Property Ratings at Bayou Point
We moved into Bayou Point under a year ago. At that time the property was under better management. Something has changed. We walk our dog throughout the community, multiple times a day. Bayou Point says it is a smoke free community. It is not. There are cigarette butts all over the parking areas. We see residents openly smoking on their patios. At the dog park there is not only cigarette smoke but "other substances" you can smell. We will not be renewing our lease.

This place charges an administration fee that i assure you will take over a month to get back.they take the money out of your account immediately after applying but take their sweet time giving it back.then you are inconvenienced by having to drive back to their location to pick up a a check instead of them crediting you the same way they so conveniently and promptly took it out...i dont trust people like this and nether should you.

This apartment is perfect for me right now. It is quiet, clean, relatively close to my job, and affordable. The cherry on top is the management. Everyone has been polite and professional. Our building recently had noisy neighbors move in, but management was on top of it pretty quickly. When I need maintenance, all jobs have been done in a timely and professional manner. Now I will get to the primary reason I'm rating this place with 5 stars. I recently have been set back with major medical issues. As a result, my mobility is limited. Given my situation, management had maintenance deliver my postal packages to my door instead of having me pick them up at the front office. The maintenance person was very polite when he delivered the packages. I know this may not be considered a big deal to some, but it meant a lot to me given my current situation. Thank you all (Arium Bayou management and maintenance) again from the bottom of my heart.

I would recommend because of not only the ease and speedy application process, my new apartment has far exceeded my expectations
I would recommend this apartment for its value, but not necessarily for storage needs. For example there is no true linen closet and the bathrooms are very small.
I wouldn't recommend someone with small children be on the 2nd or 3rd levels as you can hear the walking. I have a 5 year old and he tends to run and the neighbor downstairs has complained to me directly, so I am trying my hardest to keep him from running, but he is only 5. Other than that I love the community.
When I moved in, I had not seen my particular apartment. I was very disappointed. There were a number of issues with the condition, and it took time to address them. In addition, the former manager here was rude and defensive, so that upper management became involved. With time and effort on both sides, and the transfer of the manager, apparently a coincidence, the issues were tackled and resolved. The new local management is very pleasant to work with, upper management made every good faith effort to resolve the issues and make me happy with the apartment. I am very pleased to be living here, and if I should find I need to move in the future, I would be very happy to find a new place to rent from the same management company--in fact, I would seek them out.
I don’t feel like I live in Pinellas Park, the grounds are always spotless. It’s an apt complex that perfectly compliments the Bayou Club. The staff are amazing and understanding.
Everything was excellent I'm completely satisfied with the apartment and everyone who assisted me, and I'm very likely and happy to recommend Sugar Mills Creek to friends in near the future.
Tim and his team are top notch. I am not sure which service request this survey is for, but it doesn't matter because they are always quick to respond.
Sugar Mill Creek is very comfortable and homey and quite it is like resort living without the traffic hassle. They are let friendly and keep the grounds very clean
Seems to be a lack of quality control and instead of fixing multiple issues at once you have to submit a request for each one.
The environment inside it's a great, it's a safe for my kids and I really call it home, the minute we walked in, I am really happy for the great decision I make for my boys. Thank you so much for the great service you guys offer me.
There are random bikes and baby carriages outside. People do not park properly. Blocking other spaces.

The community is quiet for the most part. The pool is well-maintained. The maintenance team responds quickly. The community is gated.

I would recommend because the complex is small, uncrowded, good space between buildings, nicely kept grounds and mostly quiet.
Prompt maintenance is important, and I would be sure to let people know that maintenance here is great.

I understand the new management company is undergoing some changes, but that would be my only hesitation to recommend this area to anyone. I know a lot of people with dogs and I know my neighbor is being kicked out because of his dog. Unfortunately that would probably be my friends too. I think the policy was fine where it was with dogs. It's hard for people to be able to live in apartments with larger dogs and this was one of the few, but now it's changing.
I would recommend it to my friends who are students at SPC right down the street because of the location and decent pricing.
It is a good community. I just wish the ground maintenance people would work more on the bushes and grasses in front of my veranda. Snakes lives on those dry leaves on the ground and if they don't clean the ground of those dry leaves more dangerous vermints can inhabit it and they poses dangers to those of us living in that area. And it is scary that alligators are found at the lake near me. Also the drainage by my porch is I believe clogged with dry leaves from the trees intront of my residence. My porch get flooded every time it rains hard and this is often this summertime. Nevertheless I will recommend this community to others.
Since the take over from UDR there has been a marked improvement in the grounds keeping, the trash bins have been free of debris and the overall take over has been seamless!
At Sugar Mill Creek Apartments there is courteous and respectful staff, not just for the initial entry but for the entire rental experience. Gated community with neighboring country clubs neatly tucked along the extensive stretch between Brian Dairy road and Park Blvd. Easy access to convenient shopping and or casual dining. Also; ideal short access to I275 and SR60. This community has random oak trees that hovers nearby lakes, for lazy evening strolls. There is also two pools and a gym which is great for when you just want to cool off and relax and feel at home.
LOCATION: Sugar Mill Creek Apartments are located in Pinellas Park, FL, which is in the central part of Pinellas County. A short drive west to the beaches and a short drive east to the interstate, with a major US highway close-by and major streets to the north and south. Easy to get in and out of the flow of traffic on Belcher Rd. PROPERTY: Sugar Mill Creek Apartments is a gated community, but we do experience numerous problems with the gate not functioning properly. They do, however, work quickly to resolve the problems! There are two pools, a fitness center and a dog park. The overall grounds are kept up and maintained well. Not much for flowers and color, though. Mostly green and brown..... All buildings were freshly painted in 2013 and parking lots resealed and painted. Apartment buildings are offset in arrangement, rather than just straight, cookie cutter rows. I like that, as it feels more like a community than your ordinary apartment complex. APARTMENT: I have a 3 bedroom, 2 bath unit on the 2nd floor that overlooks a large pond. It's a great floorplan. The kitchen has nice cabinetry with great counter space and a pass-through area to the dining room. You can easily see into the living room from the kitchen and dining room. The two regular rooms are average size; the main bathroom has a really large counter and plenty of room for two or three people to share. The master bedroom is a nice size with a great walk in closet. The master bathroom is split with the vanity in the "openness" of the room and the toilet and shower through the door next to it. From time to time, we can hear one neighbor or another, but mostly have a quiet experience. STAFF: The staffing turnover is frequent enough, but I guess that's to be expected. The current staff provides a good enough service, but has plenty of room for improvement. SUMMARY: I've lived here for 3 1/2 years and really like it. For us, it's HOME!
