I went to visit my friend and it smells like sewer. Before visiting I wanted to move in but the ladies in the office are extremely rude. My friend showed me her clothes after washing in the laundry room and the washers do not wash clothes well. In the hallways there is always puddles of sewer water and the maintenance men neglect to keep the hallways dry. It is infested with pests, after hurricane beryl it is saturated with rats and mice. All I’m saying is be careful when touring this place because it is gross .
Management is terrible, they do not communicate with you. The gym has a hole in the wall, the jacuzzi does not work & the complex is nothing like you see online!
The complex is in extremely bad condition. The water in the shower comes out brown. There was water damage to the ceiling and they ended up putting a cardboard before fully fixing it. They do not keep the area clean. There are so many fees. For example we were paying over $80 a month for water, $15 a month for gas, and there are NO gas appliances in the apartment! It's honestly worth spending 100-300 more at another apartment complex close by. All the utility money that you would be paying at this apartment can go towards rent at a nicer place. I do not recommend living at Bayou Park Apts.
Has all the potential to be a great place, but management doesn't fix any of the problems. - Packages go missing all the time or aren't properly delivered even with delivery lockers, a mailroom, and a management office on-site, - Several residents I've talked to have constant issues with bugs and roaches even after pest control comes out. - Trash pickup doesn't stick to the schedule so it's hit or miss if your garbage will get picked up or left on your doorstep. - The office is overworked or understaffed so there is rarely someone free to spend time helping residents. The property itself is nice and feels very spacious like a little neighborhood. It's located in a great area with easy access to trails, restaurants, bars, etc. Would be the easiest recommendation if they fixed things.
The people running the property are not good at their jobs. My apartment was sold out from under me after I had been told numerous times and sent many messages about moving my lease month to month.They never changed the move out date after repeatedly saying they would.
These apartments are great if you like living in scrawler. The gym has major leaks. When it rains, the gym will flood. There’s so much water damage that it smells absolutely putrid, like week old vomit. Staff is constantly changing due to the overall terribleness of this complex. There’s a leak in my bathroom ceiling. My tub has been painted and I can see where they tried to cover the rust in the tub with paint. So many bugs. Pool isn’t cleaned enough. I don’t really see how this place hasn’t been shut down. The fire alarms in the hallways are messed up and constantly beeping. Nothing is properly maintained. I know it’s cheap, but Houston has plenty of other options that aren’t absolute pig pens like this place.
I’m writing this before moving out so I hope that part goes well. I think it will. The place is not roach infested. There are lots of trees in the area so sometimes there are the big ones. But I’ve only seen one inside in the last year. For the price in the area, you can’t beat it. Maintenance- I’ve only had one maintenance request and it was for my AC after I signed my 60 day notice. They fixed it in a couple of hours with a brand new ac unit. Dog park- There are some aggressive dogs that go there, but in general the people who go get to know each other and I’ve made a lot of friends there. Short walk to the bayou Close to Washington and shops but far enough to where there’s not too much noise Don’t get me wrong the walls are pretty thin and I can hear when people are talking in the hall and outside, but if that was remedied this place would cost way more. Pool is really nice They’re not overly hovering in the office, but take care of business when needed. I left my brand new patio set in the box on the patio for a long time and no one stole it. They pick up your trash at your door 5 days a week. My walk in closet fits a twin xl bed (for my dog) with extra room

