Property Ratings at Beacon Hill
On move in day my apartment was not cleaned. There was some type of sauce all over my kitchen counters, a hairnet in the shower, steel wool in the dryer causing it to be broken, and multiple small Barbie toys shoved down the garbage disposal. When I alerted staff of this on move in day, they called one of their cleaners to come fix it and the cleaner brought her 8 year old daughter with her who proceeded to start rifling through my personal belongings boxes as I was trying to move in. This was just the beginning. Living here was a nightmare from cracks and leaks in my loft ceiling to doors being off their hinge tracks to black mold between the vanity and bathroom wall to leaving for a weekend with a maintenance ticket to coming back and finding my TV broken and the complex said they did not do it (there was an odd substances sprayed all over it which resulted in it being broken). When confronted with all of these issues, the office staff kicks you out of their office after they make you cry by verbally berating you about being to young to know anything. This experience was awful and I would NEVER recommend this place or any place owned by Trowbridge.
We walked in to sign a lease but the women in the office she was very rude and didn’t even make us to sit. She refused to show any available apartment as showed in apartment.com or to talk any further availability. And prices showed here or any special offers aren’t stated there.
There is no way the good reviews are real. I lived there while attending OU and knew many other residents. We all had the same complaints. Management does not care. And they do not have enough maintenance and ground workers. Property is always covered in garbage and maintenance requests are ignored and dismissed. When we moved in, we placed 6 maintenance requests immediately. When we moved out, only one request had been fixed. Snow is pushed up into the car ports so that you cant leave without shoveling yourself. The walls are covered in the hair of the old residents (painted over rather than simply cleaned). There was only one good quality of this place and that is that the walls are thick. Extremely thick. Never heard neighbors. Other than that, this place has nothing.

While it's possible your experience did not meet your standards, the supposition that others can not and do not enjoy living at our property is false. My experience with Beacon Hill Apartments has been nothing but 100% positive. The town house I rented was beautiful and updated unlike other places I visited. When you move some where, you want to be able to call it home. I rented from Beacon Hill for over 3 years and still call this place my home. I plan on staying with Beacon Hill for as long as I rent in the future. Beacon Hill & the Management Team has been so easy and friendly to work with. They communicate effectively when it comes to work orders and routine maintenance. They keep the property safe and clean. Its very clear after being here for as long as I been that they go above and beyond and genuinely care about their customers. You wont find any other company who operates or care as much as Beacon Hill does. If you have the opportunity to move into one of the properties take it. You will be very happy you did. The cabinets are falling apart. None of the appliances are actually stainless steel like in the photos. There was no cleaning done in between tenants. The dishwasher is likely older than my parents. We have multiple doors that don’t shut properly, and our bathroom counters are stained. All the cabinets also have water damage. There are also no overhead lights in the living room, or either of the bedrooms. This floor plan has definitely not been touched in decades. On top of that, new charges are added every month, “to be implemented on the next lease renewal.” We will not be staying long enough to let that happen.
Their updated apartments are really nice and worth it. I have my own entrance door and washer and dryer right in my apartment. Very nice
It has been only 2 weeks since I moved into one of the lower units and have faced so many issues with it, troublesome of all is water leak in the unit through the front wall when it rains. Water leak happened within couple of days after we moved it, it rained and half of the unit was filled with water. It has been 2 weeks since we notified the first leak and no action is taken regarding this, and worst it rained a couple of days back and we had to deal with water in the unit again. They say it is a foundation issue and it is not resolved until now, this happened immediately after we moved in and I am sure the previous tenants would have faced a similar problem. I don't understand how would they rent out this unit without fixing it at first place? I have notified the management about all these issues and problem is how irresponsive they are with this - it is hard to reach out to them, there is no feedback regarding how these issues are resolved. I am worried how I will last in this unit when it rains/snows, I regret moving into these apartments and waiting for end of lease term to move to a different one. Please think twice before moving here.

I travel for work so I have rented many apartments and usually do not stay in the same location for more than a year or two. I am going on my second year of living at Beacon Hill Apartments and I felt a review about my experience was necessary because of the pleasant experience I have had here. I have lived in multiple different communities and Beacon Hill has one of the best experiences when it comes to communication from the staff and different contest or events they have for the residents. Seems like they really care about their residents. I haven't had much experience with maintenance service or repairs in my apartment specifically but the property always seems well kept which must be a reflection on the grounds staff they have here. It's too bad I won't be renewing at the end of my lease due to my job but I highly recommend Beacon Hill Apartments.

