Lived at beacon the past 2+ years. Overall it was a great all around experience. Management was friendly, helpful, and the pool is awesome. My favorite feature that makes Beacon unique is that you can park on the floor you live on. There is a garage level for each of the 4 levels of the building. Great location. If you’re like me and don’t want to live in a high rise, and still want to live in a downtown luxury apartment- this is your best option.

The location of this apartment is amazing and the amenities are nice! However, do not expect to get your security deposit back because they will charge you for every little thing they can- even when the apartment came in that condition (make sure to take a lot of pictures and document every little mark)! Management is also not helpful in many situations.
I lived at Beacon 430 for 9 months as my temporary housing. The property is ideally located a couple blocks from everything St. Pete downtown has to offer. The amenities are fantastic; just wish they would add a grilling station by the pool. I only had a couple of maintenance items and they were fixed within 24 hours. Staff was very helpful and courteous. It is a 4 story, wood framed property, so you will get noise from your upstairs neighbors if they are loud; only draw back.
I lived at Beacon 430 form January 2018 to January 2019. I fairly enjoyed my stay. Nice building, good amenities. Nice location in downtown St Pete but don't expect your deposit back. First I let them know 45 days before my 1 year lease was about to end and they charged me for a full extra month. Then when I left they took my full deposit for "pet stains" even though my small dog had left no stains at all. I called and emailed to see if they could explain/send me pictures of these so called stains but they ignored me as I attempted to call and email multiple times. Not a bad place to live but they are definitely just after your money.

Just got out of a lease contract with Beacon 430 after living there for 14 months. Originally suppose to be 13 then our letter telling us we had 60 days left magically didn’t come to our door. Just a way for them to get more money out of me. Next they nickel and dimed us for ever hole in the wall ,which they said we could do, as well as extra money to clean our refrigerator and bathtub, which needed just a touch of bleach. This place has ROACHES. Management knew about them too and yet to do anything in the units. Walls are paper thin and you can hear your upstairs and side to side neighbors clear as day. MANAGEMENT SUCKS. Jay, the manager is not professional at all. His employees are lazy and never know all of what is going on. THEY NEVER ANSWER THE PHONES. They always shut the office down for “meeting “ at the most inconvenient times for there residents. There “yoga days” are always canceled for no reason. I moved out over 2 months ago and they are falsely billing I and other past residents for “electrical bills”, which when I called they said “oh we have had a problem with our new electric company falsely billing past residents”, “no need to pay it”. No email or call to tell us this was not to be paid, just to assume we don’t have to pay it. They are trying to falsely bill people to steal there money. THIS PLACE SHOULD BE SHUT DOWN!!
I had a horrible experience at Beacon 430 Apts. I chose not to move when I arrived on move-in day for various reasons, and the management kept all the money I put down, and they continue to refuse to settle with me in any manner. For an apartment at this price, you'd think they would be more concerned with customer service and ensuring their tenants are perfectly happy living there? On the day of move in, minutes after I walked into the new apartment, I chose not to take it because there were several things wrong with the interior and the location of the unit was also less than desirable. The interior had not been painted that I could tell, the bathtub tile was covered in stains/mildew, both blinds were damaged/broken, and the carpet in the bedroom was very stained and fraying along the edges. I have lived with these issues in the past, and I was not about to do it again, especially at the price they were charging. Once you move in, you don't get new carpet or new tile or new blinds, that's just now how it works. A few minutes after I walked into the apartment, I told the leasing agent/manager both that I did not want to move in. My movers were sitting outside, and I sent them away to re-store my stuff, which also cost me. This apartment complex is expensive, so I expected to get what I was paying for, but I did not feel I was getting that. The apartment manager and leasing agent both told me they don't want to force me to live somewhere that I am not happy, but they then told me if I did leave that I would have to forgo the over $3000 I put down on the place. I contacted the regional company that owns/manages them, and their response to my dispute was to send my complaint back to the Beacon 430 manager. They didn't contact me to hear my side of the story at all? I decided to move down the road to another complex and am "very happy" with my decision, though this complex cost me dearly. I don't understand why the management insists on keeping all that money when I never even moved in...it's simply bad business to keep all that money when I was clearly unhappy with the product they were offering me. I was about to move into a place I didn't deserve or want for a very high price and with a long-term lease of over a year. I would never consider leasing with this company ever again, and I would certainly not recommend them to anyone.

I just started my 3rd lease at Beacon 430. Originally from the Northeast, I came to Florida 2 years ago and chose Beacon because of the location and amenities, especially the pool! Their units are generally larger than comparable buildings and are modern. I had an opportunity with each lease renewal to explore downtown buildings and private rentals. Both times I ended up staying at Beacon 430. Sure, the resort pool, gym, on demand fitness, yoga, gated garage (the list goes on) are all seriously great but honestly what I call table steaks (things we all expect with luxury rentals). What really keeps me here is the staff and management team. They are responsive, accessible and most importantly make this feel like HOME. There is a community here and Jay, Ashley and Deb have set the tone. They know your name and unit number and are so positive. I work from home and some days I head down to the office just to say hi and have a good chat and laugh. I have made lifelong friends here with both tenants and management. I couldn’t be happier with my choice.
Excited about the opportunity to live here my wife and I with enough income for deposit but a low credit score. My wife and I looked at Beacon 430 only to be rejected after application and processing fees of nearly $500. We were given the confidence from the property management that our credit "score" wouldn't be as much of a determination as our backround check. Our backround checks are clear but we knew going in that our credit was not up to par. The employee who gave us the tour assured us after speaking with his boss that even with a forclosure, unpaid debts etc. that worse case scenario our initial deposit would be increased. We would have never paid the initial fees if we had any doubt that we would be rejected. We've been saving up for this move for over a year now. All in all we were lied to and that Beacon 430 uses "bait and switch" tactics just to make a few bucks. We feel the property management robbed us of $500 of fees. I have sent an email and have made phone calls with no response from Beacon 430.
The new Beacon 430 is well worth the price with its modern and comfortable amenities like the two story library/study area, resort style pool, 24 hour gym and conference rooms. I really enjoy the friendly staff, the residents are all warm and social when you walk by and the apartments are really well put together, energy efficient, and secure. I wouldn't want to live anywhere else with all the wonderful amenities and friendly residents.
I will never move! Our new community has so much energy, so much fun, so much life! We have formed sports leagues, plan progressive dinners, networking events, pub crawls & art walks (we are in the heart of vibrant downtown St Petersburg, Fl.). I have made friends with neighbors that cover the spectrum of young professionals, doctors, pilots, college students, business owners, etc. We are extremely pet friendly and have play parties in our dog park twice a week. Now let me talk about the gorgeous accommodations. Large apartments with high end finishes. Clubhouse, 3 cool lounges, 2 story library, full gym, yoga room & courtyard and a resort style pool that puts luxury resorts to shame. We love our home!