location is great, be ready for a lot to deal with. My car got broken into couple days ago. tried to email management,no response of course. lighting in the parking areas is minimal at best. entrance/exit gates in back of property typically broken and it takes forever to fix if they even fix them. people who don’t belong here in and out of the complex. Think the rent is inexpensive ? Yes price is until they hit you with extras. They charge a concierge fee/ NO concierge anywhere.Also forced to pay at door trash pick up, most of time is not picked up and next morning you have to pick up trash everywhere because an animal got into it overnight .office wont accept packages. forced to pay fee for a parcel lockers. Carriers won’t put packages in lockers.throw packages on ground people steal them .half the time we don’t even get our packages , they just charged us back water and sewage for eight months back. Several hundred dollars they added to this months rent. They claim they didn’t have their process in place for the past eight months and now we need to pay. Not fair and probably not even legal. trash everywhere, dumpsters overflowing, management acts like you’re bothering them, they just ignore you. The main thing they worry about is rent. They will email and message you 10 times before rent is due to pay now but they won’t message you about someone breaking in your car or issues on the property. allow anyone to move in complex not safe anymore. NO SECURITY. remember you’re going to also pay for gas, water, sewer, parcel, lockers, Concierge,trash pick up, and any fee they can add for that month.don’t walk in the grass because there is so much dog poop that you will get full of it because no one picks up after their animals and it’s all over the place. new manager almost every month it could be such a nice, beautiful place to live if we could actually get a manager that cared about the people who lives here. no rules in place everyone just does whatever they wanna do. My neighbor has a blue tarp over their patio so that they can sit on the patio when it rains. It looks so tacky and management doesn’t do anything about it. They can’t even get it together long enough to pressure wash the buildings. Think twice before you move here. Be sure and add at least two to $300 on top of rent for all the extras and bills and things they’ll have you pay for, most of which you don’t even get. You’ll pay for amenities that aren’t even provided.

3/17/2022 There have been 5 fires (that im aware of) here in the last 2 months, including my own unit. When our ac clicked on, the HVAC went up in flames. Management treated us like an inconvenience, like our fire was just a disruption in their work day. When the most recent fire broke out on 3/15, I demanded to know what was being done to keep us safe. We ARE safe, they insisted. How are they supposed to prevent fire, they asked. These things just happen, they said. They couldn't tell me when the last time the buildings had been inspected. I know that multiple neighbors are concerned because it's the most discussed topic in our Nextdoor group. What normal person wouldn't be?? And we feel like our concerns have been minimized and dismissed. It's so frustrating. We want to stay in our home but we also want to feel safe and to know what is being done to address the issue before someone gets hurt.
17 hours without power (not storm related) with only 4 buildings without power (a property issue). No communication when the power went out or the rest of that afternoon. No communication overnight. And on communication until 10am the next day (when does your work day start? 10am sounds nice). And this is normal. Water main broke a few months back. No communication about it for two days. Only once plumbers were onsite and they needed cars moved did the office send anything out. Very considerate. The geographic location in the city is pretty great though. So there is that.

I’ll start off by saying that the location of this apartment is excellent. You can get anywhere you want in the city fairly quickly and easily. If you’re strapped for cash and NEED to live in this area of town, this is your spot. If you don’t need to live here, it’s in your best interest to look elsewhere. Keep in mind, you get what you pay for in most instances in life, and this is definitely one of them. Quality leaves a lot to be desired here. The units are all really old and should probably be updated between tenant leases, but Karya only cares about bringing cash in the door, so they will try to flip a unit unbelievably fast between tenants to minimize downtime. Great business tactic short term, but the quality goes downhill fast. I’ve lived here about 3 years and have gone through 3 units because each has had some catastrophic issue that caused Karya to transfer me so they could tear the unit apart to fix. None of your windows or doors will close properly, so you will waste a ton of money on electricity and bugs will be common in your unit. I lived on the first floor and had centipedes in my unit. When I told the front office about it, the lady told me “we’re by the bayou, you’re going to have some bugs.” It would have been nice to be informed of my centipede roommates prior to signing my lease. There were fewer bugs when I moved into a unit on a higher floor, though. But as some other reviews say, rats and roaches are commonplace all over the complex. I blame this on the valet trash system. It’s completely useless and half the time, the trash guys don’t even pick it up, so the hallways are constantly filled with trash for rats and roaches to feast on. Crime is also getting out of hand here. We have one security guard that patrols on foot at night, but have had a string of burglaries in our garage this year. A few months ago, someone came and stole all the wheels off of several cars and somehow the guard was nowhere to be found? He is more concerned with kicking residents out of the pool as soon as it’s closing time. Before that, someone broke into a dozen or so vehicles to steal belongings. It was difficult to get renters insurance here because of the recent crime at this address. I had a couple insurance companies flat out reject to sell me renters insurance for this reason alone. If you are a resident here, Karya will not inform you of any recent crimes; they just try to brush it aside. The gates are not secured whatsoever and they have not change

Five stars is not enough to show how happy I am with Bayou Park ,especially in regards to the Leasing Consultant Cynthia. I originally was interested in Bayou because they have many locations where I am from in Texas, but that is not why I ultimately chose to live here. The staff made me feel at home, even though I am on the other side of the country! Cynthia has always been a great help and you'll be in great hands if you work with her, but the spotlight this time needs to be shined on Cynthia.