Any 5 star review is most likely fake. Everything is broken when you move in, walls have clearly been repainted over damage, cracks, and previous tenants hair (They painted without cleaning it first). Maintenance never comes. The parking lot and property is covered in garbage. They will constantly try to hit you with random fees. They barely plow the snow in the winter. Just don't live here.

Lots of problems: -Internet goes out frequently because maintenance keeps cutting the lines -raising internet prices over $20/month -refusing to fix maintenance issues like mold, bathroom fans not working, stained leaky ceilings, they cut drywall out of my ceiling and won’t fix it -not plowing snow to the point that EMS could barely get my neighbor out of their apartment -every time it rains all the sub levels flood -water prices skyrocket even though I monitor my use closely -leaving my sliding glass door unlocked when they finally did fix something -loud residents that management doesn’t do anything about -constantly dogs barking -people leave trash everywhere because there is only one trash compactor for 650 apartments -try to get you to pay more rent than is due by sending bills that are incorrect -property manager is abrasive and acts like you are bothering her when you report maintenance issues -don’t respond to emails promptly or at all -reviews online are absolutely fake

I don’t understand all of these negative reviews on here. I have had the best experience moving to Beacon Hill. I moved in last month and my apartment has a fireplace and balcony and storage. I looked at other apartments in the area and couldn’t find something like this that also included a washer and dryer. The application part was so easy too. I got approved in a day and the woman I spoke with explained it all so that I understood the full process. I would recommend for anyone to live here!!
Just renewed my lease another year. I have been very happy the last two years as well. My apartment is very big for a one bedroom and I love having wood floors instead of carpeting all over. Would recommend!
I've lived at Beacon Hill apartments for about 4 months now and I love my apartment. I believe I have an upgraded apartment and it is worth the price. I love the granite counters and my room is so large compared to other complexes I looked at. Would recommend!
Good management. We called the office to put in work request and the office communicated to maintenance quickly. The maintenance men came out and fixed my dryer the day following. I have referred many friends to move here and Beacon Hills has a referral program too. Thanks
While looking into Beacon Hill they gave us a virtual walk through since we could not visit because of covid. During the walkthrough the apartment looked clean with little to no issues, the issue we did see the guide said they were already in the processes of getting fixed before the move in date. When we moved in there were stains on the floors, crooked and cracked cabinets, doors, walls and ceilings. Part of the carpet in the entrance was damaged and exposed the carpet spike from the flooring underneath which ended up cutting us multiple times. Nothing was fixed. We had requested that he spikes get fixed and the carpet stains try and be removed, we were assured that both would be fixed but only carpet cleaners were sent for the stains. The spikes apparently weren't an issue to Beacon Hill. Con's: Reported a water leak as soon as it appeared which went un-fixed and spread through nearly half of the bedroom for a week which ended up molding in the bedroom. Trash is ridiculous. There's only one trash compactor which can maybe hold one building's worth of trash and then piles onto the street. Which then ends up blowing all over the campus. The internet options are horrendous. No enforcement of cleaning up dog droppings. In between the buildings there is always trash which never gets cleaned. AC didn't work and never got fixed even though we mentioned it. Water damaged walls and ceilings as well as cracks and holes. Pro's: Close to downtown Rochester Large space Allows dogs(Still needs to enforce picking up droppings)
Trash everywhere. Residents ignored. Mold. Water. Issue after issue and response is slow or non existent. Do not move here. You will regret it!

Before moving to Beacon Hill, I did my research and was extremely hesitant inquiring about an apartment because of the negative reviews. However, in today's world I understand alot of us only choose to talk about negative experiences which is why I thought it was very important to leave this review. I needed to move quickly and this apartment was within my price range, time frame so I decided to proceed. First, the leasing process was quick and easy. I was approved for my apartment in a day and the agent was very responsive and helpful with all the questions I had. Second, after moving in, I feel I am still valued and responded to quickly. I have not had any experience with maintenance yet. The apartment itself was good the day I moved in. Everything works so far and neighbors are very friendly. My apartment has a washer and dryer inside and alot of storage. I also have private entry. Everyone I have had contact with here has been pleasant and I have enjoyed my time here.

