Walls and ceilings are poorly insulated - I can hear conversations, walking, snoring, televisions, and acts of intimacy both above me, and next door to me, at all hours of day and night. I'm a relatively good sleeper, but insomniacs should beware! The electrical system seems incapable of handling the demand placed upon it-- often breakers trip when I'm doing multiple tasks such as using the range, oven, and vent fan all at once. Between lack of soundproofing and electrical faults, I'm not sure how the complex met Florida code for multifamily housing. The "security gate" is a bit of a joke. It is frequently broken, and not really all that secure - people merely wait for a resident with a gate clicker to open the gate, and then they follow them in. Since it makes for good marketing, so the management lists it as an amenity, but then unfortunately fails to maintain it. It is mostly just an inconvenience, in my opinion. Carpet is cheap synthetic and smells of volatile organic-off gassing. It does, however, match the color of my cat's vomit, so it is pretty easy to disguise his mishaps. Not great if you have allergies or asthma, I imagine. I was recently warned that I would be fined for putting my garbage out 2 hours prior to the approved hours. If you travel or work shifts, you may never meet the approved window for garbage pickup. Read the fine print on this trash service before signing. Random entry into apartments for smoke detector, fire inspection, etc. happens somewhat regularly. Residents are told to secure their pets for a 2-3 day window. This can be hard to accommodate unless you are prepared to board your animal or stay home from work. My apartment has a northern exposure and is extremely dark. Artificial light is minimal, especially in the kitchen. Dark cabinets, dark floors, very dlittle light -- a little depressing frankly. Other than the above, the apartment features typical builder grade finishes and is pretty roomy. The garages are an economical option for storage -- less than paying for a storage unit and more convenient, although they are not climate controlled. Neighbors seem nice enough and mostly keep to themselves.

After reading so many negative reviews, I wonder if we are living in the same place. I have had nothing but positive experiences since I moved here. Although I have not had a lot of problems, the ones that I have had have been addressed immediately and with total professionalism. Apartment living is very different from a house and one must learn to adjust to a certain amount of noise and other things you don't have in a house. I really think the management team here are very professional and very attentive to the needs of the tenants. Also a shout out to the maintenance guys who are great!!!!!!
This has been an amazing community to live in. In the 2 yrs I've been here, I've had zero issues & the staff could not be more pleasant & responsive to my needs.

This property has terrible management. After being a victim of domestic violence, I needed to get out of my living situation ASAP to get far away from my (now ex) significant other. I explained the horrible situation I was in and was made to pay thousands to not only break the lease, but then was charged unnecessary fees that were taken out of my deposit! I must say this... having now been one of the lucky (if you can even call it lucky), victims of domestic violence, I know first hand what finances and support are needed to get yourself out of a horrible situation. There should be more assistance for women in situations like this and The Reserve at Amelia has ZERO concern for tenants and the well being of people that live in the community. I now know why women get stuck in terrible situations. The cost to pick up and leave is astronomical and this complex has not a care in the world about anything expect their own money and "policy". The violent person still lives in the community!
If, I could give this apartment a o zero rating I would!!!! Cheap Cheap Cheap, from Kitchen cabinets to alliances. 1) German Shepherd almost attacked my dog. 2) Howling Dog in my building! 3) the walls are like cardboard you can here people laughing talking. 4) Corridors are filthy. 5) Kids play outside you can hear them. Tumbling Basketballs , Roller blades using your vehicle to hold too. 5) You can hear them when doing laundry. 6) The courtesy officer LOL what a joke!!!! Says in the state of Florida there is no NOISE ORDINANCE., Guess WHAT THE STATE AND COUNTY HAS ONE!!! he DOES NOT volunteer!!! HE EITHER GETS A GREAT DISCOUNT OR DOES NOT PAY RENT!!!! 7) DO NOT MOVER HERE RUN RUN RUN IT IS A NIGHTMARE 8) GATES ARE ALWAYS BROKEN.
Scam Artists The office staff are unprofessional and rude. Upon Moving it we were told if bed bugs are present in the apartment it is because you brought them in. The office staff is not knowledgeable on the notifications they send out. If you have questions on it they can barely answer your questions. If you questions something they tell you, they want to get argumentative and rude with you. The apartments are nice enough but they do not come with any storage inside and they do not come with a dining area. They are very much overpriced for what you get. The Water pressure is not good either. They claim to spray once a week for bugs, but within a week of moving in it was like bugs life in the apartment and outside the doors and patio area. The apartment complex does not take responsibility for anything that goes wrong and that causes damage to your property because of their faulty equipment. The gates and barrier are always not working. They are constantly laying by the side. Not very safe Spend your hard earned money elsewhere!!!