I love the location and the price is reasonable. They are a little older but the inside looks great. If you are prone to noise bothering you get a third floor apartment. If you are looking for a clean, reasonably priced apartment in a great area this is the place.

Don't see their stupid fees shown here. Mandatory $20 for garbage pickup when a dumpster near. New $28 parcel post package mandatory - gates not secure ever & boxes left insecure everywhere! Program is a total disaster and they are too inept to fix it. Roaches galore, rats in building 8- bad mold they dont mention, bathtubs that peel two weeks ofter you move in. Even worse is the staff - zero follow up - constant turnover- rude people most all who should find new careers. Karaya must suck to work for - After 2 years we are out of here Sept- 1 - better place down street with very few fees. Our car is mess due to falling ceilings above last month. No action to fix anything around here. Don't move into a Karaya property they are the worst of the worse. All our neighbors are moving out. Great pool well miss. /Sara Chris boots the cat

This was the worst living experience I have ever had at an apartment complex. PLEASE do your self a favor and read all the reviews within the 2-3 month timeline close to mine. These problems are NOT isolated. Do not choose to live here. Karya is the worst management company that I’ve ever had to deal with. Simply put. Save your hard earned money. Save your time. Most of all save your mental health. This place messes with your life through egregious billing errors, little to no communication, dodged calls, no reply’s to emails, dodging questions when you go in to speak personally, blatantly lying to your face It is not worth it. You will be treated like a second class citizen. This even stems to the corporate office. I emailed and called the customer care many times to nothing but the response of automated machines.

Please, don't move here! It is NOT worth it. It was recently bought out by "Karya Properties" and ever since it has progressively been worse. Don't be fooled by their claims of new management and renovation, its still awful. The grounds are kept up well, the location is great but I wish someone would have warned me of all the issues I would experience before I signed the lease. The apartment was infested with roaches, the maintenance workers will go into your apartment without letting you know, adding extra charges to your account and even theft! $1,300 was charged to my credit card the month I moved out for rent, its been two months and I still have yet to receive a reimbursement. MANY personal items have been stolen out of my apartment but the latest was my couch. No one had access to my apartment besides me and the management of bayou park and there were no signs of a break-in. When I went to discuss the matter with the manager, she boldly lied saying that the apartment complex doesn't have keys to any of the apartments, only the residents that rent them do. Which I know that is not true because when I was locked out of my apartment once, they gave me a spare key from the office. I had to end up going to file a police report. If you don't believe this review, go and talk to any resident that lives their currently, they will tell you the same thing.
Karya management has ruined what was once an awesome apartment complex by saddling residents with amenities they pay for but don't receive all while raising the cost. I’ve tried contacting corporate and going in person to speak with the manager and no response. I wonder why they wont even hear their tenants issues? Before you send your dump auto reply to bad messages Karya I’ve tried coming in person to speak to the manager and I’ve tried contacting corporate with NO response.
Thursday night I noticed a small leak in my ceiling coming down onto my dining room table. I immediately called the 24 hour emergency maintence number and left my information and notified them of the leak. I continued to move everything out of the way and lay out buckets hoping for a response. After half an hour and no response I called again explaining that the leak was getting worse and other spots in the ceiling were beginning to get wet. Friends suggested turning the Ac off so I did that but it being summer in Houston the apartment was going to get disgustingly hot so I had to relocate for the night with my dog. In the morning I came back to my apartment with no phone call from any form of maintence and the ceiling had only gotten worse and spread and eventually a piece gave and fell. I called the office as soon as it opened and was told they had no idea and would send someone out immediately to look at it and have he manager contact me. Two hours later when I left for work no one had contacted me or come to see the apartment. I reached out to the corporate companies fb page to explain the situation and quickly had someone say the manager would contact me. Mid day while at work I received an email saying the work order had been placed and completed. Fast forward to that night no one had contacted me from management and no one had even bothered to go in the apartment it was left exactly how I left it. This means another night with no ac and another night/day of relocating my dog. This morning I called the complex office 3 times before they answered and was told again they had no idea of the situation. I was put on hold twice and spoke to several people before being promised it would be fixed today. I was told the manager wasn’t even in the office the day before and would not be again today. Below I will include screen shots of the messages with the Fb account and the work order showing the leak had been addressed and fixed when it clearly hadn’t. I’m now two days into no AC, a fake work order completion email, filth from my ceiling everywhere, buckets of water, a hole In my ceiling, and stuck with an office that has no idea what’s going on.