I stayed at Beacon Hill for 1 Year and I can tell you that it was my biggest regret I've had since moving to Michigan for school. I am currently a graduate student at OU and I thought wow it would be extremely convenient to live right across the street. While it is across the street I recommend renting at Boulevard instead which is the complex adjacent to this one. First and foremost, the internet is atrocious. You are stuck with two options either like 10 Mbps for $40 or their in house service called ACR. With ACR I paid about $82 a month for 20 Mbps. This isn't 2010, these prices are ridiculous. Not only is it expensive it's unreliable. The internet has gone down at least once or twice a month when I lived there. The speeds often are slower than what advertised and I have left my apartment to find reliable internet elsewhere plenty of times. A second look at all the other reviews and they will tell you about how Maintenance is at this complex. Finally, the staff there can be quite difficult to work with. There is only one person out of all the staff that has treated me decent during my stay there. I proceeded to have all my interactions go through this one person because I could not handle the horrible service anymore. I am glad to be out. I highly advise against staying here because I can tell you it isn't worth it. There are plenty of other options in the area that can treat you better.

I have been here for 2 years in a 2Bed apartment. Never had a major issue. Small maintainence tasks promptly attended. Decided to downsize to a 1Bed within the same community coming June. Did not find a community better than this at the current price in my search for a month. Will review the 1Bed soon.

MULTIPLE efforts have been made to contact the maintenance manager, Amy, and in well over a YEAR they haven’t been able to fix a MAJOR roof leak. Multiple work requests were submitted but the work hasn’t even been attempted! There are currently 5 bowls/pots in the bedroom collecting water and splashing on my belongings. DO NOT RENT FROM HERE!

Beacon Hill has been a great place to stay these past few years. I just renewed my lease for another year and I have enjoyed my time here thus far. My apartment is a good price and very spacious and I actually feel safe here. I always like the landscaping in the summer too.

I just recently moved out of Beacon Hill and I was very sad to leave. I had a great experience the few years I lived there and loved my home. I had lots of storage and loved having a washer and dryer right in the apartment. Highly recommend Beacon Hill Apartments!!

As a teacher, photographer, and graphic artist, I was looking for a luxury two bedroom apartment with beautiful landscaping, amenities, and location. I looked at some complexes, but ultimately made the decision to sign a lease with Beacon Hill Apartments. The day I moved in with my college-aged son, we smelled a strong aroma of marijuana on the balcony, and within my apartment . Two days later, our building received an email from Beacon Hill. It stated that they do not tolerate smoking marijuana on their premises. For the last couple of months, I made the decision not to snitch on the four college-aged students that live directly above me. Big mistake! I haven't slept more than two to three hours a night, since I've moved in. I was almost attacked on two occasions by their dog. The dog does not wear a leash majority of the time. Pounding on floor boards about every two hours. Playing with the dog till about 5:00 a.m., and asking the dog to bark louder. There is arguing between the couple about one to two times a week in the wee hours of the morning. Jumping up and down on the floor boards, and shouting get up. Finally, I had enough. I went to the leasing office in my pajamas and filed a complaint against the tenants including having to inhale marijuana a couple of times a week. The young girl stated that these are serious violations, and would send it to the property manager. No follow-up call from the property manager. About a week later, I call the leasing office this time, and got another young lady on the phone. I told her that the situation with the tenants directly above me has escalated. She told me that would send another notice to the tenants. I told her for the record to answer why are you allowing them to continue smoking marijuana on the premises. The answer from the young lady was that this was a form of entrapment. Then, she stated to me that if I wasn't happy with living at Beacon Hill that I could break my lease. Finally, she stated to me, that you don't want to have the opportunity to deal with the property manager, because your outcome will not be good for you. Basically, I need to keep my mouth shut, and look the other way if I want to live here. I'm in fear for my life, and have to endure threats from the leasing office. I gave the one star to maintenance. They are friendly and work really hard to take care of the complex.

