Property Ratings at Bayside Arbors of Clearwater
I hope this helps future tenants to stay away from this property and save yourself from the hassle of dealing with failing property issues. It is an overpriced unit for what it offers. I moved in on Jun 30, 2024 and we have had so many problems with the unit. The following is a list of problems in the unit: 1- leaky showers- water sprays into the bathroom floor 2- cockroaches 3- balcony with cacoons- not cleaned or maintained 4- stairwell that is filthy 5- clogged kitchen sink on day 2 in the unit 6- loud washer- it make a a lot of noise to do a load 7- malfunctioning lights 8- cabinets that are old and not invested in- they have this white film in the cabinets that is sticky; clearly trying to salvage the cabinets and line their pockets rather than utilize the money to give tenants a comfortable space to live in. 9- emergency line for maintenance where no one picks up 10- faulty bathroom locks where I spent hours being locked up in a bathroom 11. Shower heads not working. 12. Ac vents are so loud that it disturbs your sleep 13. Bathroom sinks are outside the bathroom - reminds me of old hotel layouts. The bathroom light shines right into bedroom so god forbid your partner has to use the bathroom at night. It will wake you up. The ironic thing is when we did the walk through, they assured us that all the things in the unit were in working order. We were not wise enough to turn on and try things to make sure it all worked. I have lived in apartments before but this management company seems incompetent and the property is badly managed to have so many issues with a unit after only 3 days in the unit. It is an overpriced for a unit that is old and dated and badly maintained. Please check the reviews on apartment listing for further reviews. I wish we had done that before we entered into this lease. The only positive is location. The photos online are not what the units look like at all. If you looking at their site remotely, please keep this in mind.
If I could give this place 0 stars, I would. The only positive part of living here was the beautiful sunrise/sunset, everything else is terrible. Save yourself the money and headache, and stay away from this place. They raised our rent by hundreds of dollars per month, and lowered the quality of the property. Absolutely awful property manager. Didn’t listen to our (or other residents) concerns, and told us to move out if we weren’t happy, instead of showing the slightest bit of empathy. Told us the front gates were a facade, and people are going to find their way in either way, this was in response to asking why the broken front gates haven’t been fixed in years. They will give you a 24hr ultimatum on if you want to renew your lease, for an additional $400 per month (well before the 90-day notice). Could write a novel about the terrible experiences of maintenance issues (constant AC leaks/no working street lights for months/fire place and grills constantly out of propane/worst-rated, motel 6 quality “luxury” amenities), lack of upkeep with the common areas, and blatant negligence of our safety. Case in point, someone stole the weights from our gym, because the locks don’t actually lock anything. Ultimately, this comes down to poor quality management, and it’s such a shame, because this property could be a gem.

This place is horrible. New management is terrible! The women at the leasing office are so nasty. They take your whole deposit and act like you never had one in the first place. Stay Away!!! Black mold all over the buildings.
Our sink has been broken for 2 weeks- leaking everywhere underneath to the point it is warping the wood, no one has come to fix it even though we ask daily
Every. single. week. our toilet is broken to the point where it overflows when flushed. I have lived here for 5 weeks and EVERY week the toilet is unusable. I call the front office every week and tell them, they send a maintenance person over, and it gets "fixed" for a few days. Then it is broken once again. The front office refused to tell me the property owner's name or any information to actually get this problem fixed. Completely horrible. If you listen to any review, please please listen to this one. THIS IS A HORRIBLE PLACE TO LIVE, DO NOT LIVE HERE
Management is horrible! My apartment was filthy when I moved in. I took pictures and showed them to management and got nothing but a "Oh wow". Nothing has been repaired as promised on the walk-through and it has been 2 months! New repair issues have been reported 5 times since moving in and NOTHING has been fixed. They say they will write the work order and then nothing! Once they claimed maintenance came to fix my toilet but the key they had would not work. What!?!?! How do you not have a key to all units? They ask me to bring my key to office so they could make a copy! So I did, but they still have never come to fix the toilet. Everything they say is a lie or they don't communicate at all. Whoever you talk to will just tell you what you want to hear and then no follow through. Not worth the view. The pools are filthy! Even closed down by the Department of Health in June 2021. Mind you, I have only lived here for 2 months! It is gonna be a long year and can't wait to move!