I began the application process to lease an apartment at Bayou Park apartments, which are owned by Karya Management, on 02/09/19. During the application process, I was charged in excess of the quote I was given by mistake, and was told by the leasing office that I would receive a refund. Over the next three months, I attempted to follow up both over the phone and in person to receive a refund, only for my issue to be forgotten due to the high rate of employee turnover in this office paired with a total lack of communication between staff. Recently I spoke with the new leasing office manager, Jessica (on 05/04/19), and she apologized for how grossly mishandled my issue has been, and told me that I would receive a full refund for my troubles; the total amount was $274.00. I was given a receipt with her signature on that date, and was told that I would receive a check from corporate (Karya Management) by 05/10/19; I have received no such check. For three business days, I have attempted to contact Karya Management to discuss my refund check. I have been hung up on, routed to fax machine numbers, given numbers for Google Voice accounts which are not associated with the company, or told that the person that I need to speak to is not in the office. I have read reviews on the Better Business Bureau website, and many other customers have dealt with very similar issues with absolutely no resolution.

I'd give negative stars if I could. New ownership is almost as bad at communication as the old. My lease expired on March 5 and apparently they've rolled it over and are attempting to continue to charge me. I contacted them In January about my lease and they ignored me. I gave them a 30 days notice in writing and they ignored me. They're still ignoring me and continuing to charge me as if I still live there. I've called and emailed three times in the last week to no response. I had to request a day off to visit the office in person and was rudely told to come back another day by the young lady that sits on the right. I've lived in upwards of 20 different apartments in my life and this place is the utter worst. Bad business. If you like cold brown water (when it works), bugs, thin walls, cars getting towed ASAP, a pool that's never open, maintenance guys joyriding the golf carts through the parking structure dangerously, and no communication... This is the place for you!