In my previous apartments, I was always very hesitant living on the first floor or apartment below someone else. Since living here, I have had a pleasant experience and have no issues with noise from people who live above me. My apartment is very cozy and a great size for a one bedroom. I like having a washer and dryer inside the apartment instead of community laundry.

I moved in to a 2 bedroom apartment a few months ago and I have thoroughly enjoyed living here. My apartment is a great size and a decent price for the area. Moving in was very easy too. The girls in the office were a huge help when I had a bunch of annoying questions for them prior to move-in. Hoping to renew my lease another year once my lease is up.
After living here for three years while working in the area, I have had the listed problems: Leaking sink (in both bathrooms) - 2 wks to respond to the request, 3 weeks to fix. moved in with stained and dirty carpets - had to pay a cleaner myself because management refused. dishwasher did not work for 1.5 months - 2 weeks to respond, 1 week to fix. ceiling leaked over kitchen, management charged me for not fixing it prior to the leak (how was I supposed to know it would leak) Resulted in their horrible maintenance staff tearing 3x3 ft hole in ceiling. - 2 months to respond, 8 months to fix. no heat for 4 months - requested 3 times, never responded, never fixed. On top of the various problems, the head of management (Monica Tucker) does not respond to emails, nor does she return phone calls regarding any sort of tenant issues, but has no problem seeking more money or late payment. Additionally, Amy Urchick, the property manager, does not respond to emails or maintenance requests either, unless its after 2 weeks minimum of request time. I grew fed up with so many problems with the unit, as well as poor communication skills that I just cut my losses and moved out as soon as I can. Oh, and I lost my entire $600 security deposit as well was charged an additional $100 for the state of the carpet. Apparently, it costs $700 to clean a 1000 sq ft. apartment. Stay clear of Beacon Hill Apartments, I can understand the price is attractive, as well the proximity to local colleges, but its not worth it. To note: I never had any late payments, nor missed any during my 36 months at Beacon Hill.
I called and asked to schedule a tour of the apartment in which I am interested. They said its only walk-in. When I walked on Saturday afternoon the lady from one of the staff said there is no demo apartment for a tour. Then she was disinterested in the questions we asked and looked at her computer all the time.

I would say one of the things that stands out to me as a resident of Beacon Hill is the nice landscape and great upkeep. As I enter the property the landscaping and yard areas always look very nice. I live in a one bedroom apartment here and I am considering moving into a two bedroom since I have had a good experience during my time here and need some extra space. The office has been very helping in laying out my options to move to a two bedroom

This is the worst place I have ever lived, and it's not getting any better. If I could put 0 stars I'll do it. Maintenance and garbage pick-up is like a third world country. One Garbage bin for close to 600 apts, and garbage piles-up. Unsanitary, filthy, and a severe health issue. May be health inspector should visit, and shut this place down. Management staff is down write RUDE, and seldom follows-up. Do yourself a favor and look for another place to live!

The neighbors here is nasty and noisy, and managment does nothing about it I've been living here for over a year now and all I see is trash from my neighbor above me and sounds like she have a bowling alley. All hours of the night she's dropping something heavy and I called the police twice and even informed managment and nothing was done. This place is horrible I can't wait for my lease to be over. Worst decision I ever made....I regret living here every day I get home. If u don't want to be on this position I'm in then don't move here....trust me it's the WORST!!!!

My daughter and I had a great experience when we stopped by Beacon Hill's leasing office to inquire about a apartment home. As soon as we walked in, we were greeted with a very warm welcome from Kendall. I must say that Kendall went above and beyond to help us, and it is because of her, and the beautiful community that we will soon be calling Beacon Hill our home. This is the worst place I ever lived and it's not getting any better, if I could put 0 stars I'll do it. Maintenance completely ignore all your requests, my dishwasher broke over 2 months ago and hadn't been able to get a replacement, gardens an open areas always have trash and the garbage compactors are never work. Do yourself a favor and look for another place to live! I know the price can be attractive, but you will regret going cheap when you apartment is falling apart and there is no one from maintenance to fix it. If I could cancel my lease, I'll do it, and I'm sure that I'm not the only one in this situation. Read the reviews, almost everyone concur in the same topic. Honestly I believe the positive feedback about this community is fake, DON'T MOVE HERE!

