless you like Mold Roaches and lots of fees.

Worse apartment EVER! Believe the bad reviews! I moved in April, they assigned me to the wrong unit I was stuck with the SMALLEST APT! There are roaches everywhere! The management SUCKS. There are a lot of unnecessary fees that they are just now starting to add to my account. They pool has been closed the whole summer, we have yet to receive any accommodation for that! I hate it here! They do not care about their residents. Someone is always quitting!
Wow, this is a long list of why not to move here. I will try to keep it short. 1. Roaches everywhere in all apts. 2. No hot water, many times for a week at a time. Seriously! 3. Hvac failures many times 4. Dog poop everywhere 5. Nothing done about noise complaints, specifically barking dogs and loud music. 6. Trash all over parking lot and common area. 7. Sink leaking, countertop broken never fixed. 8. Dishwasher broken 9. Floors/ceiling is super loud, creaking and cracking with every step of upstairs neighbor, good luck sleeping or watching tv. 10. Pool was un-usable all year. 11. They charge fees for everything, total rip off. Im moving out asap, breaking my lease, will gladly pay to get out of here.
Unfortunately the experience we had was not good. There were a lot of red flags during the tour & the model apartment we were shown was in no way in good condition. The response time to any question I had was terrible. I have addressed this with their management company, which reached out and apologized. Due to that, this review I’ll be vague to respect my word on not pushing this further. However, just be careful with this one. Hope they will make some improvements in training their staff, as well as updating and fixing their apartments. Once that is done, these apartments have potential. It’s in a great area with a great school district.
If you want to live in a place that likes to leave your apartment UNLIVABLE, this is the place for you. AN UNLIVABLE APARTMENT WOULDN’T BE A HOME WITHOUT NO COMMUNICATION FROM MANAGEMENT AS WELL. I’m trying to compile everything in the best order, so let’s start from the beginning. - December Move-In | Apartment was “ready” (3) hours later than communicated. Actually wasn’t clean and carpets were still wet for the next two days. Oh and trashcan (because you have to pay for the valet trash that only works (4) days out of the week) was not received. - January | No hot water. - February | No hot water and disposal broke. You have to use the app to pay your rent. Was not told until I had to pay my first months rent. - March | Finally billed for water. Found out that you aren’t charged for what you use but the building divided by the units plus $65 extra in additional fees. - April | Dirty Cold Water. (I got that trash can though.) - May | Upstairs leak causing wet floor, wet carpet and wet smell in the house. Maintenance number doesn’t work. Emergency maintenance number is THE SAME NUMBER. There are (4) sales agents in addition to the AGM & GM - 6 phone lines. 80% of the time they are too busy to pick up.
Really bad management!!! Rude very rude manager maintenance guys suck!
my boyfriend and i moved in literally 3 days ago, first thing we noticed was that the sink in the restroom was trickling water rather than it having running water, we told the manager on multiple occasions that’s we needed it fixed. barely got it fixed TODAY 6.3.20. also there was no microwave in the apartment when it clearly states it in the amenities section. also the roaches are EVERYWHERE. do not move here, 3 days down 362 days to go, oh yeah you HAVE to sign a year long lease as well. pray for us.
I’ve had the best customer service! You don’t find this often these days anymore! Thank you so much for your awesome customer service!
New management is trying to clean things up..a little chaotic right now but I have high hopes.

I moved to the East Coast for work for a couple of years. You should see the dumps they rent up there, they are slumlord specials , old and disgustingly dirty and rundown, everything looks like the slums,They have Hardwood floors that you walk on make your feet black they are so disgusting, old sinks and bathrooms from the 30's or 40's.Kitchen is disgusting... We get spoiled here in Houston .This place has palm trees, nice pools, carpet on the floor, modern appliances and the rent is cheap compared to the rest of clear Lake, the rents gone way up in Houston since I have been gone.

Thanks for this great review of Baybrook Village I! We're committed to providing our residents with the very best in apartment living at an exceptional value, and we appreciate your compliments. Thank you for being a valued member of our community.
By far the worst complex in the area. I've been here an entire year and we're on manger #3 with absolutely no improvement. Nothing gets fixed or maintained. My dishwasher leaks ALL of the water is uses EVERY SINGLE TIME I use it. Neither the front door or patio door close all the way, so my electric bill is sky high every month because the AC constantly runs. Every faucet drips, the balcony railing is not secure so you can push it (with 1 finger) half a foot away from where it's supposed to be bolted down. There's paint everywhere because painter's tape takes to long to put up I guess. The cabinets and counters are en eye soar and falling apart and flaking off. The carpet is coming up along every wall, and bugs are a HUGE problem. Be prepared to call and complain multiple times before they take you seriously. RUN. TRUST ME. IT'S THAT BAD HERE.

