I would recommend the community apartments because everything is always with updated appliances The building is always very clean.The staff until now have always been very polite. If there are any concerns it get fixed right away.

It is terrible. When we got here, it was our first time and we had trouble understanding a few things. They then proceeded to laugh at us when our backs were turned. Rude staff and terrible service overall. If you have a dog, don't come here. They allow dogs but there are no places to go with your dog. The beaches and parks near the apartment doesn't allow pets of any kind, and the area within the complex wont let dogs stay. There were all kinds of problems with the apartment itself, like the bedroom drawers being filthy, and dog hair in the sheets. The lights of the kitchen didn't work. Bad experience dont go here at all costs. Its too much for so little.
Although I do have some issues with living here, I love it! Definitely recommending my best friend move in here this year.
They will do everything to make your life difficult. I’ve only stayed here for a month with a family member and then moved away; they won’t remove my name from the lease without coming in person. Look elsewhere
Washer dryers old and always broken.
Very nice community and very reasonable rent
I find that a few things should be updated. The laundry machines are old and it's very expensive to wash clothes here because I have to either do really small wash cycles, or wash/dry multiple times. I can't wash things here that have to be washed every week: towels, bath mats, etc. due to the poor quality of the machines. My dishwasher is also very weak, and there are no ceiling lights in the living room, making the kitchen the only bright part of the apartment. There are also no ceiling lights in the bedroom.

Management doesn’t care about tenants. Doing construction without notice and has faulty gate that has damaged cars. Also rude when leak was reported. Stay away!

I believe our multiple communications since you posted this review have helped clarify your concerns, but for the sake of response here is what we discussed. We do not have faulty gates, they are designed to close after each vehicle and therefore no "sensor" can be installed so they stay open when a car is sensed as this would promote tailgating. The building was notified via our resident communication system regarding the commencement of the roof replacement. If you have further concerns, please reach out to the Regional Property Manager or Business Manager directly so we can address those concerns promptly as we have done with these. Thank you so much.

Horrible property. The management is the absolute worst. They blame everything on the tenants. They promise and do not deliver. They over charge everywhere. Very dirty and poorly maintained inside and out. Dogs pee everywhere. Management cheats tenants constantly. Wifi not working properly for an entire year and still not fixed. I was double billed for TV for a year and when asked for a credit was told I could move out if I wanted. Many unsafe and not up to code safety issues. I had no AC at move in for several days after telling them a week before it did not work. The credited me on day, but was out three. Place was not cleaned when I moved in. Still waiting for reimbursement. I had a bad fall due to wrong paint on exit ramps painted with glossy paint. Management told me to sue them. , after head maintenance mgr agreed it was a hazard and repainted the next day. No hand rails on exit ramps. I have a legal action against them for monies owed me. Rent here at your own peril.

Awful place with terrible management. My car was hit by a broken gate at the entrance. When I told that the gate was not working properly, the girls in the leasing office said that they already knew about this problem and were engaged in solving it. But when I added the detail that the entire right side of my car was scratched, they said that in fact they consulted with the maintenance staff and, actually, the gates were working properly. In fact, the gates were open and did not close for two days. After my request to check the cameras at the entrance, they told me that there are no cameras. REALLY??? There are a lot of cameras at the entrance and any person can see them!

Everything is ok or fine. There are a few exceptional qualities and a few poor qualities. The pets are not monitored well with many large dogs her. The owner let the dog pee on the entrances of building and thus it smells very bad coming into the Entrances. Dogs pee in the elevators all the time. People need to be held accountable for their pets. They are not.