Horrific management no guest parking. Towed for visiting my sister who was in town for the first time in 6 months. That should give you a gauge for how pathetic of management staff works here.
I’m currently writing this review in the dark after not having power for 3 hours (so far). Power and water are spotty. Water turns brown or doesn’t work at all several times a month. Instead of addressing these issues they spend time/money/energy focusing on the aesthetics of this complex. I was pretty angry to see them putting new lights on the trees instead of finishing installing the walkway lights that they began working on in November (it’s january now). They don’t put care into the buildings that aren’t visible from the leasing office. We got unlucky and live in a building near the back of the property, so we don’t even get the benefits of the nice aesthetics outside of our apartment. Everything is just...dirty. Chipping paint on the walkways, dust buildup everywhere, cobwebs everywhere. There’s even a general foul smell. If they gave everything a once-over with a power washer, the complex would look and smell so much better. We moved in here because we needed to find a place quickly and they had lots of apartments open. (If a complex has a ton of vacancies, it’s a bad sign. Lesson learned.) The location is the best thing about it. Downtown is close with all of the freeways close by. Quiet neighborhood. It’s true that they’re very dog friendly, but no one picks up after their dog. I’ve stepped in poop more times than I can count. Dogs will poop in the middle of the sidewalk and their owners STILL don’t pick it up. Roaches everywhere. I can hear every single thing my upstairs neighbor does. I know what all of his friends names are and what he does for a living. I know when he takes his showers and when he wakes up and goes to bed. He is not unreasonably loud, the ceiling is just made of paper. The apartment wasn’t freshly painted when we moved in. Stains everywhere on the wall. Plus the walls AND ceiling in this particular apartment are covered in the god-awful popcorn paint. Apparently they painted the bathtubs and the paint started chipping after our faucet had a hot water leak. There are paint chips everywhere in the bathroom and they regularly clog up the drain. To fix the leak, it appears that the guy just shoved a bunch of plastic behind the knob (I don’t know much about plumbing, but I feel like that’s not the best way to do it.) and made the knob very, very difficult to turn. This place is just awful.
I HIGHLY RECOMMEND THAT YOU DON'T LIVE HERE! I'm writing a review because this place should NOT have 4 stars listed here. As a working professional, my life is constantly inconvenienced with issues that are going on with this apartment. Most recently, we have not had properly working hot water for about 2 weeks. I have been taking cold, high pressured showers or luke warm, low pressured showers and it's absolutely miserable, especially during a cold front that dropped temperatures down to the 40s. AT&T is always out there fixing the internet because of all the issues the apartment has. I have had to call AT&T and get a technician out SO MANY times to come fix my internet... more than I have ever had to in my entire life. I have been counting down the days until my lease is up. These are just a couple of issues... I would have to write a book to tell you everything that I have to go through. This place is nice for the location and that's about it. Pay the extra $100 - $200 a month for your sanity. I have been counting down the days until I can get out of my lease.
I promise the constant headache of this place is not worth the price and location. Management is rude, condescending, and will do anything they can to avoid helping you. Maintenance requests go unfilled for weeks. The water or the power goes out several times a month. We once went 4 days in a row without hot water. The "24 hour security" is never around and cannot be reached by phone. Living here is miserable.
I have lived in this complex for about three years now. I love it! The complex is an older one which makes the price low for the area. Because this complex is older the apartments themselves do have older counter tops, floors, and so on... you are paying for what you get. The amenities totally make up for this the pools are great! The gym is awesome I use it all the time. In the three years I have lived here I have run into a few problems, as expected. The current staff does a great job of making sure you have what you need and all maintenance gets done. Especially Samantha in the front office, I go to here with anything and everything I need... and she always makes sure it gets done. She even sends me emails just to check and see if I need anything. LOVE HER!!! If you are looking for something with a great location, low price, and are ok with not super fancy Bayou Park is for you!!
They're currently experiencing a bed big infestation. Out of the 600 units here they said that 70 units are currently affected. I've been here two years and the management has really gone down hill in the last 6-8 months since they started spending money renovating the outside of the complex. I guess they don't want to spend money taking care of the current residents while they're spending a bunch to get new residents. Goods: Location-Being right on Buffalo Bayou is really the only reason this complex can justify the prices they charge. Walking distance to all kinds of trails, restaurants, bars, etc. close to Johnny Steele Dog park, which is great. The gym is pretty great for an apartment. Lots of cardio equipment and enough free weights for anyone, but a hardcore bodybuilder. It's also not very crowded most times. Has a small dog park that's also really nice to have. They're usually pretty quick to follow through with maintenance requests. The bad: The Bed Bug infestation I mentioned above. I don't have bugs in my unit, but there's a lot of units that do. On top of that they make you move all your furniture away from the walls and leave your apartment for the day when they come in to treat. Flooding. This complex has some major flooding issues. Some units in the center of the complex consistently flood. The parking lot floods almost every time it rains. The back part of the parking lot has filled up with 7 feet of water twice in the last