This place is infested with roaches and fleas. They NEVER fix anything and if u see maintenance It's a miracle!! I moved in, in 2016 and they never fixed a thing 8n my filthy APT that I was supposed to move in. They moved me from that APT to another APT that had even more problems. I'm getting outta here ASAP...will be visiting a ppl properties this weekend. I wouldn't recommend this complex to any human being....

This is the worse place I have ever lived. Management is the most incompetent group of people I have ever met. No one knows what they are doing and everyone tells you different things. They are constantly changing employees and you have to speak to several people before anything is accomplished. You NEVER have hot water and they don't even give notice of when it will be turned off. Requests for repairs are never answered and when they finally come out, they patch up the problem instead of fixing. Do not let the model apartments fool you because yours will look nothing like it. I wouldn't recommend these apartments to anyone I know.
I was supposed to move in apartment 2* but they kept pushing the walk through for two weeks & didn’t let me see it until the day before move in but not until after pressuring me to pay a deposit. I walked into the apartment & it reeked of cigarettes & had poop stains on the carpet. I couldn’t even breathe the stench was so bad. They said they would clean the carpet & use a deodorizer to get rid of the smell & it would be ready for move in tomorrow. I came back the next day and instead of it smelling like an ashtray, it smelled like a wet ashtray. There were still poop stains on the carpet & I still couldn’t breathe. I asked if there was another apartment available & they said no. I asked for my deposit back since I would not be moving in & they refused. Not wanting to lose my deposit, I agreed to move into a renovated apartment that would be ready a week later. The apartment looked great at first. After moving in, I discovered there was a roach & flea problem. I put in a pest control through their website which doesn’t work. I submitted them & called them weekly for months. I got no response through the portal & when I talked to someone, they promised someone would come out the following day or so & no one ever came. I would call back & get the same answer. I wound up treating the fleas myself. During this time, I had to get treated for Scabies which I got from my apartment. No matter how much I treated for the roaches, there was little improvement. After Hurricane Harvey, I started getting a rash that I only get when there is mold which I am very allergic to. I called & called only to get more promises that someone would come out & nothing happened. I finally took off work and went in to ask for my lease voided. I told them all this & they didn’t care. They wouldn’t void my lease, even with two doctors notes saying I need to move & after showing them pictures of my rash. I asked how to get out of my lease & they said I would have to give a 60 day notice & pay.
We moved in about year ago while I was a few months pregnant. At first we loved it! Everything was great. We noticed one or two roaches here and there but didn’t think anything of it. Months later they were everywhere and STILL are. They’re in our kitchen cabinets, fridge, dishwasher, closet and underneath our bed. I have to do a check every night to make sure underneath my daughters crib is roach free. We had someone come out but the only thing they did was sprinkle powder is one spot and call it a day. They expect us to clean the black mold in the vents. It took a week for someone to finally come out and fix our tub. We’re so over this place. No one does a thing around here. 0/10, wouldn’t recommend. Love yourself and keep searching.
Disgusting place its a shame because the area is so convenient. I am currently expecting my first child and I worry about the bed bugs or whatever is biting me at night, theyre in my clothes.. everywhere. I itch all day and I feel dirty all the time living in this place. Today I had to speak to management to explain to them my grief while trying to hold back my tears. How could people lease these kind of places its inhumane and its not like the rent is cheap. Any whom pleassssse save yourself the stress unless you don't care about the conditions you live in.
I moved in 4/5 months ago and I have to say the service was okay. My leasing agent Shawn was helpful and knew a lot. We had some issues with the previous assistant managers. They was rude and didn't want to help . Lately here I have noticed a big change. They hired 2 new ladies as assistant and they are so nice. They listen to your issues and with the help of the new manager, the problems are solved. They just repaired the pools and it looks like the whole place is getting painted. Give them a chance!
They moved us into an unfinished apartment, it was filthy! There were no baseboards, there were roaches & mold! Cracks in the walls.. I didn't take these reviews as serious as I should've. Please don't ignore, no one is happy at baybrook village. It's a trap.. YOU WILL REGRET IT!!!
This is the worst apartment complex I've ever lived at. Management nor the employees care for anyone needs. Maintanece is the worst I had to litterally wait up to 3 weeks for something to get fixed and the roaches are out of control and you have to beg for pest control. My lease will be up in a few months and I can't wait these people lie and sicker you in by showing the nicest show rooms they have and where you move in is a dump! Do yourself a favor and look elsewhere.