Awful. No response from maintenance, no response from management. Leaks galore and no resolution. Run the other way. They do not care about you. You, your time, your peace of mind... none of these things are a priority for the staff at this awful place. They do not care about you or anyone. We have been here almost a year and none of our issues have been resolved. This place is a huge joke! The people who give a good review are either not real or they are an anomaly. You will not be respected at this place. RUN AWAY!!! As soon as our lease is up, we are GONE!

They emailed and text for 2 weeks that they were going to change air filters. During the 3rd week, they entered and opened up everything and never changed the air filter. They haven't changed the air filter in 8 years. Called several times asking for the manager and left messages and nothing. The office screens calls and they always blame someone else. Management never accepts responsibility. Beacon Hills deserves 0 stars!!!

I have been living in Beacon Hill for about 6 months. After this time I can say the following... Do. Not. Live. Here. Their staff simply does not respond to ANY requests you have in a timely manner, if they respond at all. We noted several issues with the apartment we were moving into prior to signing the lease. The response was “no problem, we’ll take care of all of these issues.” Some of the problems were fixed, but months after the fact with multiple calls, emails and visits to their leasing office and most have just been ignored. They have a maintenance request system online where their team manages to check off your requests as complete without ever actually fixing anything. Thankfully we have not had major issues (yet) with our appliances, but I would imagine if we did, they would go unfulfilled for months just like everyone else. During the winter get used to icy sidewalks and partially plowed parking lots. Never salted and always slippery. The only thing Beacon manages to complete quickly is sending out late fines if you are late at all with rent. On the second you can expect a late fine to be issued with no response to any of your requests or issues. It also sounds like the only positive reviews on here have been written by people in hope of winning a gift card. Obviously they have seen that anyone who writes a genuine review gives them one star. If I could give them zero or negative, I would.

4 leaks 1 year. None of them fixed in a decent amount of time. The best leak was weeks of a 8 gal trashcan sitting on my kitchen counter and overflowing 2x a day. ( 16 gals coming through a day, maintenance acted like we caused the leak.)

The lip service you get is frustrating. The rosy picture painted when I applied and the promises given seemed in line with the price to live here. Unfortunately this picture was a complete fabrication. You are nickel and dimed and services are NOT provided. Garbage compactors are not emptied in a timely fashion and garbage bags by the dozens to hundreds sit outside the compactors. Ice and snow are almost never removed. They have never heard of salt and even when notified that my guests and I have fallen, nothing is done to remedy the situation. If you want maintenance performed, you may as well do it yourself. Maintenance personnel cannot do proper maintenance and repairs. Band-Aids are the MO. Time after time, I've had the same issues turned in for repair, only to find that work orders have been closed and the repair never performed. To say that I am beyond frustrated and disappointed is an understatement. With a competent and customer service oriented management, this place could be a gold mine. Instead its treated as a garbage pit. It's really a shame.

We have been without AC for 12 days now, in August, and the manager won't even return our call to give us an estimate of when it will be fixed. My son threw up due to the temperature in the apartment. Completely unacceptable to treat residents this way. Loik elsewhere when looking for an apartment.

Regularly needed maintenance and they rarely sent someone out to actually fix anything unless I bombarded them with calls. Have lived here for one full year and screens have never been on the windows. In addition to that the A/C did not work for the first 8 months we lived here. When they finally fixed our A/C after the long wait, they left all the old materials on the balcony so there’s hardly any room to even use it. We once had a window that leaked during a heavy rainstorm, i called and reported it, and no one ever showed up to take a look. Luckily it hasn’t rained hard since then. Leaky faucets, faulty blinds, and a cracked bathtub are the rest of the issues off the top of my head that went ignored. A couple positive things would be the large balcony, hardwood floors, and community pool. The apartments appear beautiful and have a good location, but the lack of willingness to update the units or respond to the struggles of their attendants ensured I would be searching for a new apartment at the end of the year.

I just moved into Beacon Hill from California and I have enjoyed living here so far. Beacon Hill feels like its own private community when you drive around or walk around. The pool area is very large and my apartment is also a good size for only one bedroom. I have not had any experience with maintenance so far but the office staff was helpful while moving here.