year. It's also filled up with 1.5 feet of water twice in the last year. Because no one wants to park back there, it makes all the other parking fill up quickly. They have a garage, but it's a 10 minute walk from us at the north end of the complex. Concierge Fee: They have a $30/ month fee for the "concierge" that's not included in your rent and you can't opt out of. All that you really get for that fee is a package office for receiving your packages larger than your mailbox. They close at 6pm, so I end up missing them if I run into any traffic on my way home from work. The inside of the units: you know what you're getting into here. They use all the same materials as the model apartment. Carpet gets matted down beyond repair after ~3 months of traffic, the counters stain super easy. They paint the bathtub with acrylic paint in between tenants, this immediately starts peeling up and molding in all the cracks. Appliances are ugly, but they work. A/C in our apartment has been good to us.
The only redeeming quality of this place was the cheap price. Half the gym equipment was broken all the time. They painted my apartment without my permission or any notification. This was due to cracks forming in my walls while doing foundational work in my building. I'm not a structural engineer but it was very sketchy that this work was happening while people were living in this building.
The rent is cheap for the location, but that comes at a few major sacrifices. My car has flooded 3 times in their parking lot! If it rains for more than 5 minutes and your car is not in the parking garage, then your car will be flooded. The drainage is terrible and many first floor apartments flood every time it's rains for more than 5 minutes. They are more concerned about giving the outside of the apartments a make over than redoing the inside of the apartments. Our dishwasher has leaked since the day we moved in and has yet to be fixed after a year and half of living there and multiple maintenance requests. Also, the entire bathroom is painted over, bathtub and tiles on the walls. Which is all now peeling and mold infested because water gets in the cracks and doesn't dry out, nor can you clean without the paint chipping off further. Also, the water is shut off once a week to fix a plumbing leak somewhere in the complex. Leasing office staff are rude and have no idea what they are doing. We didn't even sign our lease until a week after we moved in and we had to go ASK them if we could sign it. We reserved a parking spot close to our apartment and have been told by the leasing office that we are not allowed to have people towed out of it, that we have to let the leasing office know and they will give the person a week to move their car out of the spot that we pay for. A WEEK! The only pluses to living here are the bayou trails right across the street, which are great for walking the dog, and the dog park right in the complex.
FUNNY MANAGEMENT! We paid all bills through their payment portal every month on time and DID PAY THIS MONTH FOR EVERY THING ON THE STATEMENT , However we suddenly got a warning notice that we owe 3 MONTHS utilities fee which is totally $225 just before we are gonna move out.
I love Houston and this apartment is near everything I love. I feel safe and its clean, staff is always nice and courteous. I highly recommend this complex. Relatively low rent considering its in a nice area.
Bayou Park Apartment Homes, the most perfect place for me. Azaleas bloom in the spring, off the bayou trail, a floor plan as though they had me in mind. Amenities I couldn’t imagine! The staff amazing! I’m finally home! That’s how I feel! Thank You, Bayou Park Deborah G. Peters
The location of Bayou Park and the price is very low for the area because of the apartment community is old, the water comes out of the faucets rusty, the office employees are rude and more focused on new tenants than current ones. On the plus side everyone who lives in the community is young and very nice. The dog park that they added recently is a great perk and all of the dog owners are very nice as well. I don't know that I will live in this apartment much longer because they painted the entire apartment when I moved in (bathtub, bathroom tile, kitchen counters, bathroom counters) and now everything that they have painted is peeling. I can't even wipe off my counters in the kitchen without more paint coming off. Everything in my apartment is very old, the carpet look like it has about 10 years on it and stove is so old it is yellow. Some of the units have been more updated but my apartment hasn't yet and is in major need of a redo. Also parking is pretty terrible because they charge $50 for a reserved space and if you don't want to pay that then the rest of the parking lot gets very full.
The only thing to love about Bayou Park is it's location - 5 minutes from downtown. Walking distance to the bar scene on Washington. Quick access to Buffalo Bayou trail. The gym is also nice, lots of machines and space. Everything else is not so good or abysmal. When we first moved in, our unit was infested with roaches. We found and killed at least 20 as we were moving in. They had an exterminator come in and spray several times to no avail; we finally had them move us to another unit without issues. We found out later that it was most likely due to residents behind us that kept their place filthy. Being an old complex (built in the 60s?) there are always maintenance issues. I get an email a few times a week saying that they are shutting off water to fix plumbing issues. A/C during the hot Houston summer is worthless. Our unit gets to 81 during the day with the unit on. Our unit faces the sun during the afternoon and the lack of insulation makes it unbearable at times. Overall, if you're lucky to get into a unit without a pests and can deal with maintenance issues fairly frequently, Bayou Park will suffice.
I've lived here for a few years, and I don't really have any substantial complaints. It's a safe community, with lots of covered parking. The gym is quite large and clean, and the three pools are a great extra (there are tennis courts as well). Plus, the property has a little convenience store on site. I am a bit irritated about this new mandatory concierge fee, as I will never need to use any of the services offered (dog walking and grocery pick up).
