Let me begin by saying the apartment I moved into shouldn’t have been on the market to begin with, which I’m sure they knew but didn’t care. I had issues from the very beginning, the apartment was falling apart, washing machine not working, AC always running non stop. Dog poop everywhere, all the time!!! After beryl there was water damage and they wanted for me to keep living in the apartment that was gonna be undergoing major construction!! After a week of arguing I was finally able to get them to let me move out after ONLY TWO months of being here. When I was moving out ALL the elevators were broke(pretty common issue) and of course they didn’t care. They offered to use there movers for which they would pay up to 750 and only if you’re moving to a sister company… If I had decided to move to a sister property, It’s summer, elevators aren’t working, movers had to manually move everything but imagine if the movers decided to charge $1500 which is very possibly considering none of the elevators were working. So I would have had to pay the difference, instead of just giving me the money and letting me use my movers(which I know how much cost and wouldn’t overcharge me or break anything) they were trying to MAKE MONEY ON ME!!!! AVOID THIS PLACE AND PEOPLE AT ALL COST! They don’t care about the property or the people living there.
The biggest disappointment is the management's of the building. Since Greystar management took over in February of 2024 the building has done nothing more than decay and lose all of its potential. Thing to say is the location and views of each of the units is brilliant but after hurricane Beryl the apartment complexes in shatters. Walls are being stripped out pools are being left to grow mold and fungus and half the units are vacant I would not recommend renting here until a new management company saves the building.

Incredible regional manager who listens. Teela showed up personally to tour my apt and address my concerns. The GM AGM and leasing agents Kacie have been phenomenal! The place is under heavy construction and they are keeping it clean and putting out great communication to keep us all aware. I am super impressed with how they react with speed and with the right answer with any issues I had.

We have been living at Bayou on the Bend for over 2 years. Amazing building, great amenities with the best rooftop and gorgeous views of the city! The staff is top notch, they always greet you with the biggest smile and remember all tenants names. We cannot imagine living anywhere else.
I absolutely love living in this complex! The office staff are really great and always go out of their way to keep residents happy. Parking isn’t as bad as the other reviews have made it out to be unless you’re coming home later than 10pm. The complex is pretty quiet and the view of the bayou is very relaxing.
I am so happy to live at the Bayou on the Bend apartment. I have been living in this building for almost 2 years. I love all the amenities but what I like the most is when I come home from work and there is always a building staff member who is calling by my name and welcomes me home. The maintenance always respond in a timely matter to all my service request. They are very friendly and professional. I feel so lucky to live here.

I love living here. The pool is open all year. There is an wonderful gym but I enjoy the access to the bayou as well for outdoor workouts. The lobby is beautiful and the staff is amazing.

It’s fantastic being a resident here - the amenities are awesome, staff are great and personable and it’s in a brilliant location. Never had any issues while living here and would fully recommend The Eugene to anyone considering a rental apartment here. Big shout out to Marvin on the front desk in particular for always having a smile on his face and welcoming me in/ out the building. Kevin and Eddie are also top guys on the front desk!!

For current tenants FIY: If the construction doesn't have to do with maintenance, but solely to boost the property value and later increase rent (which is what is happening at Bayou on the Bend) , then the landlord is responsible for covering the costs of your move. For example, if your unit is not accessible (which has been the case lately), your landlord may offer you a couple of choices. He could either move you to a hotel or to another apartment and pay for it all directly. Another option for your landlord may be to offer you a daily stipend that you can spend where you see fit. Wherever you move has to be reasonably comparable to your current apartment. For example, a landlord can't decide to move a family of four living in a three bedroom apartment to a one bedroom apartment or a one room and one bed motel. If the landlord is offering a daily stipend, then it has to be sufficient for you to find a place that's like where your current apartment.