I’ve been living at Beacon Hill Apartments for 4 years now and it’s really become a great home for my family. It’s in a great location close to shopping and restaurants...some even within walking distance! I’ve noticed over the years much improvement with the property overall and the staff as new management took over. Maintenance has not been an issue for me. Any problems I have had have been taken care of in a timely manner. The office staff has also been very helpful whenever I have questions. Definitely ask for Lindsey if you have any questions about renewing your lease or work orders! She is very helpful. Overall, Beacon Hill has been a great place to live.

I love this community because it is a safe, friendly and calm place to live. I have never had a problem when I needed maintenance at my home, also love the pool and new tennis courts. My puppy really likes the new trails they just added

The architecture of the apartment is nice and the location is convenient but that is the only good thing about this place. Management, any type of service is horrendous here. Let me start by when I moved in I spoke to several people about my balcony being rotted, my oven not cooking my food at all, my washer and dryer not working properly, my heater in my entry way not working AT ALL. All these things were said over and over again and they did not do anything about that. I did not have hot water for over a week during the winter and I had to call maint every single day about this until it got fixed, which was a week and half later. I have lived here for 10 months, I have been paying my rent on time, I am a good neighbor and it's really ridiculous when I call for help and the staff responds with attitude. I called the day after I moved in about my oven not working and 10 months later, nothing has been done. I am now out of power and it has been 2 days with no AIR in this 90 degree weather. I have called 24 HOUR MAINTENANCE at least 5-6 times, I have not gotten a response. I had DTE come out and they came and helped me quicker than the maintenance here. I called the main office and their response was to yell at me instead of helping me. Several other people called for me to see if they weren't answering because they have caller ID, which I know because they told me they have caller ID. Still NO RESPONSE!!! I would never recommended this place to anyone. My neighbor's car's part almost got stolen during the night and nothing has been done about that. The staff here is VERY VERY VERY RUDE, UNPROFESSIONAL, UNORGANIZED AND LACK CUSTOMER SERVICE. This is the worst place to live at. They have an excuse to EVERYTHING, Whether their apartment complex is too big, or there was a death in a family so THE WHOLE STAFF IS RECUPERATING, or they are catching up on things, or they didn't know what was going on, or something went wrong and now they are trying to figure things out. There is always an excuse to something but NO SOLUTION!!! If us, residents, gave excuses like this and not paid our rent we would get SUED but they treat us like CRAP and get away with everything. EXPECT THE LOWEST QUALITY SERVICE HERE!!! If you're okay with being IGNORED AND TREATED LIKE CRAP AND YELLED AT FOR NO REASON.... then I would suggest you live here. If not don't waste your time here. No one cares about you once you sign your lease.
Staying in this Apartments from 2013 and just extend my lease again. Management is very professional and maintenance is quick, responsive and friendly. Located in a prime locality with great views and proper day light, less rent when compared to other apartments close by. Really great place for students going to OU and people who work near by.

Literally the worst apartment complex to live in. Maintenance takes forever to do anything. We waited weeks for a new water heater when it was 0 degrees outside and could only take cold showers. There are enormous potholes in the entrances. They let the trash pile up for days sometimes to the point of where there is trash lining up the street. It's disgusting. Management is terrible. You ask three people a question and you get three different answers. I don't think anyone in that office knows what they're doing. They've been "waiting for a piece to fix the sauna" for two years now. They don't plow efficiently after it snows. There have been times where I've been snowed in and unable to move my car. If you send in rent checks make sure you ask for a receipt because they'll lose your checks and then charge you for their mistakes. All in all, Beacon is extremely overpriced for the low quality service they provide.
We moved to a larger apartment in this complex and have lived here for almost 5 years in total. This new apartment was in shambles when we moved in and I have been trying for 4 month to get blinds on my windows. In addition, there is no gutter on an over hang and water just drips down and creates ice on the stairs and sidewalk leading to our apartment. I have called three times about that and they just don’t care. The maintenance is awful and the management has turned over 3 times now. They sent me an email that I can earn a restaurant gift card if I leave a positive review. I’m sorry but you can’t buy my review and it’s not positive.
Just moved in two weeks ago and everything is going good so far. The staff was very responsive and professional and my apartment looks great. I had some concerns about living here because of the negative reviews but I am glad I made the decision to give it a try because I am very impressed. My apartment had everything I was promised and it's in a beautiful location.