i cant wait until my lease is up they only care about bottom dollar. and in order to renew my lease i have to put down all new deposits and requalify for my apartment that i have paid on time time for a yr now. pools are not all sparkling clean or open and maintenance is terrible . raising my rent from 900.00 to 1200.00 to big of an increase! !!
I just moved here two weeks ago and I have yet to have a functioning a/c unit. Maintenance came in and installed a window ac unit to solve this issue. Do not believe them when they say highly renovated. You can tell this maintenance work was rushed.
Terrible service with mold in all of the vents. Water will shock you. Poor air conditioning and the staff does not care about you or your needs. If none of this bothers you go for it. I will warn you the complex sucks.
worst apartment complex I have ever live they don't care about maintenance after almost 3 weeks they don't fix the problem with the ac unit leaking water ,now the bathroom walls are wet , they have blow me off and have not taken care of issues
Management will not fix anything for you, the apartment is very old and has water damage in a lot of the rooms. They put in new appliances to make it look fancy but it's like spraying febreeze in a room full of dead animals. There are problems everywhere and management won't help you nor do they act like they care. I have personally been lies to my face about maintenence man coming to fix a/c but they only put in a window unit with "no parking or vehicle will be towed" signs and is still letting in heat. Very incompetent low life individuals running off other people's money to gain more income not to gain more customers. Beware! You have been warned!
This place is horrible. Are a/c has been out for a couple of months now. Request after request they have yet to fix it. Our electricity bills are at 439$ a month because of the a/c. And they will not credit the account at all. They are rude and do not care. It's 100 degrees and it Gets up in the high 80's in the apartment.
Baybrook Village apartments are the absolute worse. I moved in due to the false promise they make to provide you with a fully renovated unit and that the new management is different. I moved in to a dirty carpet, AC not functioning, no ceiling fan (as shown in model unit) moldy unit and reported it on the first day. It has been three weeks since I moved in and they have done nothing about it. Becky is the most incompetent manager by far. She has laughed at my requests and is unreasonable with you. She'll treat you as if you had no other option than to just stay there. The location is great but the apt complex is full of drug dealers, and section 8 people which pay on average $550 (research I did myself) for the same $675 unit you will be getting (assuming you get a 1br 1bath). I would not recommend this to anyone. Even if you were my worst enemy.
This place is a joke. I have only been here since April and wish I would have looked further into it. The pools here have electrical issues but they don't fix them. There are drainage pipes that are uncovered (a small child can fit in one). There are down trees everywhere, trash all over the place. The management is a bunch of uneducated morons who don't know what they're doing. I will probably end up getting a lawyer to get out of this dump before I finish out my lease.
Ok. Two reasons I'm here. One, I needed something cheap that was very quick and easy to get into. Two, I have to admit that the location is awesome. Management is a bunch of incompetent fools. Right now, I think my bathtub might fall through the floor if the wall in there doesn't completely collapse first. Every once in a while the oven will work, but I don't have any faith in it so I don't cook. I could use the actual stove top, but the range hood doesn't work either. I'm not sure if the dishwasher works, it was so disgusting and full of rust, I just decided to unplug it. I moved in with dirty damaged carpets, gaps between the drywall in the edge of the outlet covers. When I noticed my front door (that they refused to change out) it made me do some Google research. Obviously, my apartment was one of the ones that was broken into with a crowbar. Yes, you can still tell. Back to the gaps in between the outlet covers and the drywall... One of the first things I did when I moved in (after I fumigate the place with professional grade poison) was to spackle those gaps. This place is absolutely infested with cockroaches. I finally have them under control at my house. I not only put the spackling on those areas, but I put duct tape over that PVC that is hanging down in my bathtub and I caulked around the attic access in my bathroom. Those bad boys are everywhere in the walls, but not in the apartment. Just remember... If you ask for something to be fixed, it'll never happen. If you ask again, don't give you attitude.
These apartments are close to two grocery stores, two gas stations and a few different restaurants. The grounds are fairly well kept and inviting. The only thing I don't like about this apartment complex is the management and the company that owns the complex. I have been here for two years and they have been through three different apartment mangers and two different company owners and multiple staff members. It's hard to get someone pleasant to talk to. I would love to move to a different complex that has better management but those complexes are out of my price range unfortunately. I give this a three star rating solely for location and affordability.