There is an improvement in the maintenance of the building but paint and apartments doors in the corridors are dirty and do not look clean
Why I would recommend - lifestyle and distance from the beach Why I would not recommend - kitchen and bathrooms could be more modern, and the laundry room as well.
The staff is very friendly I thing the work load is a lot for the maintenance people it's tsken 3 weeks so far and 3 of 7 items were fixed. But I understand urgent matters first.
its a nice place to live the apartments are a good size,however I think the pet policy needs to be addressed there are certainly more dogs over 45lbs in the buildings large dogs are a bit intimidating in the elevator. Also the passenger elevators are being used to move furniture and are starting to look scratched and banged up
Property gates and building doors are often left permanently open allowing anyone into the complex. Facilities are on their last leg. It took until August 2018 after Irma’s September 2017 hit, for facilities to return to normal. Construction was ongoing, dumpsters, noise, dirt, caution tap and wandering construction workers everywhere for months. The roofs were still leaking and mold was evident on walls, vents and items inside my apartment. When it rained outside, rain literally fell from the ceiling in my apartment. I have the video still. The inside of my old apt 508B has sustained water damage since Irma and in May 2018 the presence of water was so extensive that the base boards were removed. Fans and water extracting machines have been placed in the apartment. The removed baseboards had not been fixed for weeks leaving nails exposed. The presence of water has caused mold and damage to my personal belongs which I have had to dispose of. Apartment smells damp like wet, dirty water. This mold causes difficulty breathing and coughing resulting in respiratory and sinus issues. Buildings have flat roofs, THIS WILL ALWAYS BE A PROBLEM. If there is ever another storm in Florida, expect a 12 month rebuild. When inquiring in person to management (after chasing them down for weeks with no response) when this would be fixed, and what options are to work through ie break lease? move to another unit? monthly rent fee dropped? An apology? I was informed by Beach Place management, Mimi and Ralph of no solutions. “They have to live like this” so I have to too. I said this may need to be escalated and Mimi responded “we have lawyers, go ahead”. Defensive, nasty management. I moved out when my lease was up. They sent me fees for carpet damage (after all the damage the apartment went through, the nerve!) and incorrectly recorded my rent (which I always paid in advance), then threatened to send me to collections for their accounting error. I just paid to be done with them. A shame, nice locations, but BEWARE!!!
Close to the beach, quiet, clean, comfortable! Would not recommend if gates aren?t working and bbqs aren?t fixed or replaced soon
I would recommend it to people who are single and work a lot! Its quiet for the most part at night, and on the weekends the beach is just a short walk away. The location is the major selling factor. If someone could afford to live somewhere else I would tell them to for the fact this is not a gated community, they do not have washers and dryers in unit, and the washer and dryers on the floors are broken often. Laundry being an issue and a never working gate is not luxury. However this place gets the job done when it comes to a nice clean place to live and sleep.
Highly recommend it is nice place and Mimi was an amazing help. I love that it a short hike to the beach which is going to be super awesome and also minutes from the mall and I love to shop.

I want the public to know how amazing the management has been at Beach Place addressing the needs of residents who have weathered through Hurricane Irma. I was just one of the residents who lost their possessions and was homeless. Immediately, Mimi the manager offered for me to move from my two bedroom apartment to a furnished one bedroom apartment on site. As I moved whatever personal items that I could save I witnessed how Mimi and Ralph patiently and compassionately addressed residents needs while organizing teams of workers to address the over whelming concerns within the community. Owners walked with assessors to evaluate the devastation to determine quickly how to remedy the needs of the residents. Mimi and Ralph went above and beyond and continue to extend themselves to bring some balance back to the residents so affected. This is the time when one realizes how lucky they are to have chosen to rent in this community run by these wonderful owners and managers. We are all so fortunate to have chosen to make our life at Beach Place Arlene MacIntosh

I lived there for 1 year, and I miss it already. I was so close to the beach, experiencing the best of what South Florida has to offer.
This place is an awesome getaway!!!! Great family destination.
At first glance Beach Place is a great complex, the grounds are beautiful and the pool is amazing. The pool features chairs and cabanas along with a hot tub. At a closer look though, the complex is not what it appears. The apartments, while large and renovated are completely overpriced compared to the lack of amenities. The elevators are rarely functioning, and when they are they are slow hot boxes. The security gates and doors are often broken and left open, defeating their purpose. There is not enough parking for residents or guests and parking guidelines are not enforced consistently. There are constant plumbing problems as well. All of these problems wouldn't be so glaring if the rent was not grossly overpriced. Although this isn't a horrible place for this same price, I could be living in a building in an even nicer area with more amenities.
Renovated, stone tile floors, beautiful kitchen, pool/jacuzzi and exercise center! Also free wifi. :-D
This apartment is amazing!! It is the perfect location right in the heart of Sunny Isles. The surrounding apartments are not as nice and has the same amenities but these amenities are upgraded. Ive been here for a couple of months and the apartment community is very friendly as well.
ITS AN old BUILDING WITH A FACE LIFT! BUT ROTTEN TO THE CORE!!! I lived there for over a year and for almost the entire time it rained in the walls - they had to replace half a wall when I moved and now some else is living there there is a high turn over because if you complain about the MOLD or LEAKS, GATE BEING BROKEN, MEAN EMPLOYEES or the HUMAN WASTE bubbling up from the floor in the GARBAGE room they will RETALIATE against you, tell lies and not do REPAIRS or re-new your lease - its across the street from the beach so they get away with it but one day the MOTHERS and FATHERS with CHILDREN will take their babies to school and will LEARN the child now has LEARNING DISABILITIES and NEVER know it was caused by GREYSTAR & BEACH PLACE ! These units were HALF the price less than a couple of years ago - NO ONE WOULD RENT THEM - but with the increase in rents and families with ties and children in the communities DUMPS like BEACH PLACE can paint and put in CHEAP FLOORS, CARPET & APPLIANCES and get market rent - I thought the complex was RE-DONE it just got a facelift and the MOLD was just PAINTED OVER! Just GOOGLE GREYSTAR MANAGEMENT and you will SEE THE TRUTH - RUN like the wind!