I have been at the Bayou on the Bend for almost 3 years which is much longer than I had originally planned! The amenities are wonderful, ranging from the rooftop pool, lower infinity pool, multiple hot tubs, saunas, and the abundant grounds lining Buffalo Bayou. Most units are unique floor plans to suit a range of needs with upgraded finishes throughout. Recent rain and floods have been challenging for the friendly local staff, but the most recent response improved tremendously from the review below (e.g. flooded elevators restored rapidly in 2016 floods). The facility is very secure and orderly to further add to the great setting atop the Buffalo Bayou!
Quality Built Apartments, Great Views, Helpful and Friendly Staff, all good…
If you are looking to escape the hectic traffic and endless urban sprawl of Houston, this oasis of nature and unique architecture is perfect! With a rooftop pool and solid concrete construction on every floor, Bayou on the Bend's private ownership offers a unique alternative to your regular corporate apartment complex. In the case of a hurricane, this fortress is where you want to be! Located on the north side of Buffalo Bayou from River Oaks, the place feels more like a condo in the Mediterranean than an apartment in center of the city. Canoe rentals and nearby biking trails offer activities, along with a lower level infinity pool complete with hot tubs, steam rooms, and a Texas sized grill. Find a "sense of place," here unmatched for the price as well as excellent service from the office and maintenance staff.
If you are interested in living in the city and having easy access to all the great things that are developing in Houston, this location offers some of the best of everything. Being between two parks (Memorial and Buffalo Bayou) provides easy access to running and biking trails, no need to drive and park if you want to run along the bayou or do some laps around Memorial park. You are 5-12 minutes away from most commercial/entertainment areas: Downtown, Washington Ave, Rice Village, Montrose, and the Galleria. After living here for almost four years I am still amazed on how quiet my apartments is, especially the privacy between apartments. I rarely hear anything from my neighbors through the walls/ceiling, and have never had or received a complaint about/from any of them, even with some enthusiastic music listening. The amenities in the building are great, there are TWO pools. An infinity pool at the bayou level (with three hot tubs) great for bbqs and lounging. There is also a rooftop pool. The views from both are very pleasing, be it the trees and nature by the bayou, or the Houston skyline from the rooftop. The gym and sauna/locker rooms are adequate, unless you are a bodybuilder, you will find that the gym is just right. I use it almost every day and have rarely needed to wait for equipment. The residents are friendly. I am no social butterfly, but cohabitating in a building implies bumping into your neighbors, and I have found that most of the people living here are friendly and helpful. It makes a difference. The staff is extraordinary. Not only are they responsive and friendly, but they follow-up and are constantly keeping up with maintenance, improvements, and ensuring that the daily operations of the building are running smoothly. Yes, things break down (as things do), but that is where the staff also excels, they are quick, responsive, and effective. I would like to comment about the review "An island oasis..." the resident mentions the elevator and the pool problems. First, those problems have been resolved 100%. Second, they are referring to the flood of May of 2015, one of the worst floods in history, and surely the worst since the building was built... we had another similar flood since, and this time they were ready! no elevator problems, infinity pool cleaned in about a week. In my opinion, the combination of benefits offered by the Bayou on the Bend makes it one of the best places to live in Houston.
Only intended to stay for a year. Liked it so much, I stayed and don't plan to move. It's quiet with a really friendly staff. My favorite things are the rooftop hot tub / pool overlooking downtown and the 'backyard' which is perfect for letting your dogs get exercise etc. The price per square foot is surprisingly competitive for the area. It can flood during long hard rains. But the infrequent inconvenience are worth the great setting it is the rest of the time. FYI, I've never seen it flood to point it got close to actual apartments because they are elevated probably 30 ft above the bayou.
Literally, an island. When it rains, at least. The flood this past Memorial Day Weekend definitely took its toll. So much so, that the main elevator still isn't working. Or the fantastic looking infinity pool in the back. So you have to go to the rooftop pool, but you have to walk up 8-9 flights of stairs. I know, I know, #firstworld problems, right? But the place is pricey, so the pool and elevators should be open for business. It's JULY in HOUSTON. Pools were made for swimming. The place is fine, but for the price, it only gets three stars. There is a 24 hour officer that walks the building, but I heard that it is because the building is out of fire code. (The security officer is a new addition in lieu of fixing the fire alarms.) The poor officer has to walk the halls, sniffing for smoke instead. Beautiful place and great location-- and the ladies in the office are fantastic, but the amenities NEED to be fixed. Oh! And PLEASE be careful picking your apartment. They tell you the windows are insulated and sound proof, but DO NOT BELIEVE that. Memorial Drive sounds like a NASCAR race and even facing the back, I've been wearing ear plugs to sleep nightly for 18 months now.
