Property Ratings at The Overlook at Pensacola Bay
If I could give this place zero stars I would. The management is no where and office is rarely staffed. Which I guess is better than the manager that was stealing rent checks. After firing the manager the residents who had their rent stolen were then charged for the stolen payment as back unpaid rent. The amenities were rarely working and units in disrepair. Additionally, even though their washers were hardly working they still upped the charge on them. My unit's AC went out in the heat of summer over 95 in the day time and they couldn't even give me a window unit or get to it bc of the holiday weekend and they had already exhausted the emergency window units they had. Never mind the leaking sliding doors that would allow my unit to flood during bad storms. My neighbor that moved in had to pull of the carpet out bc it was making him sick and was left with cement floors for nearly 2 years. I ended up giving notice via Email because...as i said before, there was never a manager in the office and the the contact person changed so often. I assumed bc they were already evicting everyone they simply didn't care. They never once contacted me and sold my broken lease obligation to a collections company. Oh and my unit was completely flooded and unlivable two weeks after I moved out do to hurricane sally and the leaky ceiling/ sliding door. Additionally, the company renovating has treated the currant residents awfully. From evictions to complete disregard for the tenants belongings. Leaving nails, screws and other hazardous things laying around that can be damaging as well as moving things from patios to simply be pushed to the side for the tenants to replace correctly. I can go on, any company that can treat tenants the way they have should be avoided at any cost.
Poor management, lack of communication. Apartments full of mold, slapping paint over and raising the rent is all they are doing. They only care about money not the tenants
This is worst management ever they don't care about the tenants they care about the money they came in from Dallas and took over this property and evicted everybody in it to redo the whole building didn't care if anyone had any place to go or not.

These apartments are full of black mold, they will try to entice you with their "renovations" but you cannot get rid of mold with a coat of paint and new cabinets. They will also give you a ridiculous destruction of property notice for having patio furniture on the patio. Just ridiculous!

Wonderful community call home!! The Newest management team Lurin is on top of creating beautiful renovations! Eugena is wonderful and very professional manager. Lot of greenery and location is central. I highly recommend the community to anyone and the view of the bay is perfect!! Front So excited for the renovations coming within the next couple months!