Rude office people. Pools always cloudy and often closed for maintenance. Weeds growing. People not getting leases renewed. Some rent has gone up as much as $500. Place has just slid downhill as renewal rents have climbed. Gates always broken. No Clubhose or Business Center.
The photos you see on their site are not accurate. If you are so proud of what you have done, please put the photos up that reflect the changes you have made to this property thus far. The buildings have been repainted orange, blue, green and white. Projects on the property are started but not completed. The three pools are not sparkling. There is no business center or clubhouse. Work orders take forever to get fixed, if at all. Expired fire extinguishers. The office staff is not knowledgeable of the property in which they are leasing, they are rude and not honest. If we are at 100%, why are there so many apartments available? What a waste of what used to be a luxurious place to live…
Lived here a couple years now but unfortunately it’s night and day with the new management:/.. no one seems happy here anymore .. pools are always dirty or not open since they don’t hire real pool guys come do it, they just have the 1-2 maintenance guys they have do it. Which is another huge issue. We have 30ish buildings here but they hire like we have 1. If you have any issue with your apartment expect going days without it fixed. They’ve been “renovating” the main pool area for 5-6 months and it’s still not done. I LOVE the area it’s in and really do enjoy living here but it’s gotten really hard since the new owners have came in. Something definitely needs addressed, the view and the land won’t keep people here forever.
After going and seeing and talking to multiple other apartments I finally found the one I wanted. Everything about these apartments made me feel so safe. Everyone their is so nice. But Chrissie answer every question I had and pretty much sold me onto this area. She worked with my boyfriend and I who are moving for the first time. She kept us informed about everything and always respond to my texts. The land is beautiful. Can’t wait to move in
They will not repair appliances. My elderly neighbor had to wait 4 months for a dishwasher, and I've been waiting 2+ They will lie about fixing the problem, to get you to go away. Which of course escalates the problem because now they're lying. Then they'll ignore the next inquiry. Then they'll be very defensive when they FINALLY reply. There is no recourse here - like any big box apartment complex, they hide their corporate contact info. You cannot reach anyone who is actually in charge, only the minions in the office. The garbage area looks like the back alley of a slum in the middle of a city. Garbage EVERYWHERE. If I lived in that area of the property, I would move. It's appalling and smells horrific. Every day. Just trash piled up and strewn everywhere. It looks like bears hold raging parties in those dumpsters. It's a beautiful view. It's a shame that their incompetence bulldozes it over to rubble.
Beware and do not move here. If I could rate this apartment as 0 stars I would. Aesthetically this complex is beautiful (minus the new painting), located in a quieter area, lots of trees, on the water. But DO NOT let that fool you! We have had non-stop issues since moving into this complex. The new company is awful. When we moved in, our apartment was filthy and had not been cleaned. The ceiling fans were black from the dust and the carpet was literally just vacuumed. We didn’t receive our mail for months due to a breach in security and instead of having the post office deliver our mail here or finding a temporary solution, we were expected to drive 20 minutes each way to the post office for 2 months. When you put in a maintenance request, they are at 3 weeks minimum for coming to resolve an issue, but other issues have not been resolved for 6 weeks. The complex claims to have pristine pools and laundry facilities. The laundry facilities do not function and the pools are disgusting and are not being maintained. Last week, the pools were closed by the Department of Health for not having the proper chemical levels and treatments. The girls in the main office sit at their desks and talk crap about current tenants. When you go in to address your concerns, you either get Anne, who is rude and can’t be bothered to call anyone back, or you get the other 3 who politely tell you they will handle it, but never get anything accomplished. They have absolutely no care for current residents and only care about getting new people in the door. There is so much crap going on at this complex and many people are unhappy that have lived here for 5+ years, but they had the audacity to close early for an awards ceremony for themselves.
With only 7 days to make the move, I was able to find Bayside Arbors. What a treat! I moved in a month ago. The management is very responsive, obviously with my quick turn-around (to move in). It is beautiful here, with all the shade trees and quiet. My apartment faces Tampa Bay. It has cool breezes from the water and lots of green. There are three lovely pools, laundry rooms or you can bring your own laundry equipment it is a paradise. I hesitated writing this, because I think this place is the best kept secret in Clearwater. However, it is a great apartment complex, well run, clean (bug free) and I love it here.
